Upon entering the home, the foyer is flanked by the living room to the right and, to the left, a formal dining room with tray ceiling and craftsman style wainscoting and chair rail. The dramatic 2-story foyer opens to great room with cozy gas fireplace featuring floor to ceiling stone surround. The great room opens to the breakfast area and kitchen featuring stainless steel appliances, attractive cabinetry, and granite countertops with tile backsplash. Sliding glass doors off of the kitchen and breakfast area provide access to the backyard patio. Also on the 1st floor is a convenient study with coffered ceiling. The 2nd floor boasts all 4 bedrooms, 3 full bathrooms, a laundry room, and a large rec room. The owner's suite with elegant tray ceiling and expansive closet includes a private bathroom with tile shower and whirlpool tub.

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom. The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space. In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. The large mint cabinets add a lighter touch to the space.

The Kipling house is a new addition to the Montrose neighborhood. Designed for a family of five, it allows for generous open family zones oriented to large glass walls facing the street and courtyard pool. The courtyard also creates a buffer between the master suite and the children's play and bedroom zones. The master suite echoes the first floor connection to the exterior, with large glass walls facing balconies to the courtyard and street. Fixed wood screens provide privacy on the first floor while a large sliding second floor panel allows the street balcony to exchange privacy control with the study. Material changes on the exterior articulate the zones of the house and negotiate structural loads.

Flanking garages compliment a grand entrance and frame a roundabout style motor court. On axis, and centered on the homes roofline is a traditional A-frame dormer. The walkout rear elevation is covered by a paired column gallery that is connected to the main levels living, dining, and master bedroom. Inside, the foyer is centrally located, and flanked to the right by a grand staircase. To the left of the foyer is the homes private master suite featuring a roomy study, expansive dressing room, and bedroom. The dining room is surrounded on three sides by large windows and a pair of French doors open onto a separate outdoor grill space. The kitchen island, with seating for seven, is strategically placed on axis to the living room fireplace and the dining room table. Taking a trip down the grand staircase reveals the lower level living room, which serves as an entertainment space between the private bedrooms to the left and separate guest bedroom suite to the right. Rounding out this plans key features is the attached garage, which has its own separate staircase connecting it to the lower level as well as the bonus room above.

A new and improved kitchen layout that is perfect for this young family of four. With ample storage in the kitchen island and upper cabinets, we were able to keep the design low-maintenance and easy to keep clean, as clutter would have taken away from the light and airy aesthetic. A light gray kitchen island and subway tile backsplash paired with the bright white countertops and cabinets gave the space a refreshing contemporary look. Darker gray contrasts with the lighter color palette through the stainless steel appliances and unique pendant lights. To the corner of the kitchen, you'll find a discreet built-in study. Fully equipped for those who work from home or for the children to finish school projects. This small office-kitchen space duo is perfect for bringing the whole family together, for meals and throughout the day. The home owner’s of this 90’s home came to us looking for an updated kitchen design and furniture for the family room, living room, dining room and study. What they got was an overall tweaking of the entire first floor. Small changes to the architecture and trim details made a large impact on the overall feel of the individual spaces in an open floorplan space. This project was for a family who needed more interior living space and wanted to improve their kitchen but didn't want to lose their entire rear yard. The ultimate design for their home was to add an addition to the rear of the house that would serve as their new custom kitchen space. In doing so, we were able to dramatically increase the family room size by expanding into the dining room space and moving the dining room to the old kitchen location. The wall between the old kitchen and dining room was also removed allowing for a more open feel and a better transfer of light between rooms. This interior layout change resulted in improved functionality and flow through the house while preserving as much of the rear year yard and patio area as possible. The new kitchen design includes a feature island in walnut and a highly custom backsplash with an inlay at the range. If you study the images closely, you will see that the feature glass door cabinet has a walnut interior to compliment the island. Add to this an efficient cabinet layout, quartz countertops, and ample lighting and you have a space that this family is proud to call home!
