When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

New home offices, gyms, and outdoor living areas have quickly become the most sought after goals in home renovation projects as Covid has changed the priorities of how we use our home. We need to find ways so that family members can work and learn in relative privacy. We need to remain emotionally healthy by exercising our bodies. And, we need healthy living spaces that are connected to, or wholly surrounded by natural fresh air.
This project sought to extend season of outdoor living for the family. An outdoor living room, and kitchen, allows for safe and socially distant gatherings. Supplemented by infra-red ceiling heat and a has fireplace this space will remain comfortable deep into the fall.

Minimalist and clean design in the highly functional kitchen. The cooking appliances including a double-oven, below-counter speed oven, and induction range are surrounded by countertops to allow for excellent cooking efficiency. An in-counter compost bin lid helps for quick clean up, while all of the trash, compost, and recycling are kept in the same pull-out drawer to keep them out of sight. The kitchen was designed to take advantage of existing frosted windows which supplement the overhead and under-cabinet lighting, illuminating the working surface from all angles.

Navigating a tight budget, we supplemented the homeowner’s existing personal items and local artwork with great finds from facebook marketplace, vintage + antique shops, and the local salvage yard. The result: a collected look that’s true to Nashville and vacation ready!

Our team of Austin architects decided to keep the kitchen in its original location but add almost 300 square feet to accommodate a large island with seating, a scullery, and a pantry. Additionally, we removed the existing walls to open the kitchen to the main living area. Unique design features include a wall of emerald green cabinets, a custom plaster range hood, brick backsplash accents, and wire mesh front upper cabinets. The large scullery provides further storage and a practical workspace, featuring a supplemental sink and dishwasher.

THE PROBLEM
Our client came to use with a kitchen that was outdated, didn't flow well or use space efficiently and wasn't offering the best views of their bucolic backyard. Their stately colonial home in a beautiful West Newbury neighborhood was in need of an overhaul.
THE SOLUTION
The primary focus was creating a more open and accessible L-shaped layout with oversized island and seating for 4-5 people. The appliances were relocated to optimal placements and allowed for a full 48" range, double ovens, appliances cabinetry with hidden microwave, in-island beverage center as well as dishwasher. We were even able to supplement the walk-in pantry with a free standing pantry for additional storage.
In addition to a kitchen that performed better, we also increased the amount of natural light in the space with a larger window and through use of materials and paint, such as updating the trim to white, which reflects the light throughout the space.
Rather than replace the hardwood floors, we simply refinished the existing oak floors.

This unusual stairway is flooded with daylight. Supplemental lighting is provided at the step level and also with ceiling pendants. The sliding wall panels atop allow the owners to adjust accordingly for daylight and privacy.

Every aspect of sustainable design was incorporated into the house from Passivhaus principles and renewable energy to rainwater harvesting and natural materials. The zinc roof is integrated with solar panels to provide both electricity and hot water which is supplemented by a wood pellet boiler system to provide underfloor heating. In addition, rainwater from the roof is harvested for WC flushing and garden use.
Natural materials that are low in embodied energy have been used throughout including hemp insulation, oak cladding, zinc roofing and lime render. The living room roof also features a green sedum roof.
To create a healthy interior for their young family the clients opted for natural paints and oils and have avoided all materials that off-gas toxic bi-products.

Starry Nights Farm, an organic cattle farm in southern Wisconsin, requested a home in line with their sustainability goals: net zero energy, health-promoting, and a functional farmhouse. Durability and resilience were also priorities, so we chose Insulated Concrete Forms as the wall system, and in addition to heat-pump space conditioning, added a pellet stove for supplemental and backup heating.
