All Square has completed Phase 1 of an expected 3 phase whole house renovation of our lake home, and we are beyond thrilled with the results. Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture

A first time residential developer approa-ched Kinney & Associates to help him design an addition and remodel to an existing 1100-square-foot residence in East Austin. The program was simple -- he wanted a 3 bedroom, 2.5 bath house that could be sold easily or lived in should he decide to keep it for a while. Kinney & Associates endeavored to keep as much of the existing structure as feasible while delivering a very marketable product that would appeal to a wide range of potential buyers. The final product included a Game/Media Room adjacent a courtyard space that can be used for entertaining or for kids. The Master Bedroom atop the Game/Media lends itself to privacy and seclusion so that the owners can use it as a retreat. The final product is a 2400-square-foot residence that appears to be a small bungalow from the street, but lends itself to downtown views in the rear.

10 years after the completion of the apartment tenant improvement in the J. Carroll building, the owner approached Isaman Design to work on the design and permitting for a private basketball court located on the second floor adjacent to the residential space. With private stair access from the parking lot, and interior connection to the main living area, it functions completely independently from the business operations in the rest of the building. The signature red storefront and contemporary corrugated metal siding give the addition an eye-catching pop, separating it from the rest of the CMU structure while still maintaining a cohesive aesthetic relationship. The interior is finished out to an extremely high level with fun signage and neon lighting. There is also a comfy courtside lounge with a sliding glass door that enables spectators to be involved in the action from the sidelines. We look forward to working on more commercial infill projects in the future!

There’s something timeless about a traditional living room—its ability to feel both refined and deeply livable is what makes it such a lasting favorite. In this recent project, we set out to create a space that honored classic design principles while thoughtfully adapting to the realities of modern life—especially in a home shared with two large, beloved dogs.
The foundation of the room begins with color. We selected Sherwin-Williams SW 7741 “Willow Tree” for both the walls and trim, creating a rich, enveloping tone that immediately establishes warmth and cohesion. By carrying the same hue across architectural elements, the space feels grounded and intentional, allowing texture and detail to take center stage rather than contrast alone.
To elevate the architecture, we introduced a series of custom ceiling beams that draw the eye upward and add a sense of structure and craftsmanship. These were complemented by wall and ceiling ogee molding, bringing in a layer of traditional ornamentation that feels both elegant and tailored. The subtle curves of the ogee profiles soften the room while reinforcing its classic character.
Lighting played a key role in enhancing both ambiance and functionality. We incorporated wall sconces to provide a warm, diffused glow in the evenings, creating a cozy and inviting atmosphere. These are balanced by crinkle metal floor lamps, which add a touch of modern texture and visual interest without straying from the overall aesthetic.
At the heart of the room sits a custom-designed sofa—arguably the most important piece in any living space. Given the homeowners’ lifestyle, durability was just as important as beauty. We upholstered the sofa in outdoor-grade Sunbrella fabric, a decision that ensures long-term performance without sacrificing style. The fabric resists wear, stains, and fading, making it an ideal solution for a home with pets while maintaining a polished, tailored look.
Layering was essential in completing the design. A generously sized 9' x 12' area rug anchors the seating arrangement, adding softness underfoot and defining the space. Decorative mirrors were strategically placed to reflect light and create depth, while faux plants introduce greenery without the maintenance—an ideal choice for busy households.
The result is a living room that feels elevated yet approachable, traditional yet practical. It’s a space designed not just to be admired, but to be lived in—where thoughtful material choices and timeless details come together to support both style and everyday life.

