This classic Portland bungalow in the highly desirable Irvington neighborhood was in desperate need of a kitchen update. Aside from tired finishes and cabinets that have seen a full life, the original layout left the family living in a small portion of the kitchen and not taking advantage of the full square footage.
The family desired a design that married both the original architectural details of their bungalow with their preference for clean and modern European design. To accomplish this request, APD brought in sleek flat panel custom frameless cabinets filled with smart and strategic accessories to make the most out of every cabinet box, including full height pantry pull-out, spice and utensil pull-outs flanking the cooking zone, a blind corner pull-0ut to avoid loosing items in the hard-to-reach space, trash & recycling pull-0ut disguised to blend with the adjacent three drawers, and a wall cabinet pull-out sized to fit under the support beam spanning the width of the room. For the traditional - we kept the classic moldings around the windows and doors, continued the homes hardwood floors into the new space, incorporated classic school house light fixtures, and swapped out the slider to the back patio in favor for one with divided lights adding to the architectural detail. Matte black granite countertops with handmade black ceramic tile backsplash bridge the gap between the modern and the traditional thanks to their clean lines, high contrast color palette, and textural and artistic details.
Opting for a few adjustments to the layout created a space plan that took advantage of the full square footage of the room! This Georgian Colonial anchoring the culdesac is just a beauty. It is so apparent that light defines space and more so enables us to see what we see. Strategic landscaping by our crew allowed tall slender trees to anchor the road presentation and support the landscape in the front yard. Ofcourse all the landscape design had great lighting right behind it as well. Various strategies such as cross lighting, front lighting, silhouetting, down lighting and low level lighting allowed accent lighting to shine it's thing on what I thought was some of the most interesting and striking Focal specimens in the Landscape. The levels of brightness play a dominant role in direction of the welcoming of the house to others as there are several options for entry and light brightness helps direct the guests to the door. As most homeowners drive into the garage to enter the home they don't think about the approach in the dark as much as we do. Outdoor lighting on the house and fixtures secured to the home have to be at times toned down or aligned with light intensity to match the landscape lighting. Finish pointing at night and night time photography which we do as part of our landscape lighting installation approach shows these details best.

The light installation is a teardrop-shaped chandelier with deliciously unique lights that celebrate the fascinating nature of raindrops, where no drop is the same as the next. Each drop is hand-blown by artisans and intricately engineered to house the lighting strategy for the chandelier. When you see a light sculpture designed to increase the visual appeal of a room and define its luminous character, you stop on your way to admire it. It’s the case of the Raindrop chandelier known as “The Pour”, a modern light sculpture meant to illuminate and beautify its chosen location to create an architectural relationship with space. The drop itself is constructed of two parts: the brass screw cap, which houses the light, and the hand-blown crystal reflecting the light to create puddles on the floor below. To replicate the nature of raindrops, no two drops are blown identical. The name “The Pour” derives from the distinctive shape that the chandelier forms: an exaggeration of the dramatic motion of water pouring out of a carafe. Designed by forming a grid mimicking how puddles ripple outward in concentric circles, each teardrop is hung to brass pipes of varying lengths. Placed strategically on the grid, the teardrops lock into the mirrored base that fits seamlessly between the two existing columns. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts.
The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience.
