Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Gary Canner (Photographer): Asian inspired spa portion of this "bathroom spa" creates a very peaceful and relaxing ambiance. The room consists of a steam/shower with chroma light, an infrared sauna with music system, and porcelian bubble massage air bath. The undermount air tub is topped by a virtually seamless man-made stone. The same material is used for the window sill. The automated widow shades offer privacy and light control at the switch of a button, as do the LED candles. The wall sconce is mounted on porcelain wall tile that is reminiscent of a Japanese raked garden. This tile continues onto the tub deck giving reference to the stream that is located just below the windows.

This ‘green’ RainExchange process combines a decorative water feature with a completely sub-surface collection system -- thereby creating a beautiful backyard oasis that is very eco-friendly. www.deckandpatio.com

SLDarch: The shaded Main Entry, tucked deep into the shadows, is approached from a rising stepped garden path, leading up to a gentle, quiet water feature and custom stainless steel, glass and wood pivot entry door...open this and venture in to the Central Foyer space, shrouded by curved concrete & stainless steel structure and orienting the visitor to the central core of this curvaceous home. From this central orientation point, one begins to perceive the magic and mystery yet to be revealed in the undulating spatial volumes, spiraling out in several directions. Ahead is the kitchen and breakfast room, to the right are the Children's Bedroom Wing and the 'ocotillo stairs' to Master Bedroom upstairs. Venture left down the gentle ramp that follows along the gurgling water stream and meander past the bar and billiards, or on towards the main living room. The entire ceiling areas are a brilliant series of overlapping smoothly curved plaster and steel framed layers, separated by translucent poly-carbonate panels. This combats the intense summer heat and light, but carefully allows indirect natural daylight to gently sift through the deep interior of this unique desert home. Wandering through the organic curves of this home eventually leads you to another gentle ramp leading to the very private and secluded Meditation Room, entered through a double shoji door and sporting a supple leather floor radiating around a large circular glass Floor Window. Here is the ideal place to sit and meditate while seeming to hover over the colorful reflecting koi pool just below. The glass meditation room walls slide open, revealing a special desert garden, while at night the gurgling water reflects dancing lights up through the glass floor into this lovely Zen Zone. "Blocking the intense summer sun was a prime objective here and was accomplished by clever site orientation, massive roof overhangs, super insulated exterior walls and roof, ultra high-efficiency water cooled A/C system and ample earth contact and below grade areas." There is a shady garden path with foot bridge crossing over a natural desert wash, leading to the detached Desert Office, actually set below the xeriscape desert garden by 30" while hidden below, completely underground and naturally cooled sits another six car garage. The main residence also has a 4 car below grade garage and lovely swimming pool with party patio in the backyard. This property falls withing the City Of Scottsdale Natural Area Open Space area so special attention was required for this sensitive desert land project.

With the slope stabilized, our team addressed pool renovation. After draining the pool and removing the original liner, a poorly built concrete block wall was uncovered. The solution was to straighten the wall and fill the block in with concrete and steel rebars for strength. New vinyl covered stairs were then added, as well as new pipes, returns, skimmers, pump, filter and new liner was installed. After this, the pool was carefully backfilled and tamped. We compacted the soil back around the pool in three-inch lifts to allow for the immediate installation of new pavers around the pool. This compacting process is not done by many contractors. The idea is that using compacted soil the base will not settle, so you don’t have to wait to install a patio around a new pool. Many contractors still install concrete slabs under their patio. In our experience we find this does not work well. Settling still occurs under the slab allowing the patio to crack or settle. After the base materials were finished, we installed chestnut-hued durable pavers from Cambridge (Sahara). These particular pavers have little or no color fade and the random design pattern adds interest to the patio. The pavers’ protective coating means these clients will have a clean-lined modern look. Even after being subjected to snow plowing, de-icing salts and normal wear, they will keep their color and beautiful appearance.

The fire pit has a gas line run to it and a key start system used to start the fire. The owner wanted a large fire pit. This one is 8’ across. Tumbled stone from Missouri was used for the fire pit and mortared together.

The customers desired a secluded environment for retreat at the end of a long workday. The project began with stone selection. We desired an organic stone that would age beautifully over time, and shape the walls and features of the space. Our team faced major logistics challenges throughout the project. The wooded property sloped away from the house dramatically making difficulty bringing in large materials and machinery needed to complete the job. Tree protection and a temporary road were constructed for the duration of the project. Stone placement was key to success for this project. We hand-selected each boulder for the project and assembled the stones by similar grain patterns and colors to create authenticity. The idea was to give the illusion that these natural limestone formations existed on the property before the home and landscaping was created adding a great mystery to the overall feature. The viewer is surrounded by large stone walls with cascades of water that have shaped the stone over time. The viewer is given the illusion that the source of water comes from the distance of the property and cascades into a secluded area. We designed an underground cistern to hold rain water run-off allowing the water feature to naturally filter the water for re-use. The pump system is run on a Variable Frequency Drive for programmable automation, allowing the customer to run the waterfall at different flow rates at different times of day allowing for operation cost savings, and low energy consumption.
