Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal. The floor must be completely dry before sealing as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a silk finish, I opted to use Tile Doctor Seal and Go which dries to leave a lovely subtle sheen that really enhances the look of the stone. Five coats were applied to ensure a good hard-wearing protection. My client was very pleased with the results, particularly as they hadn’t realised how much colour it had lost over the years and left the following feedback on our website. ”I despaired of having a clean-looking floor again. With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently. Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed. In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below. The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. Rodwin Architecture & Skycastle Homes Location: Boulder, CO, United States The homeowner wanted something bold and unique for his home. He asked that it be warm in its material palette, strongly connected to its site and deep green in its performance. This 3,000 sf. modern home’s design reflects a carefully crafted balance between capturing mountain views and passive solar design. On the ground floor, interior Travertine tile radiant heated floors flow out through broad sliding doors to the white concrete patio and then dissolves into the landscape. A built-in BBQ and gas fire pit create an outdoor room. The ground floor has a sunny, simple open concept floor plan that joins all the public social spaces and creates a gracious indoor/outdoor flow. The sleek kitchen has an urban cultivator (for fresh veggies) and a quick connection to the raised bed garden and small fruit tree orchard outside. Follow the floating staircase up the board-formed concrete tile wall. At the landing your view continues out over a “live roof”. The second floor’s 14ft tall ceilings open to giant views of the Flatirons and towering trees. Clerestory windows allow in high light, and create a floating roof effect as the Doug Fir ceiling continues out to form the large eaves; we protected the house’s large windows from overheating by creating an enormous cantilevered hat. The upper floor has a bedroom on each end and is centered around the spacious family room, where music is the main activity. The family room has a nook for a mini-home office featuring a floating wood desk. Forming one wall of the family room, a custom-designed pair of laser-cut barn doors inspired by a forest of trees opens to an 18th century Chinese day-bed. The bathrooms sport hand-made glass mosaic tiles; the daughter’s shower is designed to resemble a waterfall. This near-Net-Zero Energy home achieved LEED Gold certification. It has 10kWh of solar panels discretely tucked onto the roof, a ground source heat pump & boiler, foam insulation, an ERV, Energy Star windows and appliances, all LED lights and water conserving plumbing fixtures. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. Our goal in dealing with the flood plain requirements and the floor area restrictions was to create a simple, efficient plan that would maximize light, air and privacy, as well as have a strong connection between indoor and outdoor living. We have chosen durable materials appropriate to the neighborhood context that would perform well under a marine environment and satisfy the client's desire for an "autheticity of materials" with a contemporary aesthetic.

In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Tim & Elissa have a beautiful home in the most desirable Wyomissing neighborhood. Broad sidewalks under stately oaks, with nearby parks makes it a perfect place to raise a growing family. But their 2-bedroom mid-century rancher was becoming a squeeze. They asked Spring Creek Design to come up with a cost-effective solution to their space problem, while also tackling some of the home’s aged infrastructure. Design Criteria: - Increase living space by adding a new 2nd storey Master Suite. - Enhance livability with an open floorplan on the first floor. - Improve the connection to the outdoors. - Update basics systems with new windows, HVAC and insulation. - Update interior with paint & refinished floors. Rodwin Architecture and Skycastle Homes Location: Boulder, CO, United States The 3300 s.f. Dineen Residence is nestled into a forested hillside glade, and combines old world materials with clean contemporary lines. Big southern windows, carefully calculated overhangs, and “tuned” glazing create a strong passive solar design. The Great room features 12 ft tall ceilings, a see-through fireplace, and oversized French doors leading out to flagstone patios. The dining room includes a stunning chandelier and connects directly to the sunny gourmet kitchen. In all these rooms, it feels like you’re standing outside. The expansive mudroom is perfect for pets, kids and gardening mess. The second floor features an expansive study/rec room with a large deck to capture the huge views of the forest and plains. Radiant concrete floors, a solar electric PV system and excellent insulation combine to achieved a HERS 32 (uses 68% less energy than allowed by code). This home was completed in October by our construction arm, Skycastle Homes, on time and under budget.
