The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides.
For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls.
The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder.
Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV.
High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls.
Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them.
Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate
The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems.

Formal Backyard Garden Showcases the Beauty of Natural Gray Concrete
This Pacific Northwest project called for a total backyard transformation that required a significant reduction in lawn space, most of which was saturated and mossy. Emily of Emily Russell Landscape Architecture designed this formal backyard garden which was installed by Northwest Construction & Landscape, LLC.
Previously unused space was organized through the creation of a courtyard patio which functions as an extension of the house that the homeowner can use for family gatherings, entertaining, or reflection. Budgetary concerns led her to opt for concrete rather than a mortared flagstone patio. “I always let homeowners know that we can do either for them, but to me, going with concrete is an easy choice to make because of the cost savings,” says Colby Brand, President of Northwest of Construction & Landscape, LLC.
Ashlar slate stamped concrete was suggested by Colby to mimic the pattern used in Emily’s conceptual design. The final plan featured natural gray, ashlar slate stamped concrete with antique coloring for texture. Colby and his team poured the steps first. Substantial in size – the rise is 4’ with a run of 5,’ and includes a 4’ landing on top – the steps allow an easy and fluid transition from inside to outside.
After the steps were completed, the curved walkway on the side of the house was poured, connecting the backyard to the front yard. Instead of a conventional, rectangular shape for the 647 sf courtyard patio area, the formality of the plan called for sections of the concrete to bump out into the garden beds against the back side of the house, tying the contrasting elements together.
Granite urns and curved, concrete benches purchased by the homeowner rest atop the rounded portion of the concrete and provide a space for sitting and an inviting view from the house. Regarding the final product, Emily Russell states, “My client and I are extremely happy with the finished patio. It's such an inviting space that is well loved and used on a regular basis.”

Overlooking the picturesque Rogue Valley, this aging-in-place residence artfully aligns with the needs of an octogenarian couple. Spaces are designed like a spiraling shell whose central axis is the Great Room. Three substantial lightboxes rise above the cathedral ceiling to bathe the space in natural indirect sunlight. An open kitchen engaging with the dining and living areas promotes and supports engagement between the residents and care providers. Each area of this spacious center offers panoramic views, from the stunning Madrones on the lawn to the beautiful cloud-raked Klamath Mountains beyond.

Built in 1884, this is the first house on Main Street one sees when exiting the train station. Its prominent corner location helps define the gateway to the town shopping district. Schematic design sessions for this period home’s renovation were already complete when the news was shared with the design team that one of the owners had been diagnosed with a progressive motor neuron disease.
The homeowners asked us to incorporate universal design features—including wheelchair access to every room on every level of the home—but were insistent that they did not want to create a home that looked or felt institutional.
Due to the home’s high visibility, it was important to the owners that the addition, including the elevator rise, be stylistically seamless and unobtrusive. This was achieved by applying existing character-defining features from the house such as octagonal massing, columned porches, steep roof slopes, and decorative shingle patterns. Complimentary architectural ornamentation was introduced to highlight the Queen Anne style and diminish the scale of the elevator rise. Interior and exterior access challenges were graciously overcome without sacrificing authentic period detailing.
The addition begins with exterior entry at ground level. A half stop down to the basement provides access to a “wheelchair wash/dog wash” station and game room. A half stop up brings the elevator to the first floor followed by traditional stops at the second floor and attic/owner’s suite.
Widened halls and doors make circulation via a wheelchair through the home achievable. Other universal design features and fixtures include the zero-entry shower in the owner’s and guest baths, French-door ovens, induction cooktop, touchless faucet, and refrigerator and freezer drawers. These make the home functional and comfortable for all members of the family.
In collaboration with a landscape architect, we also created a lush pocket of privacy on this very public lot. The new hardscaping creates access around the house, to the grill, fire pit, patio and driveway as well as to the town sidewalks making wheelchair inclusion both possible and effortless. Substantially complete Fall 2021.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments.
The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard.
Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.
