This basement renovation was our third project for Sherry and Steve, having completed their kitchen and two bathrooms previously. Their home is located in Richview - Etobicoke Toronto. The area dates back to 1852 when a post office called "Richview" opened in this area. In the 1870's, it had its own school, church, and tavern. Richview had a proud farming tradition. In 1956, Richview's last dairy farm was sold to developers. The focus of the space was to clean it up and add insulation, as it was previously poorly done. To achieve this the basement was spray foamed and included insulated floor panels and a cork floor. The entertainment unit was custom built using IKEA cabinetry. Proper lighting was also included into the scope of work.

The homeowner of this third floor renovation in Toronto's Roncesvalles neighbourhood wanted to make more efficient use of the space and tackle drafts through insulation, air sealing, and balanced ventilation. The project saved an estimated 6,597 KG of C02 compared to a typical renovation of the same size. That’s equal to the carbon that 171 trees remove from the air we breathe during their lifetime!* While insulation and high efficiency windows reduce energy (i.e. natural gas) needed to heat and cool the home, other measures such as waste diversion and non-toxic building materials are also critical in reducing environmental impact and safeguarding occupant health. For this project, like others, we developed a number of plans, including waste diversion, materials, resources and transportation.

This project was done over several phases during the last 12 years. The front patio and pool remodel was first. Plantings were the second phase, the Hottub and fire pit were added for the third stage and the BBQ and arbor were the last phase in 2018. This yard was made for entertainment with several unique destinations, and places to hang out.

VSI The owners have beautiful pieces and we simply moved them around and added arrangements to this space. The 9-acre Mimosa Hall, built circa 1840, is a landmark of neoclassical design with extensive gardens in the vibrant historic district of Roswell, Georgia, 20 miles north of Atlanta. The 6,000-square-foot temple-style home has heart-of-pine floors throughout, a black-and-white marble hall, soaring ceilings, and 10 fireplaces. Famed architect Neel Reid made Mimosa his home in the 1920s, creating a double parlor and designing a long fieldstone driveway and courtyard. The gardens include century-old trees, imposing boxwood hedges, rare specimen trees, stone walls, paths, parterres, a swimming pool, and a 19th Century grist mill refashioned into a barn. In addition, 21 acres of adjoining woods are for sale, one of the few remaining tracts of developable land of its size within walking distance of Roswell’s old town square.

OL + expanded this North Shore waterfront bungalow to include a new library, two sleeping porches, a third floor billiard and game room, and added a conservatory. The design is influenced by the Arts and Crafts style of the existing house. A two-story gatehouse with similar architectural details, was designed to include a garage and second floor loft-style living quarters.
