Custom Waterfeature. This project was done over several phases during the last 12 years. The front patio and pool remodel was first. Plantings were the second phase, the Hottub and fire pit were added for the third stage and the BBQ and arbor were the last phase in 2018. This yard was made for entertainment with several unique destinations, and places to hang out.

Ca. 1919 Craftsman Style Home, Revisioned by the South’s Leading Designers Twenty‐two leading interior designers from three different states completely restored this historic home on Franklin’s historic Main Street as part of the O’More Show House, which was opened to the public from May 12‐27, 2016 and presented by leading sponsor, PARKS. This is the third O’More Show House event in recent years, with participating designers having ties to O’More College of Design in downtown Franklin and proceeds benefiting the College’s School of Interior Design. The 2016 home, a 5,200 square‐foot ca. 1919 brick and stucco Craftsman‐style cottage, is a significant contributing property to the National Register‐listed Hincheyville Historic District. The owners have undertaken a total renovation of the home’s interior while leaving the street‐view exterior intact. We were recommended to project managers and O'More College for the entire landscape design and installation: landscaping, irrigation, lighting, paver walks and patios, paver-raised porch with steps, paver banding in driveway!

Driving down to this small house on the water, we immediately saw the potential of what it could become. With access to the beach and a boathouse at the sea level, this large property had a lot to offer. The re-design for this meant expanding on what was already here by stepping up the square footage, increasing the level of finish and capitalizing on the fantastic views. Our development of the house included increasing the footprint by adding a complete and well-appointed main-level Primary bedroom suite, an office, mud room, laundry and powder room. Downstairs we renovated the space into a gym and media room with views, 3 new bedrooms. To round out the house we added a three-car garage with a car-lift in the third bay.

Although less common than projects from our other product lines, a Sunspace Design pool enclosure is one of the most visually impressive products we offer. This custom pool enclosure was constructed on a beautiful four acre parcel in Carlisle, Massachusetts. It is the third major project Sunspace Design has designed and constructed on this property. We had previously designed and built an orangery as a dining area off the kitchen in the main house. Our use of a mahogany wood frame and insulated glass ceiling became a focal point and ultimately a beloved space for the owners and their children to enjoy. This positive experience led to an ongoing relationship with Sunspace. We were called in some years later as the clients were considering building an indoor swimming pool on their property. They wanted to include wood and glass in the ceiling in the same fashion as the orangery we had completed for them years earlier. Working closely with the clients, their structural engineer, and their mechanical engineer, we developed the elevations and glass roof system, steel superstructure, and a very sophisticated environment control system to properly heat, cool, and regulate humidity within the enclosure. Further enhancements included a full bath, laundry area, and a sitting area adjacent to the pool complete with a fireplace and wall-mounted television. The magnificent interior finishes included a bluestone floor. We were especially happy to deliver this project to the client, and we believe that many years of enjoyment will be had by their friends and family in this new space.

The residence on the third level of this live/work space is completely private. The large living room features a brick wall with a long linear fireplace and gray toned furniture with leather accents. The dining room features banquette seating with a custom table with built in leaves to extend the table for dinner parties. Kitchen Photo. "Business in the Front, Party in the Back" This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition. The owners of this waterfront property were in search of an estate that would afford retirement in style. They envisioned Sunday family dinners, pool parties for their grandchildren, and philanthropic galas with one hundred guests. Our charge was to design a residence that could support events of a grand scale without losing the intimacy of their home. Taking our inspiration from the shingle-style homes on Martha’s Vineyard, Nantucket, and Cape Cod, we developed a layout that responds to the 270-degree water views and the mountains beyond.

