Our clients for this renovation/addition project, are a couple who enjoys entertaining: dinners with friends, bar-b-ques, and sipping a glass of wine on the porch are some of their favorite activities. Their existing kitchen was starting feel too cramped and claustrophobic to meet their needs, so they asked Alloy to help them expand. Ultimately, the project became a kitchen renovation and expansion with a screened porch and deck addition. The kitchen took over the footprint of an existing screened porch and was updated with all new cabinets and appliances. It features a soapstone countertops, bar seating with custom steel table legs by Alloy, and a large corner window that maximizes access to natural light and a feeling openness in the space. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. This project wasn't just the ultimate in creating an open concept home -- it was a great team building exercise as well. This massive effort couldn't have succeeded without the contributions of everyone involved, and with a project of this scale it takes the entire team to get every last detail correct from start to finish. I particularly enjoyed the structural feat of making a massive 20' tall load bearing wall completely disappear and then seeing the impact natural light can have in an open area. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

The clients’ desire was to expand the existing 6-foot deep deck as much as possible. We were able to double the depth to 12 feet. The roof starts to drop away beyond the 12-foot mark and there is a chimney on the other side of the fence that dictated the expansion size. We reused the existing concrete pavers, but installed contrasting darker pavers. Re-mounted existing steel railing, but attached cedar fence to it for privacy from a nearby high-rise building.
