Our clients, two NYC transplants, were excited to have a large yard and ample square footage, but their 1959 ranch featured an en-suite bathroom that was more big-apple-tiny and certainly not fit for two. The original goal was to build a master suite addition on to the south side of the house, but the combination of contractor availability and Denver building costs made the project cost prohibitive. So we turned our attention to how we could maximize the existing square footage to create a true master with walk-in closet, soaking tub, commode room, and large vanity with lots of storage. The south side of the house was converted from two bedrooms, one with the small en-suite bathroom, to a master suite fit for our client’s lifestyle. We used the existing bathroom footprint to place a large shower which hidden niches, a window, and a built-in bench. The commode room took the place of the old shower. The original ‘master’ bedroom was divided in half to provide space for the walk-in closet and their new master bathroom. The clients have, what we dubbed, a classy eclectic aesthetic and we wanted to embrace that with the materials. The 3 x 12 ceramic tile is Fireclay’s Tidewater glaze. The soft variation of a handmade tile plus the herringbone pattern installation makes for a real show stopper. We chose a 3 x 6 marble subway with blue and green veining to compliment the feature tile. The chrome and oil-rubbed bronze metal mix was carefully planned based on where we wanted to add brightness and where we wanted contrast. Chrome was a no-brainer for the shower because we wanted to let the Fireclay tile shine. Over at the vanity, we wanted the fixtures to pop so we opted for oil-rubbed bronze. Final details include a series of robe hook- which is a real option with our dry climate in Colorado. No smelly, damp towels!- a magazine rack ladder and a few pops of wood for warmth and texture.

A contractor purchased this house in a great location to flip.
He hired LIV to update this tired looking ranch. We worked with a small budget but made the entrance a show stopper with loads of Curb Appeal !!!!

We found a granite slab that complimented the wood floor and we built the color palette around that. We opened the wall between the dining room and the kitchen, and updated the lighting and paint colors to make it a more special room to be in. We moved all the appliances around and improved the layout, flow and clearances. We also gave designated seating at the island and the peninsula so guests did not interrupt the cooks flow during meal preparation.
The custom painted hood and the Blue Roma granite at the island and backsplash are a show stopper in the kitchen.

Caracole All Clear Accent Table
PRODUCT TRA-ACCTAB-005
This little table would be at home anywhere you place it. Crafted of clear acrylic, the thickly poured top registers a contemporary vibe, balanced by the slightly traditional form of the sculpted base. Updating classics is what we do best. Beyond the obvious use as a chair's side table, you might consider a pair placed at each end of a mid-sized sofa, in lieu of a cocktail table. You'll be clearly chic, regardless where it goes.
Caracole Mirror On The Wall

Each piece of antique mirror surrounding the frame is beveled and casts multiple rays of light to wake up even the dreariest room. The interior mirror is clear so you can focus on what is important! We like to group three mirrors together for a focal point, or perhaps you would prefer to use a pair flanking a doorway.

This homeowner wanted to increase the size of her kitchen and make it a family center during gatherings. The old dining room was brought into the kitchen, doubling the size and dining room moved to the old formal living area. Shaker Cabinets in a pale yellow were installed and the island was done with bead board highlighted to accent the exterior. A baking center on the right side was built lower to accommodate the owner who is an active bread maker. That counter was installed with Carrara Marble top. Glass subway tile was installed as the backsplash. The Island counter top is book matched walnut from Devos Woodworking in Dripping Springs Tx. It is an absolute show stopper when you enter the kitchen. Pendant lighting is a multipe light with the appearance of old insulators which the owner has collected over the years. Open Shelving, glass fronted cabinets and specialized drawers for trash, dishes and knives make this kitchen the owners wish list complete.

This small bathroom was completely transformed into a show stopper! Black and white colours. Terrazzo floor tile with a tileable drain. White subway installed vertically gives a more contemporary look and young look to the room. Black fixtures, vanity and framed shower door completes this bold but yet timeless renovation project.

This La Jolla condo went from plain jane to super stylish in a flash! This stunning living room was a collaboration between Marilynn and her client using a combination of the client's existing furnishings mixed in with new and vintage. This room was inspired by her client's vibrant yet sophisticated taste, and it was important to make this room a show stopper since it is the first room you see when you walk in the house. The art wall was created by using an existing art collection from the client and made more interesting by adding vintage art and mirrors. The two pendants were original to the house, and top off this luxurious room perfectly. This was a part of a whole house renovation that Marilynn and her sister Allison created as The Property Sisters. Designer & Photographer- Marilynn Taylor, The Taylored Home. General Contractor- Allison Allain, Plumb Crazy, Inc.

Welcome to a modern twist on a classic country style kitchen. Bringing oak cabinetry into the new millennia, this quaint kitchen is quite a show stopper.

This design took a space that wasn't useable due to the severe elevation change and turned it into a yard that is fully functional. A custom cedar deck below the second story balcony provides ample space for lounging and dining. Custom Roman Pisa 2 retaining walls hold the various levels of this yard together and set the stage for the ultimate show stopper... a rushing water feature complete with lighting.
