As her six kids got older, she realized her family room had turned into a space no one wanted to spend time in. Nearly two decades ago now, Susan and her husband put a letter in the mailbox of this eastside home: "If you have any interest in selling, please reach out." But really, who would give up a Flansburgh House? Fast forward to 2020, when the house went on the market! By then it was clear that three children and a busy home design studio couldn't be crammed into this efficient footprint. But what's second best to moving into your dream home? Being asked to redesign the functional core for the family that was. In this classic Flansburgh layout, all the rooms align tidily in a square around a central hall and open air atrium. As such, all the spaces are both connected to one another and also private; and all allow for visual access to the outdoors in two directions—toward the atrium and toward the exterior. All except, in this case, the utilitarian galley kitchen. That space, oft-relegated to second class in midcentury architecture, got the shaft, with narrow doorways on two ends and no good visual access to the atrium or the outside. Who spends time in the kitchen anyway? As is often the case with even the very best midcentury architecture, the kitchen at the Flansburgh House needed to be modernized; appliances and cabinetry have come a long way since 1970, but our culture has evolved too, becoming more casual and open in ways we at SYH believe are here to stay. People (gasp!) do spend time—lots of time!—in their kitchens! Nonetheless, our goal was to make this kitchen look as if it had been designed this way by Earl Flansburgh himself. The house came to us full of bold, bright color. We edited out some of it (along with the walls it was on) but kept and built upon the stunning red, orange and yellow closet doors in the family room adjacent to the kitchen. That pop was balanced by a few colorful midcentury pieces that our clients already owned, and the stunning light and verdant green coming in from both the atrium and the perimeter of the house, not to mention the many skylights. Thus, the rest of the space just needed to quiet down and be a beautiful, if neutral, foil. White terrazzo tile grounds custom plywood and black cabinetry, offset by a half wall that offers both camouflage for the cooking mess and also storage below, hidden behind seamless oak tambour. AMIDST OUR MODERN ERA WHERE “FAKE NEWS” AND “ALTERNATIVE FACTS” wastefully contributes to the wealth of information and inspiration for our culture, authenticity in all aspects of lifestyle reigns a supreme value as believed by interior designer Aaron B. Remodel or Refresh??? We get that question all the time in our initial home consult. They want the space updated, but don't want to spend the money that a true gut and remodel costs. In this case we offered valuable advice of how to spend the amount they were comfortable with to transform the space the most changes possible. We kept the island and buffet base cabinets stained, but painted the perimeter and buffet uppers to brighten the space. New counters, lighting, a, backsplash, lighting, and hardware were also very impactful. But, the biggest change was removing uppers and creating a whole floating shelf wall with tile behind and sconce lighting. All of this was done with Landmark Remodeling

We built a large paving stone patio to further enhance the outdoor, lakefront experience for sitting areas and sunbathing as well as a sand beach and ample grass areas for green space and for the kids to run around and kick the soccer ball!!

Kitchen - eclectic kitchen idea in New Orleans

This couple was ready for some major changes in their home on north Euclid in Upland, CA. After completing their nursery last year, they asked for help designing their family room. Everything had to go! The brick fireplace, the TV niche next to the fireplace, the wet bar…none of it portrayed my client’s taste or style in any way. They requested a space that was modern, not fussy, clean and contemporary. I achieved this look by transforming the fireplace wall with limestone and paneled walls with hidden storage behind where the TV niche used to be. Other features that helped in this transformation are updated recessed and accent lighting, fixtures, window coverings, sleek, contemporary furnishings, art and accessories. The existing carpet was replaced with dark wood flooring that seamlessly meets the new limestone fireplace hearth that runs the distance of the entire focal wall. A roadblock popped up when we found out the SMALLEST WALL in the house that was part of the existing wet bar turned out to be where the main plumbing and electrical were housed. Instead of spending the exorbitant amount of money that it would’ve cost to remove this wall, I instead turned the unused wet bar into a functional feature with oodles of storage on one side and a wall niche on the opposite to display art. Now this space is a functional and comfortable room in their house where they can relax and spend time with family.

The matching paneled dishwasher ensured an integrated look. The custom wood hood along with the unique shaped arabesque glass tile design frames a stunning focal point when entering this kitchen. Glass mullion doors flanking the hood with clear seeded glass created an upscale look and coordinated with the seeded glass shades of the island pendants. Renovisions custom fit red oak wood flooring to match the existing floor and then re-finished with a grey stain and 3 coats of poly to add durability while also providing a beautiful new look throughout the house. Good lighting is key especially when spending so much time in a space. LED under-cabinet lights, recessed ceiling lights and three separate pendant fixtures which all operate on dimmer switches created options for mood lighting, work lighting and everything in between. New double-hung windows with 6/1 grid configurations were added in just the right places – adding more essential natural light. In addition to the kitchen ‘Renovision’, two corner cabinets in a white painted finish were installed in the dining room to not only accommodate the clients fine china and glassware, but also to provide a more custom built-in look to the space with the interior of the cabinets matching the wall. And while the over-the-fridge wine storage is a very clever feature, they also did not anticipate how tricky it would be to incorporate into the layout. “We didn’t want to spend a lot on it, and didn’t want to totally custom fabricate something. If our custom cabinetry/woodworking skills had been greater it probably would have been a piece of cake to fabricate and install. But finding an insert that worked without being prohibitively expensive was a problem,” she notes. After searching a variety of sites she finally found the unfinished wine rack on Amazon and were able to easily customize it. Melissa concludes with some advice for other IKEA remodelers. “Have a plan laid out before you start assembling and installing cabinets. We were able to inventory everything and group by cabinet thanks to the detailed parts list provided by IKD. Without that, the installation easily would have taken twice as long.” She also recommends reading the tips and instructions IKEA provides before you start. She concludes: “Lastly, spending time thinking about the order we would do things helped keep us organized and efficient.”
