This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. 2013 NARI CAPITAL COTY, MERIT AWARD WINNER, GREEN REMODELING INTERIOR This couple wanted to update their kitchen and first floor, using environmentally-friendly products in the process. Making it green, safe and contemporary were the goals of this renovation. The new kitchen layout with the center island has made getting around this central kitchen more possible. Taller, custom cabinetry has improved the overall storage and accessibility. The open concept design makes the space the hub of the home. Green, safe and contemporary features make this project the jewel of the neighborhood. These features include: • Use of custom-made Douglas Fir slab cabinetry (engineered wood veneer from younger growth trees) with low shin finish (low VOC water based finish) and kilned dried select hardwood frames construction without use of any formaldehyde glues. • Use of no VOC paint on entire interior and exterior. • Manufacturing and installing 12” x 12 ft x ¾” solid birch hardwood floor for entire first floor. This was finished with Low-VOC water based finish. • Reuse of some of the existing lumber and plywood in the same project was essential. • Installing LED recess lighting and task lighting with Lurton Home system lighting management and controllable low voltage dimmers. • Installing high efficiency with the highest rating of Energy Star appliances. • Installing high grade closed cell insulation in walls and open space, caulking and sealing all open gaps. • Install large double pane-low E, argon filled gas windows. • Use of air tight insulated duct chases on all new ducts. Now reaching his 70’s, he contemplated heading up a major kitchen and laundry room renovation himself, planning on doing the carpentry work with his own hands. “I was not convinced I would ever meet anyone who could do it as well as I could do it myself”, said Bud. Ruth and Bud spent 5 years visiting kitchen firms and interviewing designers. They couldn’t however bring themselves to pull the trigger on the project, until they met Advance Design Studio in 2015. “No one understood what I wanted”, said Ruth. She was continually frustrated by experiences with designers who weren’t hearing what was important to her. “Everyone kept designing my kitchen with what they thought it should look like; I couldn’t find anyone who would listen to me”! When they met designer Scott Christensen from Advance Design Studio, they liked him right away. He listened to Ruth and designed a kitchen that she loved, all the while interjecting years of wisdom and design expertise that Ruth appreciated. “The finished product is better than I expected”, says Ruth. “I respected Scott’s opinions and together we created the perfect place for me to bake with my grandkids and truly enjoy the kitchen and laundry room I’ve been dreaming of for many years!” The kitchen transformation began with removing the home’s soffits, and extending new painted maple cabinetry to the ceiling with the addition of an elegant crown molding. Ruth’s new Vita Mix holds a coveted place on her counter, and adjustments were planned to size the cabinets in conjunction with the under cabinet decorative light molding to fit this appliance just right. “This one small detail was really important to me”, says Ruth smiling. Doing laundry is now a breeze in this attractive new space that doubles as a wonderful pantry for the kitchen with room to store food items that didn’t have a home in the poorly designed original space. New Hickory distressed wood flooring was laid both in the kitchen and leading to the hall foyer. Soft gray wood-replicating porcelain was placed in the laundry area, making for an easily cleanable surface for what doubles as a mud room from the garage. Creamy tumbled marble graces an unobtrusive backsplash spilling onto shiny granite counter tops in a rich earthy pattern of fall colors that mimic colors throughout the home. Advance is known details that included custom crafted furniture toe kicks, luxurious crown moldings, and beaded under cabinet moldings. It’s fairly common for owners of older properties – especially houses those that are over 100 years old or more – to find original Victorian tiled flooring hidden underneath carpet. It can wait years for the tiles to be discovered, by which time they have amassed huge amounts of dirt and dust. Such was the case at this property in Bridlington, a Yorkshire town through which a stream known as the ‘Gypsey Race’ runs, before emptying in the North Sea at the Bridlington Harbour. Interestingly enough, folklore says that when the stream is flowing, bad fortune is at hand. The stream must not have been running on the day that we restored this Victorian hallway, as we managed to achieve some truly fantastic results!! The hallway had been severely dulled after going years without professional care. We set about giving it the thorough clean and fresh seal that I’d des partly needed. Here’s how we did it. Our first task was to remove any old, no longer effectual sealer. We did this by liberally applying a strong dilution of our alkaline-based Tile a Doctor Pro Clean, which doubles as a reliable cleaner and a stripper capable of stripping away old sealer. The product was worked into the tiles using a black stripping pad fitted to a 17″ rotary machine, and the process was repeated three times. I noticed that there was still some stubborn dirt and old sealer around the edges of the hallway, so I used some of our handheld diamond encrusted burnishing blocks to grind it away. To finish the cleaning process, we washed the floor with Tile Doctor pH Neutral Tile Cleaner, leaving it fresh and ready to be sealed once left to dry overnight. Upon our return to the property the next day, we ran some quick tests to check for any excess moisture (even a small amount could have damaged the performance of the new sealer). Once satisfied with the the condition of the floor, we proceeded to see it with an impregnating sealer, meaning a sealer that penetrates into the pores of the tile to fill them and therefore prevent trapped dirt and ingrained stains. Our impregnating sealer, Tile Doctor Colour Grow, has the added benefit of being colour intensifying, which really highlights the unique colourful patterns of the tiles. To give the floor a durable sheen finish, as requested by the customer, we also added a coat of Tile Doctor Seal and Go sealer. The result was a complete transformation of the condition and appearance of this great Victorian tiled hallway. They always loved their house – its shape and size, and the piece of land it sits on; but the interior left a lot to be desired. In fact, they hated it. They wanted it to be aesthetically more pleasing and to have much more function and flow. These homeowners challenged Lagois to make it the home of their dreams, and that’s exactly what happened. One of the homeowners loves to cook, but the kitchen was dark. The space was difficult and frustrating. The new kitchen is bigger, brighter, and more functional. It now has all the prep space he needs and the task lighting he always wanted. They also love their new spa bathroom, which is beautiful and warm and exactly what they had in mind. One of the homeowners describes himself as fussy and impatient, and at first he had been anxious about the whole prospect of renovation. He said afterwards that the team made him feel comfortable, listened to, and unconcerned. One factor that made them so at ease with choosing Lagois was the “in house” aspect of their services. The person who designed their home, the one who did the drawings, and the person who managed the construction are all Lagois employees. The homeowners liked knowing those critical functions weren’t outsourced. Another thing they love about their home is the finishes that are exactly to their taste. The homeowners are delighted with the new interior of their home. It is now something they love – both outside and inside.

Our new clients desired a sleek, modern deck for their Wellesley Hills home. Our crews first task was to demolish the original deck- removing all of the wood decking, balusters, railings and newel posts from the deck and staircase. New Azek 5/4”x6” Slate Gray decking were installed with a beautiful Mahogany horizontal slat railing system. Two coats of stain were applied to the railings, along with new coats of Benjamin Moore paint on the deck joists, support column, lattice work and concrete walls along the homes foundation. The result: a beautiful deck our clients can enjoy for years to come!

We continued the warm beige tones from the living room and sun room into the hearth room. Chairs from the living room in an outdated floral pattern were reupholstered in a tailored blue, and paired with ottomans for this comfortable and stylish space. Design Connection, Inc. provided space planning, AutoCAD drawings, selections for lighting fixtures, furniture, area rugs, accessories, paint and stain colors, stone, window treatments, project management between the client and the contractors to keep the integrity of Design Connection, Inc.’s high standards and designs.

This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors.
