This project began with the careful demolition of existing structures to make way for a space designed to be enjoyed year-round. From the outset, we focused on maintaining transparency and open communication, ensuring the Vigliottis were involved and informed at every step. Despite the challenges posed by large rocks and ledges in the ground, our team expertly navigated the terrain to ensure a solid foundation, remaining committed to delivering a space that not only met but exceeded their expectations. camilleriparismode projects and design team were approached to rethink a previously unused double height room in a wonderful villa. the lower part of the room was planned as a sitting and dining area, the sub level above as a tv den and games room. as the occupants enjoy their time together as a family, as well as their shared love of books, a floor-to-ceiling library was an ideal way of using and linking the large volume. the large library covers one wall of the room spilling into the den area above. it is given a sense of movement by the differing sizes of the verticals and shelves, broken up by randomly placed closed cupboards. the floating marble fireplace at the base of the library unit helps achieve a feeling of lightness despite it being a complex structure, while offering a cosy atmosphere to the family area below. the split-level den is reached via a solid oak staircase, below which is a custom made wine room. the staircase is concealed from the dining area by a high wall, painted in a bold colour on which a collection of paintings is displayed. photos by: brian grech

The home owners came to us wanting to upgrade their kitchen and overall aesthetic in their suburban home, with a combination of fresh paint, updated finishes, and improved flow for more ease when doing everyday activities. A monochromatic, earth-toned palette left the kitchen feeling uninspired. It lacked the brightness they wanted from their space. An eat-in table underutilized the available square footage. The butler’s pantry was out of the way and hard to access, and the dining room felt detached from the kitchen. Lead Designer, Stephanie Cole, saw an improved layout for the spaces that were no longer working for this family. By eliminating an existing wall between the kitchen and dining room, and relocating the bar area to the dining room, we opened up the kitchen, providing all the space we needed to create a dreamy and functional layout. A new perimeter configuration promoted circulation while also making space for a large and functional island loaded with seating – a must for any family. Because an island that isn’t big enough for everyone (and a few more) is a recipe for disaster. The light white cabinetry is fresh and contrasts with the deeper tones in the wood flooring, creating a modern aesthetic that is elevated, yet approachable for everyday living. With better flow as the overarching goal, we made some structural changes too. To remove a bottleneck in the entryway, we angled one of the dining room walls to create more natural separation between rooms and facilitate ease of movement throughout the large space. At The Kitchen Studio, we believe a well-designed kitchen uses every square inch to the fullest. By starting from scratch, it was possible to rethink the entire kitchen layout and design the space according to how it is used, because the kitchen shouldn’t make it harder to feed the family. A new location for the existing range, flanked by a new column refrigerator and freezer on each side, worked to anchor the space. The very large and very spacious island (a dream island if we do say so ourselves) now houses the primary sink and provides ample space for food prep and family gathering. The new kitchen table and coordinating banquette seating provide a cozy nook for quick breakfasts before school or work, and evening homework sessions. Elegant gold details catch the natural light, elevating the aesthetic. The dining room was transformed into one of this client’s favorite spaces and we couldn’t agree more. We saw an opportunity to give the dining room a more distinguished identity by closing off the entrance from the foyer. The relocated wet bar enhances the sophisticated vibe of this gathering space, complete with beautiful antique mirror tiles and open shelving encased by moody built-in cabinets. Updated furnishings add warmth. A rich walnut table is paired with custom chairs in a muted coral fabric. The large, transitional chandelier grounds the room, pairing beautifully with the gold finishes prevalent in the faucet and cabinet hardware. Linen-inspired wallpaper and cream-toned window treatments add to the glamorous feel of this entertainment space. There is no way around it. The laundry room was cramped. The large washer and dryer blocked access to the sink and left little room for the space to serve its other essential function – as a mudroom. Because we reworked the kitchen layout to create more space overall, we could rethink the mudroom too – an essential for any busy family. The first step was moving the washer and dryer to an existing area on the second floor, where most of the family’s laundry lives (no one wants to carry laundry up and down the stairs if they don’t have to anyway). This is a more functional solution and opened up the space for all the mudroom necessities – including the existing kitchen refrigerator, loads of built-in cubbies, and a bench. It’s hard to not fall in love with every detail of a new space, especially when it serves your day-to-day life. But that doesn’t mean the clients didn’t have their favorite features they use on the daily. This remodel was focused largely on function with a new kitchen layout. And it’s the functional features that have the biggest impact. The large island provides much needed workspace in the kitchen and is a spot where everyone gathers together – it grounds the space and the family. And the custom counter stools are the icing on the cake. The nearby mudroom has everything their previous space was lacking – ample storage, space for everyone’s essentials, and the beloved cement floor tiles that are both durable and artistic.

