Clients wanted to keep a powder room on the first floor and desired to relocate it away from kitchen and update the look. We needed to minimize the powder room footprint and tuck it into a service area instead of an open public area. We minimize the footprint and tucked the PR across from the basement stair which created a small ancillary room and buffer between the adjacent rooms. We used a small wall hung basin to make the small room feel larger by exposing more of the floor footprint. Wainscot paneling was installed to create balance, scale and contrasting finishes. The new powder room exudes simple elegance from the polished nickel hardware, rich contrast and delicate accent lighting. The space is comfortable in scale and leaves you with a sense of eloquence. Our homeowners approached us for design help shortly after purchasing a fixer upper. They wanted to redesign the home into an open concept plan. Their goal was something that would serve multiple functions: allow them to entertain small groups while accommodating their two small children not only now but into the future as they grow up and have social lives of their own. They wanted the kitchen opened up to the living room to create a Great Room. The living room was also in need of an update including the bulky, existing brick fireplace. They were interested in an aesthetic that would have a mid-century flair with a modern layout. We added built-in cabinetry on either side of the fireplace mimicking the wood and stain color true to the era. The adjacent Family Room, needed minor updates to carry the mid-century flavor throughout.

Inspiration for a coastal living room remodel in San Diego

The focal point of this beautiful family room is the bookmatched marble fireplace wall. A contemporary linear fireplace and big screen TV provide comfort and entertainment for the family room, while a large sectional sofa and comfortable chaise provide seating for up to nine guests. Lighted LED bookcase cabinets flank the fireplace with ample storage in the deep drawers below. This family room is both functional and beautiful for an active family.

The family room opens up from the kitchen and then again onto the back, screened in porch for an open floor plan that makes a cottage home seem wide open. The gray walls with transom windows and white trim are soothing; the brick fireplace with white surround is a stunning focal point. The hardwood floors set off the room. And then we have the ceiling - wow, what a ceiling - washed butt board and coffered. What a great gathering place for family and friends.

This contemporary beauty features a 3D porcelain tile wall with the TV and propane fireplace built in. The glass shelves are clear, starfire glass so they appear blue instead of green.

Although this great room has 20' ceilings, it feels comfy and cozy thanks to the neutral colors, natural textures, architectural elements, and mix of vintage furniture.