The owners of this sleek modern kitchen have lived in this house for decades and came to us with a clearly distinct vision of what they desired for their home. We strived to successfully integrate the oriental contemporary aspects seen throughout the features of their home, while also complimenting the existing warm modern furniture. This minimalistic approach of balancing clean, straight lines effortlessly highlights the various natural materials used within the kitchen to yield an uncluttered serene impression. The space is grounded with a grid of large format porcelain tiles, and the cool tones of gray compliment the veins of marble cladding along the backsplash and walls. A white flush multifunctional utility wall is equipped with an integrated refrigerator, oven, steam oven, and warming drawers. The wall also provides an abundant amount of storage including two tambours purposefully designed as a coffee and prep station, while the other tambour functions as a space for daily appliances. The entirety of the tall wall is framed with recessed wood to emphasis this efficient work zone. Keeping with a sleek design, on the island, we incorporated a flush Wolf grill cooktop that rests flat on the island countertop. Above the dining table, the Logico Triple Nested Suspension light fixture hanging interrupts the structured elements and naturally creates a beautiful organic focal point amongst the flow of clean lines.

This South Texas ranch home utilizes the flexibility of separate building volumes and a vast, open site to create the ideal country retreat. The arrangement of the three simple volumes recalls and reinterprets the historic building forms of the Texas plains, while meeting the clients’ programmatic requests for highly efficient spaces, both public and private. The dogrun pavilion, which connects the Great Room and Master Suite beneath a delicate steel-truss roof, provides the perfect place to gather in the shade, entertain guests, and pick up the comfortable southeast breezes. With this sensitive approach, the result is not just a collection of structures, but an integrated dwelling awaiting a comfortable Texas lifestyle.

Founded in 1973, Fiam Italia is a global icon of glass culture with four decades of glass innovation and design that produced revolutionary structures and created a new level of utility for glass as a material in residential and commercial interior decor. Fiam Italia designs, develops and produces items of furniture in curved glass, creating them through a combination of craftsmanship and industrial processes, while merging tradition and innovation, through a hand-crafted approach.

When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected.
Once the site was selected, construction could begin.
The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to
both optimize wind flow and frame the property’s most breath-taking views.
Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio
in the Moorish style: enclosed on three sides ~ yet
open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and
ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain.
Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor
Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as
magical as this one deserves a happy ending.

In this extensive bathroom remodel, a once cluttered and cramped primary bathroom has been meticulously transformed into a spacious and bright oasis. By prioritizing additional storage and leveraging the existing skylight, the space underwent a remarkable renovation without the need for significant structural changes. The skylight was maximized to its full potential by surrounding it with pristine white walls, creating an airy and luminous atmosphere. The introduction of a luxurious marble shower not only adds a touch of sophistication but also contributes to the overall cleanliness and sophistication of the space. Soft gray cabinets and warm wood accents were strategically incorporated to create a bathroom with a serene and welcoming ambiance, evoking a sense of tranquility and comfort. Every detail was meticulously considered, from the placement of storage solutions to the selection of materials, ensuring that the remodeled bathroom exudes both functionality and elegance.
The result is a blend of style and practicality, where every aspect of the design works in harmony to create a serene sanctuary where relaxation and rejuvenation are effortlessly embraced.

Our First Step in design process after studying the Project’s context and its surroundings, was to define each and every activity that was supposed to happen in the building at any time of night and day in a list. With a close study on the list we have developed a design program.
Afterwards with taking site climate, cultural context and privacy considerations into account, we have developed the program into a basis, shaping the general geometry of the building, considering structure and functionality. In design process we have avoided unnecessary details and formalism (form without meanings).
This building seeks a strong sense of place in its context, and it because this notion, it builds a firm connection to its surroundings. SABA Apartment’s presence in its context is of a dynamic kind, both inspired and influencing its functionality affected by the resident’s lifestyle. In this building the resident is an actor featuring in a scenario written by the architect and is well-aware of his needs and lifestyle, fulfilling them in SABA Apartment. In this building the border between inside and out has been designed in response to the cultural context of Iranian traditions emphasizing on a bold separation between interiors and exteriors in order to achieve privacy. In addition with taking its cultural context into consideration, the design develops consonant to the contemporary architecture trends. This transnational approach results in both dynamism and variety in façade changing each time according to the resident’s needs. The dynamism and control over the façade by the residents of the SABA Apartment is the result of the borderless design, which we believe is with no doubt one of the most interesting trends in the world of contemporary architecture, creates a virtual space, bonding reality and fantasy all together.

