This project is an Electronic House Magazine award winner: http://electronichouse.com/article/small_house_goes_big_with_home_automation We were brought into this project just as the major remodel was underway, allowing us to bring together a feature-rich audio/video and automation system with elegant integration into the spaces. This system provides simple control and automation of the lights, climate, audio/video, security, video surveillance, and door locks. The homeowner can use their iPads or iPhones to control everything in their home, or when away.

The living area is separated from the Kitchen and designed sleeping alcove by repeating framed elements. Similar treatment of the new through wall AC unit and new radiator creates a symmetry in spite of the different sized windows.

The compact living room is both cozy and functional for the homeowner and her daughter. There is plenty of seating for visitors and the small coffee table is a great space for the daughter to sit on the floor cushion and draw.

Accenting the teal glass backsplash tile with the vivid black and white rug is just what this small apartment needed. In this small spaces we tried to maximize space and organize effectively. Small modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. The homeowners were ready to renovate this basement to add more living space for the entire family. Before, the basement was used as a playroom, guest room and dark laundry room! In order to give the illusion of higher ceilings, the acoustical ceiling tiles were removed and everything was painted white.
