This client came to us looking for a space that would allow their children a place to hang out while still feeling at home. The versatility of finished concrete flooring works well to adapt to a variety of home styles, and works seamlessly with this Craftsman-style home. We worked with the client to decide that a darker reactive stain would really make the space feel warm, inviting, and comfortable. The look and feel of the floor with this stain selection would be similar to the pictures they provided of the look they were targeting when we started the selection process. The clients really embraced the existing cracks in the concrete, and thought they exhibited the character of the house – and we agree. When our team works on residential projects, it is imperative that we keep everything as clean and mess-free as possible for the client. For this reason, our first step was to apply RAM Board throughout the house where our equipment would be traveling. Tape and 24″ plastic were also applied to the walls of the basement to protect them. The original floor was rather new concrete with some cracks. Our team started by filling the cracks with a patching product. The grinding process then began, concrete reactive stain was applied in the color Wenge Wood, and then the floor was sealed with our two step concrete densification and stain-guard process. The 5 step polishing process was finished by bringing the floor to a 800-grit level. We were excited to see how the space came together after the rest of construction, which was overseen by the contractor Arbor Homes, was complete. View the gallery below to take a look!

On the top floor Anna and Brian each have large offices separated by a Jack and Jill bath and walk in closets. The outdoor balcony on the second floor provides a sitting area with a great valley view and a quatrefoil opening at the end that targets the lush California greenery. Matching barbed quatrefoil windows are also to be found in the kitchen and master wardrobe area. Ceramic murals and pieces of Brian and Anna’s art collection are encountered at key points around the perimeter of the house and also within the house. The roof is a classic clay tile roof with half round copper gutters and round downspouts. The rounded entry turret has deeply inset windows reminiscent of early adobe construction. Chosen by the owners, a boutique in Santa Barbara carefully crafted the black wrought iron lanterns used throughout the house. Indivar Sivanathan

This project won in the 2013 Builders Association of Metropolitan Pittsburgh Housing Excellence Award for Best Urban Renewal Renovation Project. The glass bowl was made in the glass studio owned by the owner which is adjacent to the residence. The mirror is a repurposed window. The door is repurposed from a boarding house. George Mendel

The original kitchen was designed and built by the original homeowner, needless to say neither design nor building was his profession. Further, the entire house has hydronic tubing in gypcrete for heat which means to utilities (water, ventilation or power) could be brought up through the floor or down from the ceiling except on the the exterior walls. The current homeowners love to cook and have a seasonal garden that generates a lot of lovely fruits and vegetables for both immediate consumption and preserving, hence, kitchen counter space, two sinks, the induction cooktop and the steam oven were all 'must haves' for both the husband and the wife. The beautiful wood plank porcelain tile floors ensures a slip resistant floor that is sturdy enough to stand up to their three four-legged children. Utilizing the three existing j-boxes in the ceiling, the cable and rail system combined with the under cabinet light illuminates every corner of this formerly dark kitchen. This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.

Starting with the classic mid-century wallpaper, this home office space might be tiny, but it's filled with potential. The two bookshelves behind the desk frame it and add additional storage space for books, office supplies, and decorative accents. Thanks to this layout, there's still plenty of room for a small relaxing nook across the desk. We added an accent chair paired with an ottoman that can always double as a side table or quickly go underneath the console table when not allowed for more walking space. Finally, we even added a small nook for the furry coworker who wants to stay in the office all-day-long.
