Cooling will rely on a whole house fan and a passive air flow system. The passive system is created with the cupola, windows, transoms and passive venting for cooling, rather than a forced air system. Here you can see the underside of the gambrel roof and the stairs leading up to the cupola. The stair railing was created using goat fencing. The whole house fan has a pair of barn style doors that can be closed and secured shut during the winter.

Island Cove House keeps a low profile on the horizon. On the driveway side it rambles along like a cottage that grew over time, while on the water side it is more ordered. Weathering shingles and gray-brown trim help the house blend with its surroundings. Heating and cooling are delivered by a geothermal system, and much of the electricity comes from solar panels.

The thick rammed earth walls results in a tremendous amount of thermal mass, keeping the indoors comfortably cool even in the middle of Californian summers. In the wintertime, radiant-heated concrete floors provide warmth.

Because fresh water is not available from a well nor county water, water will be provided by rainwater harvesting. The water will be collected from a gutter system, go into a series of nine holding tanks and then go through a water filtration system to provide drinking water for the home. A greywater system will then recycle water from the sinks and showers to be reused in the toilets. Low-flow fixtures will be used throughout the home to conserve water.

This house in the high Mesa desert of Southwestern Utah is sustainable. It is built with non-combustible fire-resistant materials of steel, concrete, copper and stucco. Water-recapturing, passive heating and passive cooling are used for a low impact on the environment and energy efficiency. Large overhanging eaves provide essential shade in the summer, solid concrete floors release the heat absorbed from the low winter sun. A skylight provides natural light to the kitchen, which is away from windows and in the center of the plan. The skylight also doubles as a solar chimney.
