This Bethesda modern custom home started as a traditional Cape Cod 1.5-story home. We saved three basement walls and created a 6-bedroom, 5.5-bath oasis in the city. The home features European cabinetry and tile, professional-grade appliances, a waterfall counter, smart fixtures, custom carpentry, multiple outdoor living areas, and a 16-foot Centor folding door.

Jesse had inherited his townhome, and had lived there for several years. His career took him to another state, and the home was unoccupied for over a year. He decided that he would not return to Raleigh and that it was time to sell. The 1975 home still had the original kitchen and baths, and was in need of general repair and new flooring. The HVAC system, water heater, and washer and dryer had been replaced as they aged and became non-functional, and the exterior had been maintained by the Home Owner’s Association. Jesse wanted to update the home and have it sell as quickly as possible, so we got to work determining what the best use of the budget would be to accomplish this goal. We focused on updating the major interior design elements that would provide the most enjoyment, durability, and energy efficiency for the new homeowners. We started with completely gutting the Kitchen and reconfiguring it by moving the refrigerator into the laundry area, and stacked the washer and dryer to save space. We replaced all of the old vinyl cabinets with durable natural wood cabinetry, and added granite counter tops and a stainless steel sink. We also removed the ceiling-hung cabinets over the counter peninsula to open up the Kitchen and bring in more light and facilitate better flow and interaction, and added a floor-to-ceiling Pantry Closet to make up for the lost storage space. All of the Kitchen appliances were replaced with new energy efficient models. We next gutted the downstairs Powder Bath and replaced the vinyl vanity with matching cabinetry with the kitchen, and replaced the toilet (as well as all other toilets in the home) with an EPA WaterSense rated low-flow toilets. We removed the wallpaper and finished the walls smooth, replaced the lighting and mirror, and removed the carpet and installed a porcelain tile floor. The second floor 2nd Bedroom had been left open to the Great Room with a balcony and accordion door for privacy, but it left the room open to all of the noise from the Great Room and Kitchen. In order to make the room function as a private bedroom, we removed the balcony and installed a full wall in its place. Replacing all of the flooring was also at the top of the list, as was general repair on the walls and new paint throughout. We installed natural oak flooring in the Great Room and porcelain tile in the entry foyer. The seals on several of the exterior windows and the Master Bedroom sliding door had been compromised and needed to be replaced, as well as several interior doors and repair of all the louvered closet doors. The two upstairs Baths were functionally sound and the tile was in good shape. We replaced the toilets with EPA WaterSense rated low-flow toilets, and painted the vanities with a brighter color palette. Amber works from home and was sacrificing a dining room for her home office. By utilizing the double wide closet space in her guest bedroom, she now walks into her home without the reminder of work, and can have guests over for a meal in her dining room (dining room reveal coming soon). The walls were freshly painted Sea Salt by Sherwin Williams. This gives the room a fresh, clean look and also adds contrast to the beige carpet. Amber had her homework assignments cut out for her as she had to do some major purging in her throw all guest room. Once she started letting go, she was on a roll and continually surprised me as she cleaned out closets throughout the house. One dresser was filled with cds, dvds, books, albums, scrap-booking materials; items taking up precious real estate in her life that she didn't even know were there. There really wasn't a storage problem after-all, she was just holding on to a collection of things that no longer served her. Each time I would visit, and her space would become more open, I could see the weight lifting off her and her self love building. Amber had a recent breakup with her boyfriend and this makeover helped her not only focus on making a home sanctuary for herself, but helped her let go of the pains of the past and focus on the exciting future ahead. At one point when we were moving sofas in the living room (which we will also reveal soon), we found an ex's flip-flop. We were figuratively and literally sweeping away the past. I had to work on a tight budget, which meant really digging out the creativity and utilizing other items in the home. We wanted to save the closet doors in the event she sold her home or no longer needed an office someday. There wasn't any extra space to store these closet doors, so I used them as a headboard. How do you modernize modernism on a budget? This house had charming midcentury character and lots of potential but had been neglected for many years and was sorely in need of a refresh to bring it up to modern standards of comfort, finish, and sustainability. The tight budget dictated that it would not be a down-to-the-studs, gut remodel, but more of a surgical intervention. Built in 1955, the house had settled on the downhill side, making the floors slope almost 4” from the front to the back of the house. Using an innovative and inexpensive push-pile method, the foundation was reinforced and the house was jacked back up. It now sits solidly on bedrock and the floor is level to within a half-inch throughout. Inside, the original kitchen was worn and needed replacement. This presented an opportunity to remove the walls separating it from the living and dining area and create a wide-open great room with a peninsula counter for guests to gather and an almost continuous wall of windows to take in views of the hills, trees, and bay. Throughout the rest of the house, most finishes were restored, or replaced when necessary. Wood floors were refinished, and new cork flooring, a slightly less durable but much less expensive alternative to tile and similar materials, was used in all wet areas, with the added benefit of warmth and resiliency. The existing textured walls and ceilings were skim-coated smooth with plaster, dark beams painted white, and existing wood wall paneling in the living room was cleaned and color-matched where new pieces were required. All of the existing frameless, direct-glazed windows were replaced with double pane units, and a new floor-to-ceiling window on the south side of the living room provides a key source of natural light. In the bathrooms, existing tile and vanities were saved, and a strangely colored tub and sinks were re-glazed. Flooring, toilets, lighting, double medicine cabinets, and paint in each space make these mostly unaltered rooms feel new again. Sustainability and comfort upgrades include an induction range (step one of an eventual transition to full electrification), spray foam insulation under the floor, spray-in cellulose in the walls, and warm-dim LED lighting throughout on a simple whole-house control system. Combined with a modern thermostat, the house’s systems are all accessible via app from anywhere. And the most sustainable feature of all? What we didn’t do: tear it down and start over. In a country that demolishes a million homes a year- 1% of our residential housing stock- reusing an existing home is the greenest solution of all.
