Houston Interior Designer Lisha Maxey took this Museum District condo from the dated, mirrored walls of the 1980s to Mid Century Modern with a gallery look featuring the client’s art collection. The place was covered with glued-down, floor-to-ceiling mirrors,” says Lisha Maxey, senior designer for Homescapes of Houston and principal at LGH Design Services in Houston. “When we took them off the walls, the walls came apart. We ended up taking them down to the studs." The makeover took six months to complete, primarily because of strict condo association rules that only gave the Houston interior designers very limited access to the elevator – through which all materials and team members had to go. “Monday through Friday, we could only be noisy from 10 a.m. to 2 p.m., and if we had to do something extra loud, like sawing or drilling, we had to schedule it with the management and they had to communicate that to the condo owners. So it was just a lot of coordination. But a lot of Inner City Loopers live in these kinds of buildings, so we’re used to handling that kind of thing.” The client, a child psychiatrist in her 60s, recently moved to Houston from northeast Texas to be with friends. After being widowed three years ago, she decided it was time to let go of the traditionally styled estate that wasn’t really her style anyway. An avid diver who has traveled around the world to pursue her passion, she has amassed a large collection of art from her travels. Downsizing to 1,600 feet and wanting to go more contemporary, she wanted the display – and the look – more streamlined. “She wanted clean lines and muted colors, with the main focus being her artwork,” says Maxey. “So we made the space a palette for that.” Enter the white, gallery-grade paint she chose for the walls: “It’s halfway between satin and flat,” explains Maxey. “It’s not glossy and it’s not chalky – just very smooth and clean." Adding to the gallery theme is the satin nickel track lighting with lamps aimed to highlight pieces of art. “This lighting has no wires,” notes Maxey. “It’s powered by a positive and negative conduit.” The new flooring throughout is a blended-grey porcelain tile that looks like wood planks. “It’s gorgeous, natural-looking and combines all the beauty of wood with the durability of tile,” says Maxey. “We used it throughout the condo to unify the space.” After Maxey started looking at the client’s bright, vibrant, colorful artwork, she felt the palette couldn’t stay as muted anymore. Hence the Mid Century Modern orange leather sofas from West Elm and bright green chairs from Joybird, plus the throw pillows in different textures, patterns and shades of gold, orange and green. The concave lines of the Danish-inspired chairs, she notes, help them look beautiful from all the way around – a key to designing spaces for loft living. “The table in the living room is very interesting,” notes Maxey. “It was handmade for the client in 1974 and has a signature on it from the artist. She was adamant about including the piece, which has all these hand-painted black-and-white art tiles on the top. I took one look at it and said ‘It’s not really going to go.’” However, after cutting 6 inches off the bottom and making it look a little distressed, the table ended up being the perfect complement to the sofas. The dining room table – from Design Within Reach – is a solid piece of mahogany, the chair upholstery a mix of grey velvet and leather and the legs a shiny brass. “The side chairs are leather and the end ones are velvet,” says Maxey. “It’s a nice textural mix that lends depth and texture.”The galley kitchen, meanwhile, has been lightened and brightened, with new, white contemporary cabinetry, quartz countertops mimicking the look of Carrara marble, stainless steel appliances and a velvet green bench seat for a punch of color.The two bathrooms have been updated with contemporary white vanities and vessel sinks and the master bath now features a walk-in shower tiled in Dolomite white marble (the floor is Bianco Carrara marble mosaic, done in a herringbone pattern).In the master bedroom, Homescapes of Houston knocked down a wall between two smaller closets with swing doors to make one large walk-in closet with pocket doors. The closet in the guest bedroom also came out 13 more inches.The client’s artwork throughout personalizes the space and tells the story of a life. There’s a huge bowl of shells from the client’s diving adventures, framed art from her child psychiatry patients and a 16th century wood carving from a monastery that’s been in her family forever. “Her collection is quite impressive,” says Maxey. “There’s even a framed piece of autographed songs written by John Lennon.” (You can see this black-framed piece of art on the wall in the photo above of two green chairs). “We’re extremely happy with how the project turned out, and so is the client,” says Maxey. “No expense was spared for her. It was a labor of love and we were excited to do it.”

