Our client’s wish list included specific areas for a grill, a hot tub, and some needed shade in a very sunny back yard. The original stamped concrete patio was constructed 2-3 feet above grade making it a clear safety hazard. Originally the home had a single door to the back yard. The recently added family room added a door wall. The two entrances now provided back yard access but needed to be tied-in cohesively with a new design. Our comprehensive design included the deck, paver patio, and specified the shade-providing pergola. Project management required removals, deck construction, gas line installation, burial of power lines, pergola and hot tub installation. We delivered an entertainment space designed for family fun, as well as an adult hang out, perfect for an afternoon get-together or an evening retreat.

This piece is our modern industrial retail cabinet and shelving unit. The sleek design could fit any modern boutique or vintage style retail setting. When used as a retail fixture, the small footprint does not take up valuable real estate in your establishment! It is handmade by us and can be made in any size or configuration imaginable. The lower cabinet area measures 24” W x 27 ¾” D x 27 ¾” H and is ordained with vintage industrial rivets. We have treated the sides and doors of the piece with a chemical patina that gives it its neutral dark color that matches any décor. The doors could be made with a mesh face or one of our beautiful reclaimed woods. Behind the doors is a fixed center shelf, but it could be made with a removable shelf, none at all or a vertical partition. Locks could also be installed to keep your belongings safe. The upper hutch has been designed with three removable shelves to display your wares, but more could be added. The hutch measures 24” W x 14 3/8” D x 54 ¼” H. The shelves are spaced at 12 ¾” and could also be made fixed or adjustable. The sides of the hutch are constructed of the same durable steel, but could be made with new or reclaimed wood (stained any color you like), or mesh for more visibility. Doors could also be added to the hutch to make it a cabinet area, with options including solid steel, mesh, and glass. The back of the unit is decorative, so it could be used as the centerpiece of your retail store. The back paneling is solid steel, but holes could be made in the back at no additional charge to accommodate power cords for LED lighting. This unit is made with straight legs but could be outfitted with casters for a mobile industrial retail fixture that can continue to adapt with the dynamic of your establishment. This Escondido area homeowner came to Specialty Home Improvement looking to build a living space for an aging relative. ADUs, also often known as “granny flats” or “in-law suites” are perfect for aging-in-place, short or long-term rentals, or for extra space on your property to increase the value of your home. The Challenge: Design an Accessory Dwelling Unit (ADU) and living space for an elderly relative on a fixed budget. The space is needed to provide as much complete independence and privacy for the relative as possible. The ADU also needed to fit a specific area in the backyard that did not impede on the existing outdoor entertainment area or pool. Since the area of the build is located in a warmer area of San Diego’s North County, summertime power consumption and indoor temperature were a concern. The Solution: For budget purposes, the shape of the unit was kept as a basic rectangle, since odd shapes and angles present challenges and additional costs to engineer and build. Since there was the possibility of guests or perhaps more than one person at a time using the ADU, the bathroom was given an independent entry. A closet was placed between the bathroom and the bedroom to help provide a sound buffer. Floors were designed as polished concrete to help maintain a cooler ambient temperature during the summer months. Light colors on the cabinets, walls, and ceilings along with dual paned vinyl windows provide ample light, temperature control, and ventilation.

This residential landscape concept explores how a steep backyard could become a connected sequence of outdoor rooms without removing the character of the existing terrain. The proposed layout includes an upper cedar dining pavilion, broad stone circulation steps, a secluded woodland lounge and a planted rain garden conceived to organize surface runoff. Ferns, grasses and multi-stem trees provide privacy, seasonal texture and a natural transition to the surrounding landscape. Built in the pre Civil War era (est. 1830's), this historic barn's addition was built to match with its notably beautiful characteristics and to maintain its integrity. It was custom built with rough sawn eastern Hemlock fibers and cladding. The walls were poured concrete walls with a stucco finish to give it a strong, durable, and rustic feel. Each custom door and window was designed to have a specific purpose for the barn's functionality and client's needs. As a full working barn that includes horses, the cutest donkey, chickens, and ducks, a standing seam roof was installed with solar panels to give daily power to these amazing animals. Coinciding with its history, the barn's floor bricks were repurposed from Second Chance in Baltimore, Maryland.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.
