A lovely equine compound was created out of a 35 acre woodland in Bedford Corners. The design team helped the owners create the home of their dreams out of a parcel with dense woodlands, a pond and NY State wetlands. Barbara was part of the team that helped coordinate local and state wetland permits for building a mile long driveway to the future house site thru wetlands and around an existing pond. She facilitated the layout of the horse paddocks, by obtaining tree permits to clear almost 5 acres for the future grazing areas and an outdoor riding ring. She then supervised the entire development of the landscape on the property. Fences were added enclosing the paddocks. A swimming pool and pool house were laid out to allow easy access to the house without blocking views to the adjacent woodlands. A custom spa was carved out of a piece of ledge at one end of the pool. An outdoor kitchen was designed for the pool area patio and another smaller stand-alone grill was provided at the main house. Mature plantings were added surrounding the house, driveway and outbuildings to create a luxuriant setting for the quaint farmhouse styled home. Mature apple trees were planted along the driveway between the barn and the main house to provide fruit for the family. A custom designed bridge and wood railing system was added along the entry drive where a detention pond overflow connected to an existing pond.

3,800sf, 4 bdrm, 3.5 bath with oversized 4 car garage and over 270sf Loggia; climate controlled wine room and bar, Tech Room, landscaping and pool. Solar, high efficiency HVAC and insulation was used which resulted in huge rebates from utility companies, enhancing the ROI. The challenge with this property was the downslope lot, sewer system was lower than main line at the street thus requiring a special pump system. Retaining walls to create a flat usable back yard. Photo by Barbara Wilson Landscape Architect, LLC A small residential, seaside property located on Fairfield Beach, Fairfield was renovated by the new owners and adapted for their active family. Barbara was the landscape architect in charge of all of the landscape elements upgrades. She designed new bluestone curving paths to access the front and side doors and designed new landscape lighting to enhance the walks. The existing trees were saved and she designed new shade and salt-tolerant plantings which were added to provide seasonal color and interest while respecting the existing plantings. Along the beach front additional native beach grasses were added to stabilize the dunes while removing some invasive plantings. This work will be phased over the next few years in an effort to keep the sand stable. Beach roses were incorporated into a hollow in the dunes. A small lawn area was renovated and the surrounding Black Pines pruned to provide a small play area and respite from the sun. Beautiful reblooming hydrangeas line the edge of the gravel driveway. Rounded beach stones were used instead of mulch in the island planting along the edge of the adjacent road planted with Miscanthus, Mugo pine and yucca. Barbara designed a custom kayak rack, custom garbage enclosure, a new layout of the existing wooden deck to facilitate access to the side doors, and detailed how to renovate the front door into only an emergency access with new railings and steps. She coordinating obtaining bids and then supervised the installation of all elements for the new landscape the project. The interiors were designed by Jack Montgomery Design of Greenwich, CT and NYC . Tree work was completed by Bartlett Tree Experts. Freddy’s Landscape Company of Fairfield, CT installed the new plantings, installed all the new masonry work and provides landscape maintenance services. JT Low Voltage and Electric installed the landscape lighting.

Concept and Backstory for this Trilogy Partners and bhh Partners Design: This home, though built recently, has a long history. It’s an old story about a family with a hardworking father and a loving mother and three kids who lived in Denver, but loved the mountains more than anything. About 1908 they decided to buy an old sheep station outside of Breckenridge. At first they lived in the simple shepherd’s cabin they referred to as the “Station House.” As the children grew, so did the family’s passion for horses, ranching, hunting, and fishing and the great outdoors, and it wasn’t long before everyone in the family began to refer to the Station House as home. Denver just became Denver, and it was certainly not where their hearts longed to be. A heavy bell large enough to be heard for several miles, which became known as the “Dinner Bell,” was installed by the front door to call the kids home for supper. After a few years, the family built a pole barn for the horses and a carriage, and then it became the place where they parked theModel T. About 1923 the eldest son returned from college. His first duty was to supervise the construction of “The Manor House.” Now that mother and father had the time to spend not just summer, but most of the year in the valley, it made sense that they build a real house. The Station House could be used by guests. The son had a lot to do and not much time because the house had to be finished in time for a very important event. A wedding, his wedding, was to happen in the spring, barely a year away.So the Manor House, built with local timbers and many local hands, rose up between the old Station House and the Pole Barn. And there was a first marriage at the house. As the family continued to grow,it seemed the Manor House had to grow with them and over the years, it reached out to either side until finally, it was connected by a long front porch to the Station House, just to the south, and the Pole Barn just to the north. The dinner Bell was installed beneath the gable in the front porch because children still needed to be called home from the hills. Fifty years passed and the fact that dozens of mothers, fathers, children, and grand children and even great grandchildren spread all over the country still called it Home didn’t seem strange to any of them. For this was where they came to share the most important things with the rest of their family. They came in the summers and winters, stayed sometimes a week, often longer, but at least once a year, if not a couple times more. They came for the most memorable days of their lives, anniversaries, birthdays, weddings, and sometimes for no reason other than they needed to be with their kin. On those saddest days, when one had passed away, they gathered to remember at the Manor House. They would bury their own in the family plot where the sheep once graced in a meadow that the elk favored in winter. There would be hugs, and tears. But for all, it was far better being sad ere than anywhere else. And now, a hundred years have passed since a family of five first set for in the valley. Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best!
