​CBI Development Group was recognized for Raincliffe, a community of 125 townhomes, in the historic town of Sykesville. The vision of the project was to create a group of new homes which preserved and extended the unique character of the historic district. Each townhome in Raincliffe was designed to be unique by varying the exterior façade, the color and type of building materials and the detailing on each home. The community was designed with ample open space and landscaping to enhance the overall beauty of the site as well as encourage social interaction among neighbors. Homeowners can enjoy a large multipurpose field, a tot lot, a gazebo and benches, along with a trail along an existing spring-fed pond in the center of the community. A massive landscaping plan included multiple trees and shrubbery on each private lot as well street trees between the curb and sidewalks, reforestation areas and environmental protection areas.

This newly renovated contemporary kitchen is a hub of socializing. An 8-foot long kitchen island with a waterfall quartz countertop increases storage and prep surfaces for cooking. Warm wood elements give a soft touch to the classic white custom millwork. Floating wood shelves give a designer’s touch, allowing special dishes to be put on display. Upon opening the 8ft tall door and entering the foyer an immediate display of light, color and energy is presented to us in the form of 13ft coffered ceilings, abundant natural lighting and an ornate glass chandelier. Beckoning across the hall an entrance to the Great Room is beset by the Master Suite, the Den, a central stairway to the Upper Level and a passageway to the 4-bay Garage and Guest Bedroom with attached bath. Advancement to the Great Room reveals massive, built-in vertical storage, a vast area for all manner of social interactions and a bountiful showcase of the forest scenery that allows the natural splendor of the outside in. The sleek corner-kitchen is composed with elevated countertops. These additional 4in create the perfect fit for our larger-than-life homeowner and make stooping and drooping a distant memory. The comfortable kitchen creates no spatial divide and easily transitions to the sun-drenched dining nook, complete with overhead coffered-beam ceiling. This trifecta of function, form and flow accommodates all shapes and sizes and allows any number of events to be hosted here. "ACE Content develops and produces premium original content for studios, distributors, media networks and brands including feature film, episodic television, print & publishing, digital & social and experiential/live events." - ACE Content ​ ACE Content wanted to renovate their entire space and create a new layout. The existing floor, partitions, ceiling, and lighting were all demolished. They wanted an updated space that allowed for more flexibility between sections in the office. In order to create a flexible space, I designed accordion doors that were fitted for the meeting room spaces, and designed an open floor plan to encourage collaboration in the office. The accordion style doors and glass/steel mullion partitions were based off of the designs from the Anomaly Door Designs 2017. Anomaly and ACE Content are sister companies and wanted a similar aesthetic. ​ Builder: Falcon Enterprises

Trapezoid shaped site, hill range towards the north and the access road are the elements that form the character that the building takes on. At ground level, two stand-alone blocks taper towards the narrow end of the site; but on the two subsequent floors, the blocks are connected by communal spaces to form a “U” shaped building and creating generous open courtyard between the blocks. Residents are provided with spaces for formal and social activities. The second floor of the communal area features a gym, a small lounge and a plunge pool that overlooks the courtyard and the distant hills. The development is designed to read as a composition of simple lines, framing full height glass and textured finished elements that quietly animate the elevations. The goal of the development is to create a series of townhouses, where the sense of place is strong and expressed with a series of playful interactions between all the dwellings. The building’s facades appear homogeneous with terraces and planes used to highlight each apartment. Zigzagging terraces and stone cladded screen walls are dominant features used in the scheme to echo the ridges and texture of the hills beyond.
