Over the years, this Gladwyne home suffered numerous piecemeal renovations and modifications, and was in dire need of a cohesive vision. Seeing past this, the new owners purchased the property because of the home’s unique siting on the land. Abutting the eastern property line, they noticed the potential of a proper renovation which would unify the home and create expansive views across the 2 acre site to the west. Our office was commissioned to create a cohesive design which emphasized these ideas. This completed master bedroom and bathroom suite, marks the end of the first renovation phase. The master suite was expanded and focused around a new 16’ window overlooking the property. The bed is flanked at both sides with a sitting area and custom casework. The perpendicular floor boards define the space and pull the eye into the closet/bath. A composition of reflections distort boundaries, pulling outside inward and provide an evolving seasonal experience. For the lower floor renovation, the client requested the removal of all dividing walls to make the space as visually open as possible. To do this, the entire 2nd floor was temporarily propped up while the 1st floor structure was removed and a strategically designed new structural steel frame system was installed. The remaining central bearing wall also stabilizes the custom stair treads while the guardrails suspend the opposite end from the ceiling. The floor to ceiling glazing opens the views of the sprawling grounds and provides a casual sitting area. A sliding bright red wall divides the office / family room area and the rough sawn wood cabinetry maintain a handmade warm character to the contemporary design.

To break up the ceiling, floating planes containing low-profile LED recessed lighting were incorporated throughout. Grey-washed birch veneer millwork is seen as you enter into the new foyer space. A blackened steel inlaid panel serves as a datum that continues throughout the apartment, wrapping the entry unit and extending around the corner to then transform into a floating bookshelf. The unit not only divides the entry area from the Living room, but also serves its utilitarian purpose on the foyer side as coat and storage closets, and then an entertaining function on the opposing side with a TV niche and custom liquor bar. Whitewashed rift and quartered white oak floors were used to brighten the space. In the kitchen, marble counters extend up the wall and onto the ceiling marking the separation of the kitchen/dining area from the living room/entry area. The kid’s room contains a custom curved desk area built beneath the bay windows to take advantage of the views. In the master bedroom, the blackened steel inlay reappears inset into the wardrobe wall unit.

As seen in another photo within this project showing the before picture, this kitchen suffered from poor flow and felt quite cramped. During the first consultation, there was discussion about knocking walls down and including the dining room as part of the kitchen. We went to the design board and came up with the most economical solution we could to meet all the requirements. No walls needed to be removed. We redesigned the entire kitchen to allow for better flow and space. The end product is still amazing. A few of the changes included the relocation of the dishwasher, fridge and the centering of the sink. Originally the dishwasher and sink were located on the same wall making it very cramped and non-functional. By moving the dishwasher to where the fridge originally was located and then centering the sink allows for a comfortable and functional use of space. Lighting was an essential part of the design with the addition of numerous recessed lights and under cabinet lighting all with the ability to dim. This allows for a full range of ambient lighting. A good portion of the budget went to installing the granite counter tops. The movement is unique in every piece and draws the eye immediately. The glass mosaic tile back splash adds glamour without taking anything away from the granite. The use of different size upper cabinets accentuates the crown molding and gives the kitchen a more custom look but helped stay on budget by using standard sizes. A new Delta kitchen faucet with two wave technology locations make clean up easy when your hands are dirty, and filling a pot less straining on the wrist as you just place it under the faucet and the water turns on automatically. Finishing the kitchen off is the Mannington vinyl tile flooring that requires grouting. Laid on a diagonal, again raises the level of this kitchen to a more custom feel.

Independent Home just recently completed a Florida walk in tub installation in the city of Pensacola for our customer Claire S. Learn about the process and why it may be a good idea to add one to your home! Our installation process starts with a pre-installation meeting with the customer to go over what type of walk in tub is best for their needs, what the best location would be, and what type of the finish the customer wants. At the meeting with Claire, she told us that she wanted a tub that could prove a safe bathing experience but also help with her arthritis and leg pain. Our installation experts decided that the celebrity walk in tub was the best option for Claire. The celebrity walk in tub was the best option for Claire’s Florida home because of the safety features it is able to provide. Claire’s previous bathtub had a 15 inch edge, which made her nervous of getting in and out. Her old tub also had a non-secure seat giving Claire the fear that she may fall. The celebrity walk in tub has a low threshold eliminating the high edge. It also has a 17” ADA compliant seat, giving Claire that extra security that she needed. As stated before Claire suffers from arthritis and leg pain and she wanted her new tub to help with the pain. The celebrity walk in tub was a great choice because you are able to add hydrotherapy features. Hydrotherapy is the use of water to help decrease physical discomfort. It works by the jets greater range of motion. The jets waves allow an increase in circulation causing the joint inflammation to decrease, which will help eliminate Claire’s pain. Installing Claire’s walk in tub took just a couple of days to complete. The process included removing Claire’s old tub including the foundation, putting in the proper plumbing, connecting the water, making sure there weren’t any leaks, and finally building the shelf area around the tub. Claire is extremely happy with her new walk in tub. Her worries of falling are behind her. She enjoys that when she is in a hurry and can’t enjoy a full soak there is an extendable shower wand. Overall, every time Claire gets a bath she feels like she is at her own private spa.

At the start of the year we usually get asked to restore the appearance of patios and other outside areas which have suffered from the staining of autumn leaves and the ravages of winter cold snaps. Most patios are quite straight forward to maintain however when you’re dealing natural stone then it’s best to call in your local Tile Doctor to ensure nothing is applied to the stone that could damage it. Such was the case with this four-year-old Sandstone Patio at a house in the town of Kettering. Unfortunately, it was not sealed when it was first installed and the combination of weather and UV sunlight had faded the tiles, this together with general soiling had greatly affected the appearance of this beautiful stone and could almost have been mistaken for concrete slabs. My first course of action was to lightly spray the area with a dilution of Tile Doctor Pro-Clean which is a powerful tile cleaning product that is safe to use on Stone. The solution was allowed to soak in for a while before being agitated with a brush to bring out the dirt. This was followed by pressure washing with a spinning tool at a medium pressure so as to not damage the stone. Once dry I re-grouted the entire area and then sealed with Tile Doctor Colour Grow Sealant which is a impregnating breathable product (essential for damp environments) that also enhances the natural colours of the stone. Within hours of finishing the customer came home and called me straight away to say he couldn’t believe the transformation that was achieved and they looked better than when they were first laid. Details such as Spanish tile floors in the entry and kitchen were kept, as were the dining room's spirited marine-blue combed walls, which were refinished to add even more depth. A beloved lacquered linen coffee table was also incorporated into the great room's updated design. To modernize the interior, we looked to the home's gorgeous water views, bringing in colors and textures that related to sand, sea, and sky. In the great room, for example, textured wall coverings, nubby linen, woven chairs, and a custom mosaic backsplash all refer to the natural colors and textures just outside. Likewise, a rose garden outside the master bedroom and study informed color selections there. We updated lighting and plumbing fixtures and added a mix of antique and new furnishings. In the great room, seating and tables were specified to fit multiple configurations – the sofa can be moved to a window bay to maximize summer views, for example, but can easily be moved by the fireplace during chillier months.
