But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

After many years of careful consideration and planning, these clients came to us with the goal of restoring this home’s original Victorian charm while also increasing its livability and efficiency. From preserving the original built-in cabinetry and fir flooring, to adding a new dormer for the contemporary master bathroom, careful measures were taken to strike this balance between historic preservation and modern upgrading. Behind the home’s new exterior claddings, meticulously designed to preserve its Victorian aesthetic, the shell was air sealed and fitted with a vented rainscreen to increase energy efficiency and durability. With careful attention paid to the relationship between natural light and finished surfaces, the once dark kitchen was re-imagined into a cheerful space that welcomes morning conversation shared over pots of coffee. Every inch of this historical home was thoughtfully considered, prompting countless shared discussions between the home owners and ourselves. The architecture of this mid-century split level inspired our design aesthetic within. Surrounded by nature, this stunning home boasts natural wood, expansive windows, and clean lines. As the exterior backdrop changes with the seasons, the gray-blues and oranges used in this master bedroom makes it the perfect place to wake up with the sun, and enjoy a nightcap in the evening.

This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This project has been a labor of love for quite some time! The design ideas started flowing for this space back in 2016, and we are so excited to have recently completed the build-out process after our lengthy planning time frame. These wonderful clients completed a bathroom renovation with us last year, and we absolutely loved the charming, clean-lined farmhouse aesthetic we produced there. Wanting to carry that similar aesthetic into the kitchen, our clients hired us to transform their dated 90's builder-grade kitchen into a stunning showpiece for their home. While no major fixtures or appliances were relocated, nor were there major architectural changes, this space's transformation is a jaw-dropper. We began by removing the existing yellowed oak wood cabinets and replaced them with gorgeous custom cabinets from Tharp Cabinet Company. These cabinets are a very simple shaker style in a bright white paint color. We paired these fresh and bright cabinet with black hardware for a dramatic pop. We utilized the Blackrock pulls from Amerock and adore the playful contrast these pieces provide. On the backsplash, we used a very simple and understated white subway tile for a classic and timeless look that doesn't draw the eye away from the focal island or surrounding features. Over the range, we used a stunning mini-glass mosaic tile from TileBar that shimmers and showcases a variety of colors based on the time of day and light entry. The island is our favorite piece in this kitchen: a custom-built focal point from Tharp, painted in a gorgeous custom blue from Benjamin Moore. The island is topped with a dramatic slab of Arabescato from Pental Surfaces. On the perimeter cabinets, we've utilized the stunning White Fusion quartz, also from Pental. For final touches, we've utilized matte black wall sconces over the windows from Rejuvenation, and have a gorgeous sink faucet from Delta Faucet. Throughout the main level, we refinished the hardwood floors to bring them to a more soft, neutral brown color. New paint is carried throughout the house as well. We adore the bright simplicity of this space, and are so excited that our clients can enjoy this family friendly stunner for years to come!

The design of this remodel of a small two-level residence in Noe Valley reflects the owner's passion for Japanese architecture. Having decided to completely gut the interior partitions, we devised a better-arranged floor plan with traditional Japanese features, including a sunken floor pit for dining and a vocabulary of natural wood trim and casework. Vertical grain Douglas Fir takes the place of Hinoki wood traditionally used in Japan. Natural wood flooring, soft green granite and green glass backsplashes in the kitchen further develop the desired Zen aesthetic. A wall to wall window above the sunken bath/shower creates a connection to the outdoors. Privacy is provided through the use of switchable glass, which goes from opaque to clear with a flick of a switch. We used in-floor heating to eliminate the noise associated with forced-air systems.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Over the range, we used a stunning mini-glass mosaic tile from TileBar that shimmers and showcases a variety of colors based on the time of day and light entry. The island is our favorite piece in this kitchen: a custom-built focal point from Tharp, painted in a gorgeous custom blue from Benjamin Moore. The island is topped with a dramatic slab of Arabescato from Pental Surfaces. On the perimeter cabinets, we've utilized the stunning White Fusion quartz, also from Pental. For final touches, we've utilized matte black wall sconces over the windows from Rejuvenation, and have a gorgeous sink faucet from Delta Faucet. Throughout the main level, we refinished the hardwood floors to bring them to a more soft, neutral brown color. New paint is carried throughout the house as well. We adore the bright simplicity of this space, and are so excited that our clients can enjoy this family friendly stunner for years to come!

But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Refined Continuity: Bridging Classical Architecture and Modern Living This comprehensive remodel of a grand Cow Hollow residence reimagines a historically expressive envelope through a lens of contemporary livability, precision detailing, and material restraint. The design approach carefully balances the home’s classical proportions and ornamental heritage with a refined, modern sensibility—evident in the disciplined palette of warm neutrals, soft plasters, pale oak flooring, and tailored millwork. Circulation has been clarified and subtly expanded to enhance spatial flow, while openings are leveraged to capture light, garden outlooks, and distant water views. Throughout, architectural interventions are executed with a high level of craft, ensuring that new insertions—whether cabinetry, railings, or apertures—read as seamless continuations of the original structure rather than applied elements. The kitchen serves as the operational and visual anchor of the home, conceived as a sculptural yet highly functional environment. Custom rift-cut cabinetry, softened through a desaturated finish, is paired with honed stone surfaces and integrated brass hardware to create a quiet, tactile richness. A monolithic island establishes a central gathering point, while perimeter work zones are carefully layered with concealed storage, integrated appliances, and open, backlit shelving that elevates everyday objects into curated displays. The adjacent bar and entertaining areas extend this language, reinforcing a cohesive hospitality-driven program. In parallel, the primary bathroom is designed as a serene, spa-like retreat, where bookmatched stone, frameless glass enclosures, and finely detailed metalwork converge. The composition prioritizes symmetry, clarity, and light—balancing generous volumes with intimate moments through integrated lighting, custom vanities, and a restrained material hierarchy. The library and ancillary living spaces introduce a more intimate scale, anchored by bespoke built-ins that combine closed storage with illuminated display niches, creating depth and rhythm along the walls. Here, material transitions and furniture integration are handled with particular nuance, allowing the architecture to support both quiet retreat and social gathering. A continuous language of custom railings—executed in refined metal profiles—threads through the interior and extends outward, where the exterior gate and garden elements have been reinterpreted to align with the home’s renewed identity. The entry sequence is now defined by a calibrated interplay of solidity and transparency, with sculptural metalwork and landscape integration establishing a sense of arrival that is both secure and elegant. Collectively, the project reflects a holistic transformation—one that elevates performance, livability, and aesthetic clarity while preserving the inherent dignity of the original architecture.
