We love it when a home becomes a family compound with wonderful history. That is exactly what this home on Mullet Lake is. The original cottage was built by our client’s father and enjoyed by the family for years. It finally came to the point that there was simply not enough room and it lacked some of the efficiencies and luxuries enjoyed in permanent residences. The cottage is utilized by several families and space was needed to allow for summer and holiday enjoyment. The focus was on creating additional space on the second level, increasing views of the lake, moving interior spaces and the need to increase the ceiling heights on the main level. All these changes led for the need to start over or at least keep what we could and add to it. The home had an excellent foundation, in more ways than one, so we started from there. It was important to our client to create a northern Michigan cottage using low maintenance exterior finishes. The interior look and feel moved to more timber beam with pine paneling to keep the warmth and appeal of our area. The home features 2 master suites, one on the main level and one on the 2nd level with a balcony. There are 4 additional bedrooms with one also serving as an office. The bunkroom provides plenty of sleeping space for the grandchildren. The great room has vaulted ceilings, plenty of seating and a stone fireplace with vast windows toward the lake. The kitchen and dining are open to each other and enjoy the view. The beach entry provides access to storage, the 3/4 bath, and laundry. The sunroom off the dining area is a great extension of the home with 180 degrees of view. This allows a wonderful morning escape to enjoy your coffee. The covered timber entry porch provides a direct view of the lake upon entering the home. The garage also features a timber bracketed shed roof system which adds wonderful detail to garage doors. The home’s footprint was extended in a few areas to allow for the interior spaces to work with the needs of the family. Plenty of living spaces for all to enjoy as well as bedrooms to rest their heads after a busy day on the lake. This will be enjoyed by generations to come.

Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. AirPave for Aggregate Containment and Drainage Swale was utilized by the City of Edmond for their parking lot remodel. This Aggregate Containment Drainage Swale helps capture debris and allows for the runoff of rainwater into a containment pond. A drainage swale is a low tract of land, especially one that is moist or marshy. The term can refer to a natural landscape feature or a human-created one. Artificial swales are often designed to manage water runoff, filter pollutants, and increase rainwater infiltration.

Inspiration for a mid-sized eclectic white one-story mixed siding gable roof remodel in Austin with a metal roof

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

The structure can grow horizontally and vertically by adding new cores in different directions per each site condition. It creates public plazas shaded and shielded by the building as it grows. Fully self-sufficient structure houses flexible 3D printed dwellings and workspaces surrounded by semi-open garden spaces and atrium. Thirty feet deep floor plates receive daylight from the exterior and atrium and can conveniently be used as open-plan office space. Electrical, plumbing, and HVAC systems are distributed through modular floor plates, on which 3D printed modules are flexibly plugged in. 3D printed inflatable shells with indoor air cleaning plants house a plug-in kitchen, bedroom, workspace, and bathroom modules. The bridge-connected clusters have decentralized systems with the off-grid micro-grid integrating renewable energy sources and excess energy storage. Compact layouts provide space for an increasing number of entrepreneurs, making them socialize and inspire near their accommodation. Eliminating corridors in dwelling units with an efficient design and replacing them with the garden space surrounding units achieve this endeavor. Amoeba Fusion New York is located at a General Commercial Zoning district in NYC with residential and commercial uses. The site currently accommodates six towers. This project explores a more resilient design solution for an innovative, diverse community for the post-pandemic world. Located in the Lincoln Square neighborhood in Manhattan, bordering Hell’s Kitchen with countless restaurants, the site is close to various public transportation, universities, cultural spaces, and businesses, making it ideal for an innovative, creative crowd. Mixed-use commercial and residential buildings are allowed with a floor area bonus of 20% with a public plaza. With tower regulation, there is no minimum lot coverage requirement, and no rule regarding the distribution of floor area allows the tallest buildings in the city. There are plenty of luxury residential buildings in New York City, but they don’t serve innovative young people and entrepreneurs. Co-living buildings do not provide proper workspaces within the facility. For these reasons, onE.GLobe aims to investigate ways to design long-term live-work-play environments for innovative young people and ease the effects of the future pandemics with its efficient, flexible dwelling units and workspaces surrounded by semi-open garden spaces, atrium, rooftops, public plazas, and wet ponds.