The existing pool created the framework for this contemporary landscape in Lawrence Park. Credit Valley flagstone and walling stone are a staple for Toronto landscaping. The matching red brick ties the cabana structure into the house giving this landscape a seamless approach in its execution.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California. This modern home transformation in Sunnyvale showcases Casa Utopia Builders' signature design-forward approach combined with structural expertise. Our client envisioned a spacious, elegant, and functional living space — and we brought that vision to life with a full interior remodel and a new 436 sq ft addition that seamlessly blended into the existing layout.

Our approach to the dining room wall was a key decision for the entire project. The wall was load bearing and the homeowners considered only removing half of it. In the end, keeping the overall open concept design was important to the homeowners, therefore we installed a load bearing beam in the ceiling. The beam was finished with drywall to be cohesive so it looked like it was a part of the original design. Now that the kitchen and dining room were open, paint colors were used to designate the spaces and create visual boundaries. This made each area feel like it’s its own space without using any structures. The original L-shaped kitchen was cut short because of bay windows that overlooked the backyard patio. These windows were lost in the space and not functional; they were replaced with double French doors leading onto the patio. A brick layer was brought in to patch up the window swap and now it looks like the French doors always existed. New crown molding was installed throughout and painted to match the kitchen cabinets. This window/door replacement allowed for a large pantry cabinet to be installed next to the refrigerator which was not in the old cabinet configuration. The replaced perimeter cabinets host custom storage solutions, like a mixer stand, spice organization, recycling center and functional corner cabinet with pull out shelving. The perimeter kitchen cabinets are painted with a glaze and the island is a cherry stain with glaze to amplify the raised panel door style. We tripled the size of the kitchen island to expand countertop space. It seats five people and hosts charging stations for the family’s busy lifestyle. It was important that the cooktop in the island had a built in downdraft system because the homeowners did not want a ventilation hood in the center of the kitchen because it would obscure the open concept design. The countertops are quartz and feature an under mount granite composite kitchen sink with a low divide center. The kitchen faucet, which features hands free and touch technology, and an instant hot water dispenser were added for convenience because of the homeowners’ busy lifestyle. The backsplash is a favorite, with a teal and red glass mosaic basket weave design. It stands out and holds its own among the expansive kitchen cabinets. All recessed, under cabinet and decorative lights were installed on dimmer switches to allow the homeowners to adjust the lighting in each space of the project. All exterior and interior door hardware, hinges and knobs were replaced in oil rubbed bronze to match the dark stain throughout the space. The entire first floor remodel project uses 12x24 ceramic tile laid in a herringbone pattern. Since tile is typically cold, the flooring was also heated from below. This will also help with the homeowners’ original heating issues. When accessorizing the kitchen, we used functional, everyday items the homeowners use like cutting boards, canisters for dry goods and place settings on the island. Ultimately, this project transformed their small, outdated kitchen into an expansive and functional workspace.

Our clients came to us with a house that did not inspire them but which they knew had the potential to give them everything that they dreamed of. They trusted in our approach and process and over the course of the year we designed and gut renovated the first floor of their home to address the seen items and unseen structural needs including: a new custom kitchen with walk-in pantry and functional island, new living room space and full master bathroom with large custom shower, updated living room and dining, re-facing and redesign of their fireplace and stairs to the second floor, new wide-plank white oaks floors throughout, interior painting, new trim and mouldings throughout.

The mission-style-influenced double vanity is the focal point of this spa-inspired master bathroom. At nearly a full 8ft long, this vanity offers ample counter space and plenty of storage. The black cherry top and slatted bottom shelves add an important warmth and natural element to the cooler, white and grey tones of the tile flooring and the custom micro-cement walls. Bronze hardware matches the metals of the lighting fixtures, plumbing fixtures, and shower accents around the room. The drawers are positioned in the center, offering easy access from both sinks. There’s lots of storage below each sink and we opted for a doorless approach with slatted bottom shelving as the open structure makes the entire room feel lighter, inviting, and airy. This vanity combines design elements from modern farmhouse, mission, and coastal casual styles all working together to elevate this spa-inspired bathroom in a way that only custom-made furniture can.

BK's primary bathroom remodel began with a vision for a more functional and stylish space. The goal was to create a serene and practical environment, retaining some elements while adding modern upgrades. Demolition began with removing the bathtub and surrounding structures. The bathtub was removed completely to make way for their new large walk in shower. BK's custom shower was installed with his selections of the Ivory Matte 2x2" square tiles on the shower floor, and the Lagos Ivory Matte 12x24" rectangle on the shower walls, set in a horizontal straight stack pattern for a more modern approach. A new shower bench wrapped in the same over-sized wall tile was added in the dry-off area to provide extra functionality and comfort. BK selected new plumbing fixtures from the Delta Galeon series which included a regular shower head, hand shower, valve, and trim kit in Lumicoat Stainless Steel. A pony wall topped with frameless clear glass was built to add privacy and hide the large recessed shower niche to maintain the clean look of his new shower. The remodel transformed BK's master bathroom into a more functional and aesthetically pleasing space. The custom shower significantly enhanced the room's usability and appearance.
