Inspiration for a small timeless concrete floor hallway remodel in Bridgeport with white walls

Located in the agricultural outskirts of Grand Junction, this project was designed as a forever home for our client to enjoy the views and live in the heart of her daughter’s ranch. This is the second home on the property, and being sensitive to the existing structures was key to the success of the project. Our client values privacy and maintaining the wide open nature of living within the farm lands that built the Grand Valley. We were able to be mindful of the existing home, as well as the distant neighbors, to create a mountain modern farmhouse, rooted in Grand Junction’s agricultural landscape.
Design Concept
One of the most prominent items on our client’s wish list was an abundance of natural light and a connection to the outdoor spaces. Without any natural features to provide shade to the home, we designed awning features, deep eaves and spacious porches to shield the large expanses of glass from the intense western Colorado sun. We designed well shaded clerestory windows to allow natural light to reach deep into the interior spaces and installed energy efficient, Low-E Weathershield windows to provide year round interior comfort. Our client also valued an open floor plan and durability of materials to make the home as maintenance free as possible. We installed tile flooring throughout for ease of cleaning, installed standing seam metal on the roof for longevity, and fiber cement board siding for durability. It is a harsh landscape in the Western Colorado sun, and we wanted our client’s home to withstand the tests of the desert.
Aging in Place
Because this was designed as a forever home, we used a number of unique design techniques to ensure the home was safe and suitable for aging in place. The most important technique we utilized was designing a “dropped” floor system allowing our floor to be level with the exterior patios. As in all of our homes, we utilized an energy efficient Insulated Concrete Form (ICF) stem wall foundation. This system also allowed us to easily drop our floor joists into it, eliminating any steps, big or small, going into the house. The seamless transitions not only provide safe maneuvering throughout the home, but also a contemporary flair on the farmhouse aesthetic. The positioning of the house relative to the existing home, large expanses of wood plank stamped concrete patios and 3+ foot wide doors throughout are only a few of the other approaches we took to make sure our client was safe and comfortable as they age in this home.

Not a bad place to wake up to. The floors were poured and placed to produce the look of the shelves of rock on which the house was surrounded by and built on. We thought that we would embed aquarium sand, beach glass and sea shells to attain the look of an ocean surround. We would map out the room by drawing a plan for each room prior to seeding with these materials so we would know where to place the retardant in order to expose the aquarium sand, shells and glass. In order to get the pitted pock marked look that the cliff’s shelves had, I decided to use a retardant and drip the liquid randomly with a turkey baster…at first we carefully dripped it out with the baster and as we became more comfortable with the technique we would draw the liquid in the baster and then randomly flick it onto the floors. The results were excellent which you can see in the master bedroom with the fireplace.

Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques
• Foil covered roof sheathing
• Extensive use of blown in cellulous
• All windows & doors are double paned low E argon filed glass
• Tank-less water heaters
• Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV.
Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

This all-electric certified Passive House sits on a 10-acre parcel in Cachagua, a rural area of Carmel Valley, California. The 2,277-square-foot, 3-bedroom, 2.5-bath residence was built next to an observatory, the initial draw for the owners who are avid star gazers. The hues of the home’s interior are intentionally neutral, focusing attention on the dramatic natural surroundings. The great room and adjacent bedroom feature pitched ceilings accented with dark wood beam trestles, lending a sense of expansiveness and elegance. Built-in cabinetry and shelving take maximum advantage of the space.
Given that it is located in a Wildland—Urban Interface zone, Trex® deck and railing materials, a metal roof and special finishes were added to the exterior to decrease flammability. This helped protect the home during a 2020 wildfire. A state-of-the-art heat recovery ventilation system (HRV) is designed to prevent infiltration of smoke to the interior.
Thanks to the highly efficient HRV, and the application of advanced insulation and air sealing techniques, the energy demand for space conditioning is about 90 percent less than a traditionally built structure. The remainder of the home’s energy needs are provided by a solar array. Windows were strategically placed to capitalize on the mountain and valley views as well as naturally control heat gain from the sun.
The observatory, once the sole building on the property, now includes a two car garage and a cozy room for relaxing until the stars make their appearance. While the home was under construction and interior walls still uncovered, it was used to demonstrate Passive House techniques and technologies and related benefits.

This glass wine cellar door is framed by wood which is comprised of Alder wood in laminated veneer lumber. LVL is a technique where sheets of Alder wood are glued together using a strong adhesive and enclosed in a hardwood material so they look like one whole slab of wood. The LVL technique improves durability and prevents warping no matter the temperature and moisture.

What are Handmade Tiles?
Handmade tiles are tiles made by hand using traditional techniques such as moulding, cutting, and firing. They are often made from natural materials such as clay, stone, or glass and can be used in a variety of spaces including flooring, walls, and splashbacks. The craftsmanship involved in making each tile ensures that no two tiles are exactly alike, resulting in a unique and personalised look.
