UPGRADES The second floor Bathroom was simply reoutfitted with new plumbing fixtures, fittings and finish materials brought in from the rest of the house. Although new, the dresser-like vanity was chosen to look as though it was a found item. Brass inlay mirrored picture frame medicine cabinet and brass torch sconces support the notion of a furnished bathroom. Signature blue-green glass brick shaped tile on one of four wall surfaces in the house feeds into the notion of a party wall that separates this rowhouse from its adjacent neighbor.

One of the most transformative changes in this bathroom renovation was the introduction of a transom window where previously there had been no natural light at all. Positioned intentionally high within the space, the new window allows sunlight to flood the room while still maintaining complete privacy. The placement also creates a peaceful connection to the outdoors, offering framed views of the surrounding tall trees without compromising functionality.
Designed as a shared bathroom for two children, the layout was thoughtfully planned to support both beauty and everyday practicality. Two individual shower niches were incorporated to give each child their own dedicated storage space, helping the room remain organized and personalized. Every tile line throughout the space was meticulously aligned, with refined brass Schluter edges used to frame the niches and elevate the detailing.
Large-scale 24"x48" porcelain tiles were used to clad the walls, creating a seamless, expansive feeling with minimal grout lines and a luxurious stone-like appearance. Because the room features impressive 9-foot ceilings, the design utilized four full horizontal rows of tile to maintain visual balance and avoid unnecessary cuts, reinforcing the clean architectural aesthetic.
To soften the scale of the large-format tile and introduce additional visual interest, a custom mosaic tile detail was added at the base of the walls, acting as a modern interpretation of a traditional baseboard profile. Crown mouldings were then added at the ceiling line, bringing a tailored architectural finish to the room and enhancing the sense of height and refinement.
Even the bathtub skirt was thoughtfully paneled to feel integrated and furniture-like, reinforcing the elevated, cohesive nature of the design. Warm brass fixtures throughout add richness and contrast against the soft stone-inspired palette, creating a bathroom that feels timeless, sophisticated, and highly functional for everyday family living.

This lakefront farmhouse skillfully fits four bedrooms and three and a half bathrooms in this carefully planned open plan. The symmetrical front façade sets the tone by contrasting the earthy textures of shake and stone with a collection of crisp white trim that run throughout the home. Wrapping around the rear of this cottage is an expansive covered porch designed for entertaining and enjoying shaded Summer breezes. A pair of sliding doors allow the interior entertaining spaces to open up on the covered porch for a seamless indoor to outdoor transition.
The openness of this compact plan still manages to provide plenty of storage in the form of a separate butlers pantry off from the kitchen, and a lakeside mudroom. The living room is centrally located and connects the master quite to the home’s common spaces. The master suite is given spectacular vistas on three sides with direct access to the rear patio and features two separate closets and a private spa style bath to create a luxurious master suite. Upstairs, you will find three additional bedrooms, one of which a private bath. The other two bedrooms share a bath that thoughtfully provides privacy between the shower and vanity.

Our objective for this project was to provide a complete remodeling package for a family home in Montecito, CA that could accommodate a family of four. Our team took charge of the project by designing, drafting, managing and staging the whole home. We utilized marble as one of the main materials in multiple areas of the home. The overall style blended a modern and contemporary touch with a cozy farmhouse setting, inspired by renowned designer Joanna Gaines. We are delighted to have exceeded our client’s expectations with the final result of this project, which we believe will leave the family satisfied for many years to come.

This transitional style bathroom, proves that you don't need to have a huge space to create one of luxury.
The original home only had a two piece powder room, and a large outdated main bathroom.
With some really clever space planning, two full size bathroom rooms were created.
This one is a well appointed four piece bathroom with heated marble mosaic floors, custom floating Wenge cabinets topped with a slab of Carrara marble.
Laser cut wall sconces add a touch of bling to the space.
