What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized? This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants. We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy. Planting and greenery surround the deck. This family of 5 was quickly out-growing their 1,220sf ranch home on a beautiful corner lot. Rather than adding a 2nd floor, the decision was made to extend the existing ranch plan into the back yard, adding a new 2-car garage below the new space - for a new total of 2,520sf. With a previous addition of a 1-car garage and a small kitchen removed, a large addition was added for Master Bedroom Suite, a 4th bedroom, hall bath, and a completely remodeled living, dining and new Kitchen, open to large new Family Room. The new lower level includes the new Garage and Mudroom. The existing fireplace and chimney remain - with beautifully exposed brick. This mid century modern home, built in 1957, suffered a fire and poor repairs over twenty years ago. A cohesive approach of restoration and remodeling resulted in this newly modern home which preserves original features and brings living spaces into the 21st century. This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote. Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work. I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum. Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing. I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane. All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. JLC was charged with transforming a 35 year old home which had suffered a remodel or two into a cohesive and modern home. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!
