This unique and classic Victorian property, once defining of Chicago architecture was preserved through our efforts to convince the developer to preserve it's special beauty. We provided a major restoration of the property including rear and second story additions in order to increase the home's size, as well as digging in an entirely new basement to be utilized as a third story - all while preserving and renovating it's classic and elegant facade.

OL + expanded this North Shore waterfront bungalow to include a new library, two sleeping porches, a third floor billiard and game room, and added a conservatory. The design is influenced by the Arts and Crafts style of the existing house. A two-story gatehouse with similar architectural details, was designed to include a garage and second floor loft-style living quarters. The late landscape architect, Dale Wagner, developed the site to create picturesque views throughout the property as well as from every room. This awesome three level deck comes complete with it's own bluestone turret and gas fire feature. The elevated bluestone decking adds an unexpected natural texture; the mood of the setting is open air. The circular seating around the fire allows for conversation or quiet reflection. The outdoor kitchen was added to streamline entertaining, while answering the need for everyday convenience. EP Henry stone veneer topped with black granite countertops craft a rich kitchen setting likened to an upscale indoor design. The kitchen is complete with a Viking Grille, sink with a built in cutting board and built in storage. The island bar is built to party.

The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

Rear Facade Photo. "Business in the Front, Party in the Back" This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition. The walkout basement of this home became kid central. A tv and toy room is filled with bookcases for toys and books. We developed a system. to store two-thirds of the toys and rotate them to keep the space from becoming too cluttered. Two young boys and their toddler sister share this playroom, so we devised a gender neutral patriotic color palette. Not pictured is the lego area with special shelves to display the oldest son's creations safe from little ones. Two loveseats are upholstered in outdoor fabric for easy clean up and the graphic rug is actually carpet tiles that can be hosed off when they are soiled.
