A door with a mirror inlay is the entrance to this bathroom. The white, hexagonal Carrera marble floor combines beautifully with the white subway tiles on the wall and the Carrera marble countertop. The built-in storage cabinet with wavy glass was built right into the wall, maximizing space and adding storage.
What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA.. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house.

This custom home is part of the Carillon Place infill development across from Byrd Park in Richmond, VA. The home has four bedrooms, three full baths, one half bath, custom kitchen with waterfall island, full butler's pantry, gas fireplace, third floor media room, and two car garage. The first floor porch and second story balcony on this corner lot have expansive views of Byrd Park and the Carillon.

Located on a steep hill above downtown Ventura, this modern Spanish house features panoramic views of town with the ocean and Channel Islands beyond. While the views are amazing from a large front deck, the steep slope presented some constraints on the landscape design.
Although the property is about a third-of-an-acre, the only useable and open garden space is a small (about 500 square feet) area to the West of the house. The house sits at the back of the property, and another steep hill on the neighboring property behind is held back by a tall retaining wall, leaving just enough room for a narrow, hardscaped patio in the back yard.
Bright plantings along the back of the property delineate the home from the neighboring property, and we chose plantings to help stabilize the soil and further develop the Spanish garden look while creating a lush, inviting feel. Additionally, we added 52 pieces of pottery to soften and add interest to the back garden and patio areas. Succulents, herbs, and California natives fill the pottery along with bright, sweet-smelling, tropical-looking, and climate-appropriate plants.
Slope stabilization was paramount for the front hill. Beyond that, finding plants that would thrive on the steep slope was the next obstacle. Finally, the aesthetics could be addressed, and we worked to find plants that meshed with the architecture—blending plants with white and orange to play off the red-tiled roofs and white-plastered walls that are emblematic of the Spanish style of this house as well as the predominate style of the neighborhood.
The flattish area to the West was designed with the idea of creating a contemporary take on the parterre garden. Reminiscent of Mediterranean gardens, this vegetable and herb garden substitutes formal hedges with formal Corten steel planters to honor the modern Spanish architecture of the house. The citrus, herbs, and vegetables serve the foodie clients well.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

This colonial home in Penn Valley, PA, needed a complete interior renovation. Working closely with the owners, we renovated all three floors plus the basement. Now the house is bright and light, featuring open layouts, loads of natural light, and a clean design maximizing family living areas. Highlights include:
- creating a guest suite in the third floor/attic
- installing custom millwork and moulding in the curved staircase and foyer
- creating a stunning, contemporary kitchen, with marble counter tops, white subway tile back splash, and an eating nook.

The existing kitchen was closed off, which necessitated several space-related compromises that affected many aspects of daily life.
Design Objectives:
• Open the tiny kitchen to living space
• Maintain the dining area
• Create a family room/TV space
• Increase kitchen storage and work surface
• Improve lighting
• Upgrade appliances to ‘chef grade’
Biggest Design Challenge:
• Our main challenge was to add a family room/TV area while maintaining a dining space. Prior to the remodel, the homeowners were using a TV room on their third floor, which was less than ideal.
Taking down the kitchen wall and opening up the area to the adjacent living space made a big difference. The repurposed former dining room works well as a TV space. The former breakfast nook was updated with a new table that allows for casual dining on a daily basis, but is expandable for parties and holidays. Kitchen storage was expanded with island and ceiling-height cabinetry. Kitchen island seating and the open floor plan have definitely changed the quality of day-to-day life – the cook no longer feels isolated and now enjoys preparing meals while spending time with friends.

This project is the third collaboration between the client and DEANE. They wanted their kitchen renovation to feel updated, fresh and modern, while also customized to their tastes. Frameless white cabinetry with modern, narrow-framed doors and satin nickel hardware contrasts cleanly against the opposing rift-oak wood cabinetry. The counters are a combination of polished white glass with Caesarstone countertops in Airy Concrete quartz providing durable, functional workspaces. The single-slab, White Calacatta Sapien Stone porcelain backsplash provides a dramatic backdrop for the floating shelves with integrated lighting. The owners selected a dual-fuel, 6 burner Wolf 48" range with griddle, and decided to panel the SubZero refrigerator and freezer columns that flank the message center/charging station. The custom, boxed hood adds bold lines, while the full Waterstone faucet suite is a memorable feature.
It was important to create areas for entertaining, so the pantry features functional, dark navy lower cabinetry for storage with a counter for secondary appliances. The dining area was elevated by the custom furniture piece with sliding doors and wood-framed glass shelves, allowing the display of decorative pieces, as well as buffet serving. The humidity and temperature-controlled custom wine unit holds enough bottles to host the ultimate dinner party

Outdoor living at it's best. The client asked for a flexible deck on the north side of the property. The other part of the brief was to add privacy. Our solution was layered-privacy, including a recycled plastic screen stage backdrop. The line of bamboo behind the screen was added for privacy and also to aid runoff from the street. Bamboo sucks up water very efficiently. Due to climate change we have developed a number of practical solutions to mitigate challenging drainage situations. Most days this space functions as a lovely lounge and on special occasions, it can be converted to a a dance floor. The recycled plastic laser cut decorative screens are made in Australia. Behind the decorative screen is Graceful Bamboo (Bambusa textilis 'Gracilis') one of the tightest clumpers with stems only 1 inch apart. It grows 25 to 30 feet high and carries foliage on the upper two-thirds of the stems, making the first 8 to 10 feet bare. This bamboo is a tight, vertical grower with graceful, cascading foliage and leaf tips that point downward. A neat grower, with the added bonus that it does not drop as much leaf litter as other varieties. The growth habit makes this variety perfect for tight locations where some height is needed, like the 3 story home next door. In the foreground is the azure blue coy pond we designed and found a marine biologist/ pond expert to build. Tucked under the overhang of the house, which give the fish protection from the birds. The pond shimmers day & night– the ultimate focal point, stocked with colorful coy.