Stuart Wade, Envision Virtual Tours The design goal was to produce a corporate or family retreat that could best utilize the uniqueness and seclusion as the only private residence, deep-water hammock directly assessable via concrete bridge in the Southeastern United States. Little Hawkins Island was seven years in the making from design and permitting through construction and punch out. The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people. The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

Anchored by the red oak hardwood floor inlayed with mahogany that runs throughout the house, this bright and open kitchen has gray granite counters and white shaker cabinets with chrome knobs and cup pulls. The microwave and oven set into the wall give the room and clean, modern and distinctive look. The kitchen’s peninsula separates the prep and eating areas. This kitchen also has an office nook, with a custom built-in desk. What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house. Inspiration for a contemporary home theater remodel in Los Angeles

AirField installed an AirPave grass fire lane for their porous flexible paving at Baptist Trinity Residential Hospice, creating a beautiful, functional, ecological friendly solution to facility access. An installation of an AirField Systems grass fire lane at Baptist Trinity Residential Hospice brings green building benefits and incredible strength to a beautiful new facility. A time lapse photo series highlight the installation process of the 6,747 PSI sand filled 100% recycled geocell technology, providing the strength of asphalt and concrete while relieving some of the burden of costly storm sewers and drainage. This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. They are responsible for significant hydrocarbon pollutants on our ground and in our water, causing ground water decline, and resulting in local water shortages. These concrete and asphalt surfaces also create huge increases in temperature known as the urban “heat island effect”. The pollution caused by impervious surfaces deteriorate the quality of our storm water runoff and create large overflows that our storm sewer systems cannot handle. It is also important to realize that the urban forest force is drastically diminishing, causing CO2 levels to rise, which in turn causes global warming. With all the negative influences of impervious pavements now is the time to turn our attention to alternatives for the benefit of the environment. From fire lanes, overflow, and event parking, to temporary and stadium parking, reinforced grass parking systems deliver the same strength and durability of asphalt and concrete without the negative affects mentioned above. These incredibly strong geocells reinforce grass parking, prevent rutting from traffic, protect turf roots, and promote beautiful grass. Reinforced grass parking structures, also know as grass pavements, enhance the environment by naturally filtering auto and truck liquids such as oil drippings, antifreeze overflows and many other leaks and spills. They also help with air pollutants after they have been knocked to the ground by rainwater and greatly reduce hot surface temperatures thus fighting global warming and the “heat island effect”. Grass pavements allow our groundwater to be naturally replenished, the roots of trees to breathe, and they help our streams and rivers flow cleanly in dry hot summers. A large part of the solution to urban environmental problems is under our feet. By paying appropriate attention to the everyday materials on which we walk and drive, we can replenish renewable resources, restore the natural regenerative processes, and produce a cleaner, healthier, safer, more sustainable world in which we must live. Porous pavements are potentially the most important development in urban watersheds since the invention of storm sewers. By routing rainwater directly into the earth as nature intended, the need for costly storm water structures can be drastically reduced. Reinforced grass parking has built in permeable spaces through which water and air can pass. Although some porous paving materials are nearly indistinguishable from nonporous materials in construction and superficial appearance, their environmental effects are qualitatively exponential. They allow air, water and heat to dissipate into the environment naturally helping to save the planet. Built on a unique shaped lot our Wheeler Home hosts a large courtyard and a primary suite on the main level. At 2,400 sq ft, 3 bedrooms, and 2.5 baths the floor plan includes; open concept living, dining, and kitchen, a small office off the front of the home, a detached two car garage, and lots of indoor-outdoor space for a small city lot. This plan also includes a third floor bonus room that could be finished at a later date. We worked within the Developer and Neighborhood Specifications. The plans are now a part of the Wheeler District Portfolio in Downtown OKC.

The existing kitchen was closed off, which necessitated several space-related compromises that affected many aspects of daily life. Design Objectives: • Open the tiny kitchen to living space • Maintain the dining area • Create a family room/TV space • Increase kitchen storage and work surface • Improve lighting • Upgrade appliances to ‘chef grade’ Biggest Design Challenge: • Our main challenge was to add a family room/TV area while maintaining a dining space. Prior to the remodel, the homeowners were using a TV room on their third floor, which was less than ideal. Taking down the kitchen wall and opening up the area to the adjacent living space made a big difference. The repurposed former dining room works well as a TV space. The former breakfast nook was updated with a new table that allows for casual dining on a daily basis, but is expandable for parties and holidays. Kitchen storage was expanded with island and ceiling-height cabinetry. Kitchen island seating and the open floor plan have definitely changed the quality of day-to-day life – the cook no longer feels isolated and now enjoys preparing meals while spending time with friends.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison
