When the homeowners inherited the property from their grandparents, they saw an opportunity to honor its history while creating a modern sanctuary for their growing family. Stock cabinetry was elevated through custom details including floating wood shelves and stained wood-wrapped columns that add warmth and character. At the center, a striking quartz island serves as both a gathering place and a clever structural solution, seamlessly incorporating support elements required for the newly opened floor plan. Creating this open-concept layout required significant structural modifications, including the removal of six walls, three of them load-bearing. Engineered beams were recessed into the ceiling to maintain clean sightlines, while new footings were carefully installed within the crawlspace to support the redistributed loads. Additional improvements included relocating the furnace to eliminate a major circulation obstacle and installing a new garage access door that required modifications to the existing foundation. Throughout the project, thoughtful planning helped maximize both budget and performance. Luxury vinyl plank flooring provides the look of hardwood while standing up to children and large pets, while stain-resistant carpeting offers comfort in the bedrooms. Existing window locations were retained and enlarged to increase natural light without the expense of major structural changes. Even the structural columns required for the new beams were integrated into the island design, transforming a necessity into an architectural feature. Completed two weeks ahead of schedule, this Portland metro ranch remodel demonstrates how thoughtful design-build remodeling can preserve a home's heritage while adapting it for modern family living. The owners of this Washington, D.C. row house wanted an outdoor area where they could entertain and enjoy views of the Washington Monument and Capitol Building. Our design team worked closely with the clients to help them maximize the usable deck space on the roof and create the relaxing vibe they wanted. As the deck is on a historic row house, we had to work with the Historic Review Board to make sure the design met their requirements. We constructed the supports for the new deck, walls, and provided comfortable access through a structure with a full size door. Historic Review. Since the roof deck is on a house in the historic district, the city’s historic review board had to approve the design. Any roof structure could not be visible from the street. The roof pitch of the L-shaped structure at the front of the house is located along the sight lines of the building, so you can’t see it from the street. For the review, we actually framed a mock-up out of the structure and then checked if it was visible from the street. The shape and size of the access structure on the roof was dictated by both the historic rules listed above and structural/code issues. HDBros

Situated on this 2.5-acre lake site, four new structures have been created. A main residence, guesthouse, guest cabin, and a detached garage fully unite the site and support a strong desire for family fun and large gatherings. Kept in a similar material palette, each structure is clad in beautifully stained shingles and vertical board paneling, with natural timber brackets detailing the gable ends. Details throughout the residences mark each structure as uniquely connected, and yet provides individual characteristics; a fieldstone veneer was added to the base of the main house to create a hierarchy among the structures. This rustic gathering space boasts large roof overhangs and beautifully landscaped outdoor entertaining areas. Stunning views of the lake and distant mountains can be appreciated from the entire southern front of the site, whether through the large windows or from the comfort of the porch, moments of breathtaking beauty reconnect the spaces with the surrounding environment. The main residence hosts fully connected living room, kitchen, dining room and screened porch on the main level with a private master suite at the edge. This extensive renovation designed by Eric Rawlings, AIA, LEED AP and built by Arlene Dean, completely transforms the look of the original structure. The main source of inspiration for the new design came from Greene & Greene’s Gamble House, which is considered by many as the pinnacle of the original turn of the century Craftsman Style Homes. Distinctive features from that style include the use of exposed timber framing, low pitched roof forms with large overhangs, gangs of windows, and extensive built-in furniture. The upper level terrace on the front of the house doubles as a carport. It has a very complex timber structure that appears to float over the perimeter beams. This signature feature on the front of the house brings modern structural concepts and traditional materials together into an up to date Craftsman design. An LED rope light illuminates this wooden structure and is hidden on top of the perimeter beams accentuating the appearance of the roof floating over the apparent structure. Perched upon a small plateau in a rugged terrain, the house is surrounded by a powerful landscape. The building’s linear organization and expanse of glass has a dynamic relationship with its surroundings. Its siting, layout and structure combine to achieve a flexible, open living environment with generous access to the light, spectacular views and the outdoors. The house is modularly planned, with a corridor to the east linking a series of semi-enclosed spaces facing the west. Broad sliding glass panels open to blur indoor/outdoor spatial boundaries and multiple bands of clerestory glass wash the interior with light and provide for natural ventilation. A perimeter structural frame paired with internal shear walls support the building. The steel and wood trusses provide a rhythm to the interior open spaces while connecting interior and exterior structural systems.
