Viewed from above, this two-story great room highlights the thoughtful furniture layout and intentional space planning that make the home equally suited for everyday living and entertaining. The seating arrangement creates multiple conversation zones while maintaining an open connection to the custom fireplace, kitchen, and outdoor living areas.

Both the main and second levels will undergo complete transformations. The existing enclosed porch will be expanded both vertically and horizontally with a new second-storey addition and 28’x19’ bump-out across the back of the home. Large and abundant windows throughout will give the home a light and airy atmosphere.
On the main level, relocating the stairs will create an expansive open-concept living, dining, and kitchen space, perfect for entertaining family and friends. The living area will be anchored by a modern fireplace, complete with custom millwork filling the entire wall on both sides. Easy access to the backyard patio through triple sliding doors from the dining area will make indoor-outdoor living effortless. The kitchen will boast plentiful counter space, a sizable island seating four, and lots of storage in the walk-in pantry. A new private corner office offers two views of the picturesque rural property. The new front entry will feature a covered exterior and a spacious interior, warmly welcoming visitors.

Challenge: The main challenge was maintaining a cohesive design while replacing underperforming elements from a previous installation, all within an existing architectural framework. Additional hurdles included sourcing pieces that worked with existing furniture, finding properly scaled rugs for large North Scottsdale rooms, ensuring correct counter stool height for a substantial 3-inch stone slab island, and coordinating the timeline around photography/videography schedules and local contractor availability.
Solution: We approached the refresh strategically by preserving the strongest existing elements while updating key furnishings and finishes to create a warmer, more sophisticated look. New vendor relationships and products were tested before specifying for broader client use, while all selections prioritized durability for an active family lifestyle. Timeline flexibility became a creative advantage, allowing for an unconventional beam wallpaper application that ultimately became a signature design moment. We used a beautiful piece of original art as the driver for the color scheme and vibe for this living area project. We made selections to complement the piece that made the vibe cool, colorful and cozy. We chose some beautiful African-inspired décor to bring their existing book shelves to life. We opted for family-friendly pieces that would stand up to the play of two little boys and a pup. Revolution Performance Fabrics to the rescue on both the sofa and new window seat cushions. I'm also a little obsessed with the pass-through coffee table. I can imagine the little ones crawling through it when it's not doubling as substantial storage space.

The La Calandria residence is a custom home situated in the heart of Los Angeles with views spanning all the way to Pasadena. The 2,234 square foot home has modern aesthetics including spanning views of the skyline below and consists of 4 spacious bedrooms and 4.5 bathrooms. Our client proposed two adjacent homes on a downslope lot which required various civil and structural engineering services. Our structural design team designed the hillside home on piles which included permanent shoring techniques that saved the client a substantial amount of money by not resorting to temporary shoring which can add time and cost to the project pipeline. The stormwater on the site was managed and directed to Low Impact Development flow-thru planters which are required in the city of Los Angeles whenever you are adding or proposing over 500 sqft of construction. The planters serve as a filter for contaminants in the stormwater and are beneficial for recharging the ground water system. Whether you are entertaining a group of friends on the roof top deck or below in the garden, the La Calandria residence is a perfect fit for those wanting the peace of a hillside home while catching any of the major freeways within minutes.

A few years ago, my Dad broke his hip, and needed his tub converted to a shower. Just because necessity brings on a remodel, does not mean it's can't be both beautiful and functional.
We replaced the traditional tub with a low profile shower pan and substantial sliding glass doors. We added a stone bench for seating, and changed out the hardware to include both a stationary and hand-held shower head. And of course added some grab bars for safety. We also added a built in soap dish/ shampoo caddy in the wall.

Nearly forty years ago the homeowners installed a "state of the art" kitchen complete with built-in refrigeration and contemporary metal cabinets. The once cutting edge look and function of the space served them well for almost 4 decades, but it grew tired. Our clients came to us wanting a kitchen design that would fit the period of their home while providing all of the modern benefits of a new kitchen.
The table and banquet seating that served their growing family well for many years was no longer needed. A functional island was designed with enough comfortable seating for these ‘empty-nesters”, their friends and family. The wife loves to cook and on occasion so does her husband, but his main job is cleaning. The previous layout was cramped, leaving them often in each other’s way. The new wall oven and island allows for substantially more counter space. The island seating works perfectly for dining, socializing or food preparation. The gray painted cabinets on the perimeter provides a wonderful contrast with the ebony stained cherry island and bay cabinets. The elegance of the Wicked White Quartzite counters and backsplash blends beautifully with the cabinetry, while complimenting the original wood flooring which was newly sanded and stained complete with original visible nails. The final design fits nicely into this wonderful Brownstone home, which our homeowners plan to enjoy for decades to come.
