Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

As an enthusiastic bird watcher, I wanted to give her a view that included happy birds fluttering about. The husband was annoyed by the fact that some of the neighbors allowed their dogs to use this corner lot a toilet without having the curtesy of cleaning up after them. My job was to create a low water landscape (also known as xeriscape) that attracted birds, bees and butterflies but kept the dogs off. We started with directing down spouts in to catch basins called infiltration swales. These swales capture water storing it in the soil where it can be accessed by plants months after the rains have stopped. Then we integrated primarily California native plants and succulents into the design. Special attention was payed to the water needs of the plants and the ideal growing conditions for each species so that the combination of earthworks and plant choice and placement this landscape can get by with zero supplemental irrigation after the period of establishment this landscape. By incorporating flowering California native plants, native birds and insects flocked to the site in a neighborhood otherwise dominated by lifeless landscapes. By surrounding the garden with decomposed granite and succulents we created a space that was unpleasant and unappealing for dogs to relive themselves while remaining appealing to more human sensibilities. Today this property sits on the corner in a suburban neighborhood of Goleta, California. Hopefully serving as inspiration to take out lawns and build beautiful gardens that work to integrate the man made landscape with the natural ecosystem in which it is built.

Atherton has many large substantial homes - our clients purchased an existing home on a one acre flag-shaped lot and asked us to design a new dream home for them. The result is a new 7,000 square foot four-building complex consisting of the main house, six-car garage with two car lifts, pool house with a full one bedroom residence inside, and a separate home office /work out gym studio building. A fifty-foot swimming pool was also created with fully landscaped yards. Given the rectangular shape of the lot, it was decided to angle the house to incoming visitors slightly so as to more dramatically present itself. The house became a classic u-shaped home but Feng Shui design principals were employed directing the placement of the pool house to better contain the energy flow on the site. The main house entry door is then aligned with a special Japanese red maple at the end of a long visual axis at the rear of the site. These angles and alignments set up everything else about the house design and layout, and views from various rooms allow you to see into virtually every space tracking movements of others in the home. The residence is simply divided into two wings of public use, kitchen and family room, and the other wing of bedrooms, connected by the living and dining great room. Function drove the exterior form of windows and solid walls with a line of clerestory windows which bring light into the middle of the large home. Extensive sun shadow studies with 3D tree modeling led to the unorthodox placement of the pool to the north of the home, but tree shadow tracking showed this to be the sunniest area during the entire year. Sustainable measures included a full 7.1kW solar photovoltaic array technically making the house off the grid, and arranged so that no panels are visible from the property. A large 16,000 gallon rainwater catchment system consisting of tanks buried below grade was installed. The home is California GreenPoint rated and also features sealed roof soffits and a sealed crawlspace without the usual venting. A whole house computer automation system with server room was installed as well. Heating and cooling utilize hot water radiant heated concrete and wood floors supplemented by heat pump generated heating and cooling. This peach tree was nearly dead in an abandoned corner of the landscape. Peaches like more water and 'cool' feet than is available here in the high mountain desert. I revived this tree by adding deep mulch out past its drip line and planting a non-spreading variety of comfrey all around. Comfrey is one of the most amazing beneficial plants in the garden, it deserves an article, even a book of its own. In addition to herbal and medical properties comfrey is a powerful dynamic accumulator and mulch plant, it brings a variety of nutrients from deep in the ground and accumulates them on the surface in its leaves. The leaves break down quickly into rich black soil.

photos by Pedro Marti The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel. Pedro Marti

My job was to create a low water landscape (also known as xeriscape) that attracted birds, bees and butterflies but kept the dogs off. We started with directing down spouts in to catch basins called infiltration swales. These swales capture water storing it in the soil where it can be accessed by plants months after the rains have stopped. Then we integrated primarily California native plants and succulents into the design. Special attention was payed to the water needs of the plants and the ideal growing conditions for each species so that the combination of earthworks and plant choice and placement this landscape can get by with zero supplemental irrigation after the period of establishment this landscape. By incorporating flowering California native plants, native birds and insects flocked to the site in a neighborhood otherwise dominated by lifeless landscapes. By surrounding the garden with decomposed granite and succulents we created a space that was unpleasant and unappealing for dogs to relive themselves while remaining appealing to more human sensibilities. Today this property sits on the corner in a suburban neighborhood of Goleta, California.
