Built in 1949, this Edina home had a strong horizontal presence on the site, but through subsequent renovations the overall massing was lacking clarity and refinement and the entry was diminutive and uninviting. The roof and siding materials were aging, and important interior spaces were cramped and closed in. The house needed better light, better connection internally and out, and exterior updates to clarify and enhance the strengths of the home. The primary design evolved out of a celebration of the existing horizontality of the home and a recognition that a bigger home was not needed. By layering materiality and color, a new identity was created. A new cedar entry canopy slips out from under the previous roof line, extending further towards the street. This added warmth at the entry is echoed along the facade, creating a graceful rhythm and texture. The previous additions were re-clad with a darker material palette in order to anchor and unify the ends of the home. As the grade slopes down towards the back yard, horizontal bands are exposed, revealing the layering top to bottom. Combined, these few shifts in color and materiality allowed for a complete transformation of the home. The interior is reflective of the material and color palette used outside. The main living spaces are opened up and connected while strengthening the original symmetry of the more formal linear alignment of rooms. A whole new kitchen relocates the center of the home and makes more fluid the daily life of this young family. The house is fully transformed inside and out, all without adding more square feet. The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others. The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure. Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. This small house was almost completely open to the outside with windows and doors. It is close to the ocean and the clients loved the idea of living with ocean breezes. It is best described in feeling and scale as a cottage and has elements of quaintness as requested by the clients. It was my second house. Materials were simple and natural: exposed concrete block, Fir beams, Cypress paneling, cabinets and built-ins, stained concrete floor and patina copper fireplace hood and chimney. Wood casement windows were made by the carpenters on the job. In 1999 additions and alterations were designed for a subsequent owner which significantly increased the size and character of the "cottage". A second floor master bedroom suite was added, multiple copper clad pyramid roofs defined individual spaces and block walls were clad in cut coral stone. Unfortunately the project was abandoned.

A small house on a large lot with numerous Oaks and Sable Palms. An older couple with an important art collection which included French Impressionists and works by Mondrian and Calder, who were also personal friends.(valuable pieces were replaced for photographs) A raised concrete slab over ventilated crawl space provides humidity control and is expressed by low planters extending outward. Space is defined by planes, both horizontal and vertical. A lower trellis defines the cork circulation path below and extends into the Kitchen and Baths as luminous ceilings and hovers over Entrance and Screened Terrace. Materials are limited to exposed concrete block, Cypress, Mahogany panels and plaster/stucco. And given a need for more space and a desire to stay in their neighborhood – the prime Arapahoe Ridge neighborhood of Boulder – our clients knew their home was due for a major renovation. By the time DAJ Designs of Louisville had completed drawings, it was clear that very little of the original house was going to remain the same. To create the space and configuration they desired, the first goal was to add a 2nd story, allocated solely for the new Master Suite, with its own private Balcony. But to create additional space needed for the Kitchen and walk-in pantry, we also pushed out into the original Garage footprint, subsequently extending the Garage to create room for 3+ vehicles. We also reworked nearly every other interior partition wall on the main floor to accommodate a spacious Great Room, 2 kids’ bedrooms, an Office, 2 bathrooms, and a dedicated Laundry room. With clean white Craftsman details for the Exterior and interior trim and doors, natural granite counters, glass tiles, and creamy white Shaker-style cabinetry, our clients’ good taste added a timeless warmth to their now larger (3,000 SF) and more functional home.

Over the decades since the original construction, I have added three subsequent major additions transforming the layout, size and detail style of this home. I took on the challenge to make all the subsequent additions seamless design statements.

With stunning views of Gibraltar Rock, Mission Canyon, and Cielito Overlook, the house’s original designers sited it perfectly and implemented an elegantly simple structural system based on a clear design vision. Unfortunately, several subsequent owners lacked that same clarity and made questionable remodeling choices based on passing style fads, effectively turning the house into something it was not and – most perplexing of all – turning their backs to the majesty of the surrounding mountains and valley. Working with the new owner, who saw through the noise of these misguided remodels, we set out to return the house to its roots and recreate its rhythmic geometry and interior flow. We added new wall-to-wall double sliding doors that open to the expansive northern views, bringing space and light to the living, dining, and kitchen areas and providing easy access to the surrounding natural environment. We also reconsidered the color palette and materials, simplified detailing and trim, and highlighted interior focal points such as the original slump block fireplace and newly remodeled kitchen. The house now entertains easily and provides a comfortable and gracious living space for its owner and guests.
