Five residential-style, three-level cottages are located behind the hotel facing 32nd Street. Spanning 1,500 square feet with a kitchen, rooftop deck featuring a fire place + barbeque, two bedrooms and a living room, showcasing masterfully designed interiors. Each cottage is named after the islands in Newport Beach and features a distinctive motif, tapping five elite Newport Beach-based firms: Grace Blu Interior Design, Jennifer Mehditash Design, Brooke Wagner Design, Erica Bryen Design and Blackband Design.

This space was completely empty, void of everything except the flooring tiles. All the containers and plantings, the patterned turf in the flooring, ornaments, and fixtures were part of the design. It spans three sides of the penthouse, extending the dining and living space out into the open.
Outdoor rooms are created with the alignment of fixtures and placement of furniture. The custom designed water feature is both a wall to separate the dining and living spaces and a work of art on its own. A shade system offers relief from the scorching sun without permanently blocking the view from the dining room. A frosted glass wall on the edge of the kitchen brings privacy and still allows light to filter into the space. The south wall is lined with planters to add some privacy and at night are lit as a focal point.

Our clients wanted a REAL master bathroom with enough space for both of them to be in there at the same time. Their house, built in the 1940’s, still had plenty of the original charm, but also had plenty of its original tiny spaces that just aren’t very functional for modern life.
The original bathroom had a tiny stall shower, and just a single vanity with very limited storage and counter space. Not to mention kitschy pink subway tile on every wall. With some creative reconfiguring, we were able to reclaim about 25 square feet of space from the bedroom. Which gave us the space we needed to introduce a double vanity with plenty of storage, and a HUGE walk-in shower that spans the entire length of the new bathroom!
While we knew we needed to stay true to the original character of the house, we also wanted to bring in some modern flair! Pairing strong graphic floor tile with some subtle (and not so subtle) green tones gave us the perfect blend of classic sophistication with a modern glow up.
Our clients were thrilled with the look of their new space, and were even happier about how large and open it now feels!

The interior of the wharf cottage appears boat like and clad in tongue and groove Douglas fir. The contrast between the foggy, gray exterior and warm interior is striking and intentional - a refuge from the harsh coastal environs.
The living room is thrust out over the pond and into the view of the fjord beyond. Railings dissolve to permit views and light in and the doors can be fully opened to allow large gatherings to flow between interior and exterior.
The structural steel columns seen supporting the building from the exterior are thin and light. This lightness is enhanced by the taught stainless steel tie rods spanning the space.

This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside lot. The wide-span, open wing design provides a feeling of open movement and flow throughout the home. Interior design elements are tightly edited to their most elemental form. Simple yet daring lines simultaneously convey a sense of energy and tranquility. Super-matte, zero sheen finishes are punctuated by brightly polished stainless steel and are further contrasted by thoughtful use of natural textures and materials. The judges said “this home would be like living in a sculpture. It’s sleek and luxurious at the same time.”

The homeowners purchased a 1956 brick home with the goal of an addition and renovation to modernize make it work better for their family. The existing maze-like first floor had three bedrooms, a kitchen, living room and bathroom. The homeowners opted for a full reconfiguration of the first floor as the family living area and to add square footage with a full second story addition for the bedrooms. The one story house was out of scale and character for the neighborhood that featured mostly two-story homes. The clients and designer also felt that a second story would offer a simpler, more straightforward circulation pattern for family connectivity. Our designer’s main challenge in adding a second story was to make it look like it was always part of the house. Creating a flow and selecting materials added to the challenge. Our designer's solution was a Craftsman-style house where the roof creates a second story and covers the full footprint of the first floor, making it look original to the house. Adding two gable dormers in the front and a shed dormer gives the interior space enough ceiling height. Windows. We replaced all the windows with a 6 over 1 grid pattern for the windows that evokes the Craftsman style.
Doors. The new dark front door and sidelight allow for natural light and have a simple glass pattern that also contributes to the Craftsman style.
Front Porch. A new porch spans the width of the house. The continuation of the house’s roof provides the cover for the front porch. We used low-maintenance Trex decking and railing.
Exterior. To create shingle-looking exterior we used composite Cedar Impressions shakes, which are low maintenance. We also used composite trim and brackets.

This vast, beautifully designed deck spans the entire rear of this suburban homestead, surrounded by one of the richest displays of greenery on the East Coast. Significant pieces of hand selected stone was stacked to form the two large columns at the deck entrance. With a slate top and built-in concrete planters, the columns frame the area which features an outdoor dining area for alfresco meals, and several conversation areas, including the one at left with built-in hardwood deck seating.

Solar Screens and Roller Blinds are similar in function, but are different in appearance. Solar Screens are a mesh fabric that lets in anywhere from 1% to 15% of UV rays through the fabric - This is called Openness Factor. 5% Openness blocks 95% of the UV rays. Roller Blinds have an Opacity rating between 1 - 5, with 1 being the roll up blind that lights up, and 5 being your blackout roller shades - no light passes through. The sun screen fabric of a solar screen has the advantage over the roller blind in that you can still see through the shade, maintaining the outside scenery, while blocking most of the UV rays from entering the room. These sun screens also have an advantage over UV window film, which usually blurs your vision. This is a Hunter Douglas Designer Screen shade, and is a great living room idea for this large window array. Use on exterior instead of outdoor curtains.
