A substantial house in one of the Peninsula’s most desirable neighborhoods, this residence was home to a busy family of five looking to design spaces that welcomed their large extended family and friends. For the living room, we were tasked with creating an architectural, elegant space to seat fifteen. A den/library highlights the homeowner’s passion for green. In the powder room, we selected green and navy grasscloth wallpaper for a burst of vibrancy.

This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project.
We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors.
Challenges:
This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time.
Solution:
The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project.
However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. We believe the results speak for themselves!

The flooring featured in this home are a rich luxury vinyl that has the appearance of hardwood floors but the cost savings is substantial over hardwood.

This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area.
The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area.
A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island.
Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. Details such as these provide a sense of family and history to the central hub of the home.

A bold gable sits atop a covered entry at this arts and crafts / coastal style home in Burr Ridge. Shake shingles are accented by the box bay details and gable end details. Formal paneled columns give this home a substantial base with a stone water table wrapping the house. Tall dormers extend above the roof line at the second floor for dramatic effect.

This Brooklyn backyard patio design was made for entertaining with its outdoor kitchen, contemporary dining and seating areas, a fire-pit, bluestone patio, and custom horizontal planter boxes and fencing made of ipe. The lush plantings include Japanese maples, dogwoods, ornamental grasses, trumpet vines, sweet potato vines, and a lush assortment of flowering perennials and annuals. All of the plantings contain automated low-voltage up-lighting and drip irrigation lines. The main challenges to designing this space included being aware of widely varying pockets of sun and shade and using the right plants that would do well in each scenario, providing adequate drainage in the bluestone patio, which we did by installing a zip drain that runs the length of the patio, and making planters that would be substantial enough to be able to hold mature plantings, but that wouldn't be so heavy that they would be impossible to ever move later on. We put casters on the bottom of all the planters to help make them mobile, which turned out to be a very good thing when the client decided to make some changes to the placement of the planters after they were installed. One of our most substantial projects to date was this second-floor expansion. This family needed more space to spread out and decided the best way to get it was to add a new floor.
The second floor includes two kids' bedrooms, a kids' bathroom, a master bedroom, a master closet, a master bath, a laundry closet, and a family lounge area.
For the exterior, a new farmer's porch was added to the front along with a new stamped concrete walkway leading the front door. Around the back, we added a Juilet balcony off the family lounge area featuring steel cable rails and overlooking the backyard.

This sleek contemporary staircase pairs rich ebony-stained oak with satin black horizontal iron balusters for a striking modern aesthetic. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well.
For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Perfectly appointed furnishings, artwork, accessories and custom made window treatments complete the look and feel of this gorgeous vacation home.
