Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! 2011 CAPITAL COTY AWARD HONORABLE MENTION AWARD WINNER Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs. Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart. The new design started with the core of the problem—the maze and separation created by the long hallways. First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen. The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides. The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall.. A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals. Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings. New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

THEME There are two priorities in this room: Hockey (in this case, Washington Capitals hockey) and FUN. FOCUS The room is broken into two main sections (one for kids and one for adults); and divided by authentic hockey boards, complete with yellow kickplates and half-inch plexiglass. Like a true hockey arena, the room pays homage to star players with two fully autographed team jerseys preserved in cases, as well as team logos positioned throughout the room on custom-made pillows, accessories and the floor. The back half of the room is made just for kids. Swings, a dart board, a ball pit, a stage and a hidden playhouse under the stairs ensure fun for all. STORAGE A large storage unit at the rear of the room makes use of an odd-shaped nook, adds support and accommodates large shelves, toys and boxes. Storage space is cleverly placed near the ballpit, and will eventually transition into a full storage area once the pit is no longer needed. The back side of the hockey boards hold two small refrigerators (one for adults and one for kids), as well as the base for the audio system. GROWTH The front half of the room lasts as long as the family’s love for the team. The back half of the room grows with the children, and eventually will provide a useable, wide open space as well as storage. SAFETY A plexiglass wall separates the two main areas of the room, minimizing the noise created by kids playing and hockey fans cheering. It also protects the big screen TV from balls, pucks and other play objects that occasionally fly by. The ballpit door has a double safety lock to ensure supervised use.

Stream channel created with stones to allow runoff from the detention pond on the other side of the bridge flow into an existing wetland and pond downstream. A lovely equine compound was created out of a 35 acre woodland in Bedford Corners. The design team helped the owners create the home of their dreams out of a parcel with dense woodlands, a pond and NY State wetlands. Barbara was part of the team that helped coordinate local and state wetland permits for building a mile long driveway to the future house site thru wetlands and around an existing pond. She facilitated the layout of the horse paddocks, by obtaining tree permits to clear almost 5 acres for the future grazing areas and an outdoor riding ring. She then supervised the entire development of the landscape on the property. Fences were added enclosing the paddocks. A swimming pool and pool house were laid out to allow easy access to the house without blocking views to the adjacent woodlands. A custom spa was carved out of a piece of ledge at one end of the pool. An outdoor kitchen was designed for the pool area patio and another smaller stand-alone grill was provided at the main house. Mature plantings were added surrounding the house, driveway and outbuildings to create a luxuriant setting for the quaint farmhouse styled home. Mature apple trees were planted along the driveway between the barn and the main house to provide fruit for the family. A custom designed bridge and wood railing system was added along the entry drive where a detention pond overflow connected to an existing pond.
