When our analysis of the existing conditions revealed the extent to which the house’s many previous additions had failed to enrich each other or unify the whole, the scope of work bloomed to include extensive renovations throughout the first floor. We’ve sought to bring a cohesion and clarity to this already commodious house quite beautifully sited. Much of the design attention in this project was focused on meetings and overlaps. The autonomy and dignity of individual spaces was restored with the creation and use of interstitial spaces; the spaces between. The doorway between kitchen and dining becomes a display pantry and wet bar, the entry foyer is framed with a narrower opening, and the way to the Living Room is re-shaped with a paneled deep jamb. The client came to us to transform a room in their new house, with the purpose of entertaining friends. In order to give them the relaxed, airy vibe they were looking for, the original outdated space needed some TLC... starting with a coat of paint. We did a walk through with the client to get a feel for the room we’d be working with, asked the couple to give us some insight into their budget and color and style preferences, and then we got to work! We created three unique design concepts with their preferences in mind: Beachy, Breezy and Boho. Our client chose concept #2 "Breezy" and we got cranking on the procurement and installation (as in putting together an Ikea table).From designing, editing, and ordering to installing, our process took just a few weeks for this project (most of the lag time spent waiting for furniture to arrive)! And we managed to get the husband's seal of approval, too. Double win.

A Master Bedroom update began with new wall colors, and new carpeting. While the client was not ready to part with her traditional furniture, she wanted an overall edited and more transitional approach to the new draperies, bedding, and accessories. Updated art, lighting, custom draperies and custom bedding were all a part of this Master Bedroom update. She loved how the purple sham fabric connected with the deep furniture and the saturated neutral wall color behind the bed. This fabric was our starting point to transform this Master Bedroom. The idea for the architectural design series first came to me while visiting Chicago and enjoying a boat tour of the city. The history and architecture of the buildings fascinate me. The visual images impermeated my head with a vast array of design ideas, making it difficult to start with just one. This is the first edition to the series with a blend of refined industrial, architecture, and geometry along with many more details and finishing touches in this contemporary style.

Amber works from home and was sacrificing a dining room for her home office. By utilizing the double wide closet space in her guest bedroom, she now walks into her home without the reminder of work, and can have guests over for a meal in her dining room (dining room reveal coming soon). The walls were freshly painted Sea Salt by Sherwin Williams. This gives the room a fresh, clean look and also adds contrast to the beige carpet. Amber had her homework assignments cut out for her as she had to do some major purging in her throw all guest room. Once she started letting go, she was on a roll and continually surprised me as she cleaned out closets throughout the house. One dresser was filled with cds, dvds, books, albums, scrap-booking materials; items taking up precious real estate in her life that she didn't even know were there. There really wasn't a storage problem after-all, she was just holding on to a collection of things that no longer served her. Each time I would visit, and her space would become more open, I could see the weight lifting off her and her self love building. Amber had a recent breakup with her boyfriend and this makeover helped her not only focus on making a home sanctuary for herself, but helped her let go of the pains of the past and focus on the exciting future ahead. At one point when we were moving sofas in the living room (which we will also reveal soon), we found an ex's flip-flop. We were figuratively and literally sweeping away the past. Editing your home and your life makes room for your future; for new people and things. We are so happy to finally reveal the room to you! We can't wait to unveil the rest of Amber's home, once we complete the finishing touches. Challenges: Amber's home was filled with mix-matched furniture from family and college. She had no idea what her decorating style was. After shopping together and exchanging somepinterest boards, I was finally able to get a sense of what she loves. I had to work on a tight budget, which meant really digging out the creativity and utilizing other items in the home. We wanted to save the closet doors in the event she sold her home or no longer needed an office someday. There wasn't any extra space to store these closet doors, so I used them as a headboard. The only items purchased were: Curtains, Curtain Rod, Bedspread Set, Throw Pillows, 2 Lamps and Paint.

Inspiration for a contemporary galley light wood floor kitchen remodel in Dublin with an undermount sink, beaded inset cabinets, marble countertops, stainless steel appliances and an island

The clients were updating the interior of their home when they hired Pro-Land to start their design. They wanted a contemporary look for their landscape, with a monochromatic colour scheme and dark accents to make a statement. The pool was the feature of the space, which was centered on the house so from the inside looking out, you'd see the bright blue water. Surrounding the pool we created space for an outdoor kitchen, dining, water feature and a deck/lounge space. The deck was constructed in the corner of the lot to break up the interlock, privacy screens anchor the space and give it a feeling of intimacy. Effie Edits Inc.
