What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized?
This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants.
We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy.
Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.

This family of 5 was quickly out-growing their 1,220sf ranch home on a beautiful corner lot. Rather than adding a 2nd floor, the decision was made to extend the existing ranch plan into the back yard, adding a new 2-car garage below the new space - for a new total of 2,520sf. With a previous addition of a 1-car garage and a small kitchen removed, a large addition was added for Master Bedroom Suite, a 4th bedroom, hall bath, and a completely remodeled living, dining and new Kitchen, open to large new Family Room. The new lower level includes the new Garage and Mudroom. The existing fireplace and chimney remain - with beautifully exposed brick. The homeowners love contemporary design, and finished the home with a gorgeous mix of color, pattern and materials.
The project was completed in 2011. Unfortunately, 2 years later, they suffered a massive house fire. The house was then rebuilt again, using the same plans and finishes as the original build, adding only a secondary laundry closet on the main level.

School settings require students to maintain concentration and sit still for long periods of time throughout the day. Needless to say, that can be tough not only for teenagers but adults as well. Harnessing sheer roller shades to cover classroom windows helps ensure sunlight doesn’t become a hindrance in the path of education, but a facilitator of better learning. By diffusing sunlight that enters the classrooms, students don’t suffer the negative cognitive impact of harsh glare that’s strainful on the eyes. Instead, they enjoy the benefits sunlight plays in maintaining alertness and attentiveness. Classroom window shades that provide better privacy also help to keep outside distractions from interfering with the lessons, keeping students focused on the subject at hand. The right use of colorful roller shades can also complement sensory cues for focus created by the classroom environment. This mid century modern home, built in 1957, suffered a fire and poor repairs over twenty years ago. A cohesive approach of restoration and remodeling resulted in this newly modern home which preserves original features and brings living spaces into the 21st century. This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote.
Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work.
I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum.
Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing.
I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane.
All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries.

Wood Look Tile Pros
Value- Tile has always been a better value than hardwood.
Durability - It’s a fact. Tile is one of the most durable flooring materials you can buy. If you take care of it, it will still look new in 20 years; unlike its counterpart.
Maintenance - Tile is ridiculously easy to maintain. You won’t need fancy tools or expensive cleaners. A regular tile mop and static broom or tile vacuum will work fine.
Versatility - Do you long for versatile flooring that can go anywhere in your home? If so, wood-look tile fits the bill. You can install tile in bathrooms, and kitchens.
Variety - If you’re craving a flooring solution that allows for endless possibilities, wood-look tile is an excellent option.
Allergy-friendly - Wood grain tile is perfect for allergy sufferers. It doesn’t harbor dirt and dander like carpet can (that goes for both ceramic and porcelain).
Pet-friendly - Tile is a wise pet-friendly flooring option for the dog or cat owner who worries about scratches and scuff marks. Even if you have large dogs, quality tile won’t scratch like hardwood can. And unlike other surfaces, your cat can’t shred it or use it as a scratching post.

JLC was charged with transforming a 35 year old home which had suffered a remodel or two into a cohesive and modern home. Sustainable design principles were placed at the forefront of the design process alongside functionality and aesthetics. The end result is a roughly 3,000 sf home that is both comfortable and beautiful. The exterior palette is defined by Resysta siding and decking, acrylic stucco, a standing seam metal roof and black aluminum windows and doors. At the interiors white oak and walnut cabinetry throughout bring natural warmth to the clean, white interior. The existing concrete aggregate terrace suffered from disrepair and access was limited from the rear of the Bethesda home. We were tasked with replacing all paving, coping, and stairs. An improved water feature behind the original kidney-shaped pool provided white noise to distract visitors from the nearby highway noise. New masonry stairs provides a seamless connection with the house and leads the residents to the new outdoor kitchen.

Coletta freestanding stone bathtub was designed with easy access as the principle advantage. The low profile walls of only 19.75” in height make it easier for older and physically challenged bathers such as those suffering from arthritis, to get in and out of the bathtub easily. Combining the low height feature and our firm yet smooth Aquatex material, the Coletta is a unique low step-in bathtub which puts it far ahead of the flimsy and obsolete looking competitor models found on the market.
Coletta – a charming bathtub of contrasts:
The Coletta freestanding bathtub is a wonderful paradox of contrasts. Large-scale capacity combines with elegance thanks to the carefully designed, fluid transition of the bath rim from very narrow to usefully wide. Its charm is further enhanced by the slightly tapered, narrower bath base, which looks delicate yet is very much in harmony with the rest of the design.
A small wooden masterpiece for a great number of Aquatica tubs

The solid wood balance and excellent strength. The overall size - 36.25 "x 8.25" (92 x 21 cm) gives you plenty of room to put all your bathing essentials right at hand. The wood used for this bathtub tray is 100% natural and has been treated with a teak oil to ensure waterproof impermeability and long life. It drains and self-dries freely. Can be made of Teak or Iroko wood upon request.
Integrated slot overflow brings sleek minimalistic design appeal, increased water depth, improved ergonomics, simpler and lower cost maintenance.

Mid-sized traditional gray two-story wood exterior home idea in Seattle with a shingle roof

CONTACT
These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also.
Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind.
DESIGN
The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces.
The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets.
When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully!
CONSTRUCTION
We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor
Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists.
THE END
The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!
