JF's Matthew Lord designed a simple and stylish eating space for the breakfast area. It included built in banquettes with under-seat storage that are paneled to mimic the cabinetry and also painted white. The antique Oak breakfast table is reminiscent of a picnic table, especially with the large window looking out to the yard.

As a practical trend, formal dining spaces have largely become obsolete in favor of great, dynamic kitchens; however, bucking the movement, my young, but highly traditional client wanted to enjoy evening meals as a routine close to the family’s scattered and hectic days. Ceilings are christened a whisper of a blush to inspire relaxed conversation under the halo of a warm glow. The traditional table and chairs are the yield of a highly juried online treasure hunt. Each piece is meticulously refinished in an updated stain more reflective of the young homeowners. Performance fabric is used on the chairs to ensure ease of cleanability to combat daily use by children and young adults. Walls are clad in a cut velvet and metallic animal print wallpaper to add subtle nostalgia from eras gone by. Millwork is freshly painted in a semi-gloss alabaster to offer relief from the wallpaper and ceiling. The opulent, antique-inspired chandelier is the dazzling focal point with draped crystal beading. Linen drapery panels seamlessly silhouette the cozy window seat. Cleanable yet regal velvet fabric upholstered cushions, ornamented with a braided trim add a final pop of elegance.

This outdoor patio is brings a luxurious experience with distinct seating areas. The covered deck is topped with a motorized louvered trellis by Smart Patio, complete with recessed lighting and two pendant space heaters--all are remote controlled. White table and chairs with beige seating pads and backrests tie the inside colors and textures to the outside. Hardscape elements include large poured pavers and plastered fire pit and surrounding seating. Slatted wood backrest, custom blue seating cushion, and multi-colored throw pillows complete the character of this fire pit seating area.

Trash to treasure! A $10 garage find was turned into the most coveted spot at this lakehouse, include cushion by Patio Lane done in Sunbrella Yacht Stripe Navy. A Classical home library was created using character grade walnut . The room features built in cabinetry and window seats with green silk velvet cushions. The tall custom wire cabinet houses a printer in the bottom cabinet. There are shelf slides in the bottom cabinets. The table is transitional in style, white with a copper top, and contrasts nicely with the black and white houndstooth cushion. The space is finished out with an iron orb pendant.

Eat-in kitchen - traditional eat-in kitchen idea in Dallas with a farmhouse sink, flat-panel cabinets, white cabinets and stainless steel appliances

A long-term client was expecting her third child. Alas, this meant that baby number two was getting booted from the coveted nursery as his sister before him had. The most convenient room in the house for the son, was dad’s home office, and dad would be relocated into the garage carriage house. For the new bedroom, mom requested a bold, colorful space with a truck theme. The existing office had no door and was located at the end of a long dark hallway that had been painted black by the last homeowners. First order of business was to lighten the hall and create a wall space for functioning doors. The awkward architecture of the room with 3 alcove windows, slanted ceilings and built-in bookcases proved an inconvenient location for furniture placement. We opted to place the bed close the wall so the two-year-old wouldn’t fall out. The solid wood bed and nightstand were constructed in the US and painted in vibrant shades to match the bedding and roman shades. The amazing irregular wall stripes were inherited from the previous homeowner but were also black and proved too dark for a toddler. Both myself and the client loved them and decided to have them re-painted in a daring blue. The daring fabric used on the windows counter- balance the wall stripes. Window seats and a built-in toy storage were constructed to make use of the alcove windows. Now, the room is not only fun and bright, but functional.

Wow! Patio Lane recently fabricated a supersized bench cushion - a real stunner in this bay window seat using Duralee Grey Royal Palm with a Sunbrella Canvas Granite double welt. At nearly 13 feet long along the front edge, a truly custom cushion was needed for this trapezoid-shaped space.
