They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. The owners of this stately Adams Morgan rowhouse wanted to reconfigure rooms on the two upper levels to create a primary suite on the third floor and a better layout for the second floor. Our crews fully gutted and reframed the floors and walls of the front rooms, taking the opportunity of open walls to increase energy-efficiency with spray foam insulation at exposed exterior walls. The original third floor bedroom was open to the hallway and had an outdated, odd-shaped bathroom. We reframed the walls to create a suite with a master bedroom, closet and generous bath with a freestanding tub and shower. Double doors open from the bedroom to the closet, and another set of double doors lead to the bathroom. The classic black and white theme continues in this room. It has dark stained doors and trim, a black vanity with a marble top and honeycomb pattern black and white floor tile. A white soaking tub capped with an oversized chandelier sits under a window set with custom stained glass. The owners selected white subway tile for the vanity backsplash and shower walls. The shower walls and ceiling are tiled and matte black framed glass doors seal the shower so it can be used as a steam room. A pocket door with opaque glass separates the toilet from the main bath. The vanity mirrors were installed first, then our team set the tile around the mirrors. Gold light fixtures and hardware add the perfect polish to this black and white bath.

This older couple residing in a golf course community wanted to expand their living space and finish up their unfinished basement for entertainment purposes and more. Their wish list included: exercise room, full scale movie theater, fireplace area, guest bedroom, full size master bath suite style, full bar area, entertainment and pool table area, and tray ceiling. After major concrete breaking and running ground plumbing, we used a dead corner of basement near staircase to tuck in bar area. A dual entrance bathroom from guest bedroom and main entertainment area was placed on far wall to create a large uninterrupted main floor area. A custom barn door for closet gives extra floor space to guest bedroom. New movie theater room with multi-level seating, sound panel walls, two rows of recliner seating, 120-inch screen, state of art A/V system, custom pattern carpeting, surround sound & in-speakers, custom molding and trim with fluted columns, custom mahogany theater doors.