By the architectural standards of Southampton, New York—where magnificent old piles built by Yankee blue bloods and extravagant contemporary mansions constructed by moguls of finance and industry are perched along one of Long Island’s toniest beaches—entrepreneur J. Christopher Burch’s house is a modest affair. Most buyers in this community would likely have torn down the ranch-style structure, which clocks in at 6,000 square feet, and replaced it with an imposing Georgian Revival or Shingle Style residence, replete with pomp and pergolas. But its unassuming character suited Burch, the founder and CEO of Burch Creative Capital and the man behind the retro-preppy lifestyle retailer C. Wonder. “I didn’t want anything too grand,” he says. “I wanted it to feel more like a cottage than an estate.” Modifications, however, were necessary to bring the place up to snuff—namely streamlining the awkward floor plan and upgrading the surfaces. New Jersey architectural designer Marina Lanina stripped the building down to its wood frame and reconfigured the interior, more or less hewing to the original footprint save for an expanded kitchen at the rear. Lanina, who honed her skills in the office of interior designer David Kleinberg, also added guest quarters above the attached garage and, at the opposite end of the home, constructed a second-floor master suite. Bridgehampton-based landscape designer Joseph Tyree recast the 2.75-acre grounds with, among other touches, a charming parterre garden that is visible from the master bedroom’s small balcony. The getaway exhibits the spirited, all-American styling of C. Wonder, but the brand’s candied hues are toned down. “I didn’t really want to do my stuff in the house,” Burch says, adding that he began the renovation before launching C. Wonder in 2011 with a flagship store in Manhattan. The residence is instead New York interior designer Christopher Maya’s interpretation of his client’s somewhat eccentric taste, which Burch himself describes as “a very quirky sense of classicism.” The decorator’s first meeting with the entrepreneur was inspiration enough. “Chris was sitting in the conference room with colleagues, a pink Hermès scarf wrapped around his head. I thought, This is going to be fun,” Maya recalls. The designer soon set about conjuring schemes for each room of the dwelling, aiming for an inviting, energetic atmosphere reflective of Burch’s playful personality. Every inch of molding and trim gleams with pristine lacquerlike finishes. To offset that snappy sheen, some walls are papered in grass cloth, while others are meticulously upholstered with boldly patterned fabrics. The colors are lively—Carolina-blue in the master bedroom, buttery yellow in a guest room—and the overall ambience is light and relaxed. “A lot of houses in the Hamptons are so formal, it’s like being in a Park Avenue apartment,” Maya says. “I thought the house should be fun—when guests walk in, they should feel right away like they’re about to have a fantastic weekend.” Cerused-oak floors, sisal carpets, and the occasional rattan armchair further the casual vibe. The oak-paneled library is as sober as it gets, but an apple-green sofa and a Billy Baldwin slipper chair clad in a peridot-green leopard print leaven the mood. Accenting the room is a striking etching of an owl with its wings spread wide; it is one of several artworks by Walton Ford that Burch had purchased before the project started and which turned out to fit right in with the palette Maya conceived. Burch also asked the designer to incorporate some furniture from a line the investor has developed for No. 9 Christopher, a lifestyle concept store he plans to open in Manhattan next year. Maya customized the pieces, including painting a Jansen-inspired desk in brilliant royal blue and an Asian-style cocktail table in a brash Dick Tracy–yellow. “The house is a little electric in spots, but I’m not scared of color,” says Burch, who sums up the place in his typically punchy style: “It’s cool. It’s small. It’s very happy.”

The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

We remodeled a outdated fireplace that did not flow with the rest of the home and created a streamlined contemporary fireplace using neolith slabs, custom Italian cabinets, and a custom decorative metal flame burner in the firebox. The result was an updated space that complimented the architecture of the home.

Updated Spec Home: Basement Bathroom In our Updated Spec Home: Basement Bath, we reveal the newest addition to my mom and sister’s home – a half bath in the Basement. Since they were spending so much time in their Basement Family Room, the need to add a bath on that level quickly became apparent. Fortunately, they had unfinished storage area we could borrow from to make a nice size 8′ x 5′ bath. Working with a Budget and a Sister We were working with a budget, but as usual, my sister and I blew the budget on this awesome patterned tile flooring. (Don’t worry design clients – I can stick to a budget when my sister is not around to be a bad influence!). With that said, I do think this flooring makes a great focal point for the bath and worth the expense! On the Walls We painted the walls Sherwin Williams Sea Salt (SW6204). Then, we brought in lots of interest and color with this gorgeous acrylic wrapped canvas art and oversized decorative medallions. All of the plumbing fixtures, lighting and vanity were purchased at a local big box store. We were able to find streamlined options that work great in the space. We used brushed nickel as a light and airy metal option. As you can see this Updated Spec Home: Basement Bath is a functional and fabulous addition to this gorgeous home.
