Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

Well situated in Mont Royal, this split-level home had many positives apart from its dated interior, and layout of many small and inefficient rooms. This was all at odds with the owners’ lifestyle and aesthetic. The client had architectural plans designed for a third floor addition that were to include a master bedroom and ensuite bathroom. The desired look for the entire house influenced all aspects of construction. Apart from the removal most walls on the main floor, everything was stripped back to the most simple and pure of finishing materials. The existing floors were refinished in a smoked grey matte palette and offset the rich warm walnut accents in the kitchen and soft white walls. With an abundance of white walls throughout, feature walls were essential in both the master bedroom and ensuite. The deep charcoal wall in the bedroom provides dramatic contrast to the teak headboard and hammered silver light fixture. The owners were downsizing from a large ornate property down the street and were seeking a number of goals. Single story living, modern and open floor plan, comfortable working kitchen, spaces to house their collection of artwork, low maintenance and a strong connection between the interior and the landscape. Working with a long narrow lot adjacent to conservation land, the main living space (16 foot ceiling height at its peak) opens with folding glass doors to a large screen porch that looks out on a courtyard and the adjacent wooded landscape. This gives the home the perception that it is on a much larger lot and provides a great deal of privacy. The transition from the entry to the core of the home provides a natural gallery in which to display artwork and sculpture. Artificial light almost never needs to be turned on during daytime hours and the substantial peaked roof over the main living space is oriented to allow for solar panels not visible from the street or yard.

As you step off the elevator into this dazzling apartment, the first thing you encounter is the dramatic floating polished Thassos stair with the skyline beyond. The light appearance belies a substantial feat, the concealed structure developed by the design and construction team to allow light and glimpses of views between the stair treads.

Of course, to have music playing in every room, a movie viewable throughout the house, and security cameras all require a substantial amount of behind the scenes work!

This sleek contemporary staircase pairs rich ebony-stained oak with satin black horizontal iron balusters for a striking modern aesthetic. Square oak newels with chamfered tops anchor the design, while thick contemporary oak treads provide substantial footing. The ebony-stained custom handrails tie the dark tones together, creating visual cohesion from bottom to top. The large custom shower is designed especially for steam showers. The transom can be closed while steaming. The steam element has controls inside the shower including an option for adding natural scented oils such as lavendar or eucalyptus. The fan controls are located right outside the shower door just in case you forget to turn it on. Either finish under the rainhead or use the multi head adjustable shower. We also opted to have this shower be curbless to visually add to the luxury appeal. Heated floors of course. This Master Ensuite reflects the light, water and earth elements found on this home's substantial lake front site in south Burlington. Completely enclosed in glass, this custom wine cellar in Hermosa Beach, Los Angeles, California, is sure to turn some heads. Located directly off of the kitchen and dining room, this custom wine room / glass wine cellar / modern wine cellar / contemporary wine cellar holds upwards of 200 bottles. Glass, Metal, and stone are all utilized in our favorite combination for a gorgeous contemporary masterpiece. Double deep metal wine racks / metal wine racking is utilized here, placed a few feet off of the ground to allow for potential case storage space on the tile below. Black metal wine racking was also chosen, as opposed to silver metal wine racks in order to really make the space pop. The glass here is single pane. A 36" wolf induction cooktop was incorporated into the large island in this kitchen. Behind it, there is a down draft vent. Flat panel cherry cabinets were used and feature slab drawers and doors. Dark stain was selected for the cherry cabinets.

The addition of a dedicated make up counter area pleased both spouses. She has the correct lighting and storage and he has the rest of the bathroom counter free. The larger pull out drawer houses a blow dryer and curling irons as well as another smaller pull out drawer.
