The cooktop cabinet was pulled forward 3" and spindles were placed on both sides. An arched valance toe was added to the bottom. The wood hood above was made to incorporate a piece of stained glass that the couple got for their wedding that was made by a family member. A niche was built into the wall behind the cooktop to house oils, salt and pepper grinders, and other cooking tools. The microwave and oven tower was built in to a corner cabinet, a pantry cabinet placed to the left, and the paneled 48" subzero refrigerator was placed on the end. A drop zone/phone center was placed next to the doorway into the kitchen and features a TV, mail slots, a charging station, and the back panel is framed cork for important papers and family pictures.

SITE The house is located in Seawatch, a residential development in Seagrove Beach, FL. It is a long and narrow beachfront lot on the Gulf of Mexico, A 30' high sandy cliff meets with the Gulf shore on the lot’s southern edge. A thick layer of sea grasses protects the dunes that create this cliff, helping to prevent erosion and provide a green platform upon which the house sits. PROJECT Two distinct spaces orchestrate the layout of this house. An insular protected courtyard occupies the center of the composition. In contrast, the beach face is comprised of a Living Area, Master Bedroom and Roof Terrace that unfold to the Gulf. The first floor is accessed by a loggia that runs along side the Courtyard. Two guest bedrooms on the south and east, the Garage to the north and a garden wall to the west line the Courtyard. Entry to the main house is by way of a tight enclosed Entry Hall that opens to the curved wall, which addresses the Gulf. Tall slender slots of glass puncture the massive concrete wall of the Living Area. The second floor consists of the Master Bedroom and Study. The massive south wall in the bedroom is articulated as a long horizontal slot, contrasting the vertical windows below. A two-level roof terrace, partly in shade, partly in the sun tops the house. It is here on the Roof Terrace that the two worlds of the enclosed Courtyard and the expansive horizon of the Gulf are experienced. Photo by: Jack Gardner

A low bay window and a second unnecessary door to the backyard limited options for reworking the layout. The solution was to replace the window with a new unit that would offer a great spot for a new farm sink. Eliminating the unused back door enabled us to locate a large new pantry and fridge in its place. (A second door to the backyard remained intact). Connecting the kitchen to the dining room was also a priority. A wide new cased opening makes the dining and kitchen flow beautifully, allowing the cook to chat with guests. New gourmet appliances and a large island offer all the amenities an avid cook could want. On the seating side of the island, lap drawers keep school supplies handy. A tall “between the studs” cabinet offers dedicated storage for kids snacks and a handy spot for mail and school info, so the counters stay free of papers. A charging drawer also helps keep the kitchen tidy. The palette for the new kitchen features fresh white perimeter cabinets, with a contrasting dark stained island, open shelves, and custom hood. The homeowners could not be happier with their new kitchen, which has gone from almost unusable to being the true heart of their home!

Description: Installation of Mechoshade motorized screen roller shades throughout this residence. This property is on a corner lot and therefore needs privacy from all 4 sides. The client installed a Control4 system and incorporated the window coverings into the project by way of the Mechoshade IQ motors and wireless zigbee cards. This installation also incorporated the new Mechoshade corner bracket system which stagers the roller shades into the corner, (one above the other) to reduce the light gaps down to less than 1”. Considering that the windows had only silicone between the glazing in the corners, this bracket was paramount in maintaining the best degree of privacy possible. A custom MDF pocket was created at the ceiling (approx. 10” deep) to house the shading system. Combined with a custom painted aluminum closure panel at the bottom of the shade pocket, the shades were barely visible thru a narrow slot at the back wall when they were in the opened position.

We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.