Alloy was truly fortunate to have the opportunity to restore and renovate this 1850’s log cabin at Afton Mountain. No home looks more at home than this cabin in the foothills.
The cabin suffered years of decay and an unsympathetic interior renovation so our first step was to work with a local log cabin specialist to correctly restore the structure. We then rebuilt much of the interior to have everything a modern home needs while staying true to the log cabin aesthetic.
On all of our projects we carefully research materials and finishes but this one really took that to the next level. We enjoyed the challenge and the chance to show off the impressive craftsmanship of our carpenters.

There’s something timeless about a traditional living room—its ability to feel both refined and deeply livable is what makes it such a lasting favorite. In this recent project, we set out to create a space that honored classic design principles while thoughtfully adapting to the realities of modern life—especially in a home shared with two large, beloved dogs.
The foundation of the room begins with color. We selected Sherwin-Williams SW 7741 “Willow Tree” for both the walls and trim, creating a rich, enveloping tone that immediately establishes warmth and cohesion. By carrying the same hue across architectural elements, the space feels grounded and intentional, allowing texture and detail to take center stage rather than contrast alone.
To elevate the architecture, we introduced a series of custom ceiling beams that draw the eye upward and add a sense of structure and craftsmanship. These were complemented by wall and ceiling ogee molding, bringing in a layer of traditional ornamentation that feels both elegant and tailored. The subtle curves of the ogee profiles soften the room while reinforcing its classic character.
Lighting played a key role in enhancing both ambiance and functionality. We incorporated wall sconces to provide a warm, diffused glow in the evenings, creating a cozy and inviting atmosphere. These are balanced by crinkle metal floor lamps, which add a touch of modern texture and visual interest without straying from the overall aesthetic.
At the heart of the room sits a custom-designed sofa—arguably the most important piece in any living space. Given the homeowners’ lifestyle, durability was just as important as beauty. We upholstered the sofa in outdoor-grade Sunbrella fabric, a decision that ensures long-term performance without sacrificing style. The fabric resists wear, stains, and fading, making it an ideal solution for a home with pets while maintaining a polished, tailored look.
Layering was essential in completing the design. A generously sized 9' x 12' area rug anchors the seating arrangement, adding softness underfoot and defining the space. Decorative mirrors were strategically placed to reflect light and create depth, while faux plants introduce greenery without the maintenance—an ideal choice for busy households.
The result is a living room that feels elevated yet approachable, traditional yet practical. It’s a space designed not just to be admired, but to be lived in—where thoughtful material choices and timeless details come together to support both style and everyday life.

This modern home transformation in Sunnyvale showcases Casa Utopia Builders' signature design-forward approach combined with structural expertise. Our client envisioned a spacious, elegant, and functional living space — and we brought that vision to life with a full interior remodel and a new 436 sq ft addition that seamlessly blended into the existing layout.

The mission-style-influenced double vanity is the focal point of this spa-inspired master bathroom. At nearly a full 8ft long, this vanity offers ample counter space and plenty of storage. The black cherry top and slatted bottom shelves add an important warmth and natural element to the cooler, white and grey tones of the tile flooring and the custom micro-cement walls. Bronze hardware matches the metals of the lighting fixtures, plumbing fixtures, and shower accents around the room.
The drawers are positioned in the center, offering easy access from both sinks. There’s lots of storage below each sink and we opted for a doorless approach with slatted bottom shelving as the open structure makes the entire room feel lighter, inviting, and airy.
This vanity combines design elements from modern farmhouse, mission, and coastal casual styles all working together to elevate this spa-inspired bathroom in a way that only custom-made furniture can.
