Inspiration for a timeless medium tone wood floor, brown floor and wallpaper bedroom remodel in San Diego with multicolored walls

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

Inside the cabin, an open floorplan lends itself to family moments and entertaining. An exposed wood ceiling creates a rustic vibe while contemporary furniture keep the space balanced. A stone wood burning fireplace with oversized reclaimed wood mantle is a dramatic centerpiece to the room. Large windows and sliding glass doors keep open eye lines to the lake view.

This transitional style kitchen design in Gainesville has an eye catching color scheme in cool shades of gray with vibrant accents of blue throughout the space. The gray perimeter kitchen cabinets coordinate perfectly with a matching custom hood, and glass front upper cabinets are ideal for displaying decorative items. The island cabinetry is a lighter shade of gray and includes open shelves at both ends. The design is complemented by an engineered quartz countertop and light gray tile backsplash. Throughout the space, vibrant pops of blue accent the kitchen design, from small accessories to the blue chevron patterned glass tile featured above the range. The island barstools and a banquette seating area also feature the signature blue tones, as well as the stunning blue sliding barn door. The design is finished with glass pendant lights, a Sub Zero refrigerator and Wolf oven and range, and a wood look tile floor.

New build dreams always require a clear design vision and this 3,650 sf home exemplifies that. Our clients desired a stylish, modern aesthetic with timeless elements to create balance throughout their home. With our clients intention in mind, we achieved an open concept floor plan complimented by an eye-catching open riser staircase. Custom designed features are showcased throughout, combined with glass and stone elements, subtle wood tones, and hand selected finishes. The entire home was designed with purpose and styled with carefully curated furnishings and decor that ties these complimenting elements together to achieve the end goal. At Avid Interior Design, our goal is to always take a highly conscious, detailed approach with our clients. With that focus for our Altadore project, we were able to create the desirable balance between timeless and modern, to make one more dream come true.

The design for this home in Palo Alto looked to create a union between the interior and exterior, blending the spaces in such a way as to allow residents to move seamlessly between the two environments. Expansive glazing was used throughout the home to complement this union, looking out onto a swimming pool centrally located within the courtyard. Within the living room, a large operable skylight brings in plentiful sunlight, while utilizing self tinting glass that adjusts to various lighting conditions throughout the day to ensure optimal comfort. For the exterior, a living wall was added to the garage that continues into the backyard. Extensive landscaping and a gabion wall was also created to provide privacy and contribute to the sense of the home as a tranquil oasis.

This Palm Springs inspired, one story, 8,245 sq. ft. modernist “party pad” merges golf and Rat Pack glamour. The net-zero home provides resort-style living and overlooks fairways and water views. The front elevation of this mid-century, sprawling ranch showcases a patterned screen that provides transparency and privacy. The design element of the screen reappears throughout the home in a manner similar to Frank Lloyd Wright’s use of design patterns throughout his homes. The home boasts a HERS index of zero. A 17.1 kW Photovoltaic and Tesla Powerwall system provides approximately 100% of the electrical energy needs. We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.

This Dover Shores, Newport Beach home was built with a young hip Newport Beach family in mind. Bright and airy finishes were used throughout, with a modern twist. The palette is neutral with lots of geometric blacks, whites and grays. Cement tile, beautiful hardwood floors and natural stone were used throughout. This four bedroom beach house in Washington's South Sound is all about growing up near the water's edge during summer's freedom from school. The owner's childhood was spent in a small cabin on this site with her parents and siblings. Now married and with children of her own, it was time to savor those childhood memories and create new ones in a house designed for generations to come. At 3,200 square feet, including a whimsical Crow's Nest, the new summer cabin is much larger than the original cabin. The home is still about family and fun though. Above the 600 square foot water toys filled garage, there is a 500 square foot bunk room for friends and family. The bunk room is connected to the main house by an upper bridge where built-in storage frames a window seat overlooking the property. Throughout the home are playful details drawing from the waterfront locale. Paddles are integrated into the stair railing, engineered flooring with a weathered look, marine cleats as hardware, a boardwalk to the main entry, and nautical lighting are found throughout the house. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
