Their goals were to have a future au-pair suite, large entertainment area, multi -seating spaces, a gym, and last but not the least, a state-of-the- art home theater. Additionally, they have been accustomed to large gatherings with 50 and more guests, so it was essential to have a large bar/kitchenette area serving the dual purpose. The highlight of this renovation is the new home movie theatre. Complete with HD screen, projector and sound system, the motif for the room is the Renaissance, complete with fluted columns and arched panel walls. Double wood theatre doors open to theatre seating featuring burgundy leather theatre recliners. The basement also touts a large au-pair bedroom suite, large walk-in closet and full bath furnished with walk-in shower stall, built-in bench and niches, frameless glass enclosure, cherry vanity cabinets and brick color porcelain tiles. A custom bar/kitchenette uses cherry stained cabinets with dark granite countertops. It offers a built-in oven, microwave, wine coolers and a full refrigerator. So whether the family wants to watch a favorite movie, work out in the home gym or have friends over for a party, this fully equipped basement is ready for the job.

Our San Francisco studio designed this beautiful four-story home for a young newlywed couple to create a warm, welcoming haven for entertaining family and friends. In the living spaces, we chose a beautiful neutral palette with light beige and added comfortable furnishings in soft materials. The kitchen is designed to look elegant and functional, and the breakfast nook with beautiful rust-toned chairs adds a pop of fun, breaking the neutrality of the space. In the game room, we added a gorgeous fireplace which creates a stunning focal point, and the elegant furniture provides a classy appeal. On the second floor, we went with elegant, sophisticated decor for the couple's bedroom and a charming, playful vibe in the baby's room. The third floor has a sky lounge and wine bar, where hospitality-grade, stylish furniture provides the perfect ambiance to host a fun party night with friends. Inspiration for a mid-sized transitional u-shaped light wood floor and beige floor kitchen remodel in Toronto with an undermount sink, shaker cabinets, blue cabinets, quartz countertops, white backsplash, ceramic backsplash, stainless steel appliances, a peninsula and white countertops

This residential roof deck was lots of fun to design and build. Amenities for any rooftop patio can have a wide range of options and Rooftopia enjoys personalizing all of our features for each of our clients based on the project goals, the existing architecture and the best layout to optimize the space. This spacious third story deck incorporates many customized outdoor features. Rooftopia designed and fabricated a large steel pergola with custom plasma-cut metal screens to cover the dining area, protecting it from the harsh sun. The custom outdoor kitchen with concrete counters, includes finished cabinets for lots of storage, stainless cabinet doors and appliances, with a separate beverage center to house an outdoor refrigerator and ice maker, for all your party needs! Rooftopia designed and installed a Renson louvered pergola over the seating and lounge area of the deck to add a solid waterproof cover with an outdoor fan. The louvered pergola has more flexibility to open and allow light over the roof or remain closed for full shade and rain protection. We integrated automated retractable fabric screens into both pergola systems to enclose the space and provide shade against the western sun. The beautiful shadows and ambient light in this gorgeous rooftop outdoor space make this perfectly warm and glowy in the afternoon. Rooftopia installed ornamental metal screens for privacy, shade and as screening to hide utilities. Modern and durable fiberglass planter boxes are filled with a mix of native perennials and annual flowers, edible plants (strawberries, tomatoes & herbs) to bring the beauty of nature into this urban getaway. The planters are installed with an automated watering system for low maintenance care. We added outdoor patio lights, and low voltage LED fixtures to illuminate the beautiful evening details.

The walkout basement of this home became kid central. A tv and toy room is filled with bookcases for toys and books. We developed a system. to store two-thirds of the toys and rotate them to keep the space from becoming too cluttered. Two young boys and their toddler sister share this playroom, so we devised a gender neutral patriotic color palette. Not pictured is the lego area with special shelves to display the oldest son's creations safe from little ones. Two loveseats are upholstered in outdoor fabric for easy clean up and the graphic rug is actually carpet tiles that can be hosed off when they are soiled.

The existing kitchen was closed off, which necessitated several space-related compromises that affected many aspects of daily life. Design Objectives: • Open the tiny kitchen to living space • Maintain the dining area • Create a family room/TV space • Increase kitchen storage and work surface • Improve lighting • Upgrade appliances to ‘chef grade’ Biggest Design Challenge: • Our main challenge was to add a family room/TV area while maintaining a dining space. Prior to the remodel, the homeowners were using a TV room on their third floor, which was less than ideal. Taking down the kitchen wall and opening up the area to the adjacent living space made a big difference. The repurposed former dining room works well as a TV space. The former breakfast nook was updated with a new table that allows for casual dining on a daily basis, but is expandable for parties and holidays. Kitchen storage was expanded with island and ceiling-height cabinetry. Kitchen island seating and the open floor plan have definitely changed the quality of day-to-day life – the cook no longer feels isolated and now enjoys preparing meals while spending time with friends.

A restaurant style, walk-in wine closet is convenient for parties and serves as an architectural feature and backdrop that can be viewed from the living room, bar, and kitchen.

The first floor layout gives you everything you need with an expansive backyard to escape to. Passing the wood slatted accent stair rail leads you upstairs where you'll find a master bedroom with an ensuite bathroom, a large bedroom, a full bathroom, and more stairs! The third floor features more living space as well as a bedroom with a closet.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

At 2,400 sq ft, 3 bedrooms, and 2.5 baths the floor plan includes; open concept living, dining, and kitchen, a small office off the front of the home, a detached two car garage, and lots of indoor-outdoor space for a small city lot.
