When a family living in Singapore decided to purchase a New York City pied-à-terre, they settled on the historic Langham Place, a 60-floor building along 5th Ave which features a mixture of permanent residencies and 5-star hotel suites. Immediately after purchasing the condo, they reached out to Decor Aid, and tasked us with designing a home that would reflect their jet-setting lifestyle and chic sensibility. Book Your Free In-Home Consultation Connecting to the historic Tiffany Building at 404 5th Ave, the exterior of Langham Place is a combination of highly contemporary architecture and 1920’s art deco design. And with this highly unique architecture, came highly angular, outward leaning floor-to-ceiling windows, which would prove to be our biggest design challenge. One of the apartment’s quirks was negotiating an uneven balance of natural light throughout the space. Parts of the apartment, such one of the kids’ bedrooms, feature floor-to-ceiling windows and an abundance of natural light, while other areas, such as one corner of the living room, receive little natural light. By sourcing a combination of contemporary, low-profile furniture pieces and metallic accents, we were able to compensate for apartment’s pockets of darkness. A low-profile beige sectional from Room & Board was an obvious choice, which we complemented with a lucite console and a bronze Riverstone coffee table from Mitchell Gold+Bob Williams. Circular tables were placed throughout the apartment in order to establish a design scheme that would be easy to walk through. A marble tulip table from Sit Down New York provides an opulent dining room space, without crowding the floor plan. The finishing touches include a sumptuous swivel chair from Safavieh, to create a sleek, welcoming vacation home for this international client.

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Inspiration for a transitional gray tile gray floor and single-sink alcove shower remodel in Tampa with blue cabinets, white walls, an undermount sink, a hinged shower door and white countertops

The clients approached us with an addition that was failing structurally and a 1950’s era kitchen that was in serious need of updating. Alloy created a new addition to accommodate a larger bathroom, a laundry room and a small mudroom. The addition also includes a portico that opens to the clients wonderful gardens in the back. The kitchen was also opened up to the dining room creating more light and natural flow throughout the house. Our client, a landscape architect, wanted a view from the kitchen that looks into the gardens at the back of the house. The bathroom has exposed joists and clerestory windows bathing the whole room in natural light while allowing for privacy. Sea Arches is a stunning modern architectural masterpiece, perched atop an eleven-acre peninsular promontory rising 160 feet above the Pacific Ocean on northern California’s spectacular Mendocino coast. We renovated this kitchen adding a beautiful decorative hood that's black and gold over a stainless steel stove. The matte black faucet and pulls on the shaker cabinets and drawers bring the design together. We used quartz for the countertops and ceramic subway tile for the backsplash. We added a pop of color, green, on the bottom cabinets and white on the top cabinets.

Inspiration for a rustic kitchen remodel in Sacramento

Our clients were living in a Northwood Hills home in Dallas that was built in 1968. Some updates had been done but none really to the main living areas in the front of the house. They love to entertain and do so frequently but the layout of their house wasn’t very functional. There was a galley kitchen, which was mostly shut off to the rest of the home. They were not using the formal living and dining room in front of your house, so they wanted to see how this space could be better utilized. They wanted to create a more open and updated kitchen space that fits their lifestyle. One idea was to turn part of this space into an office, utilizing the bay window with the view out of the front of the house. Storage was also a necessity, as they entertain often and need space for storing those items they use for entertaining. They would also like to incorporate a wet bar somewhere! We demoed the brick and paneling from all of the existing walls and put up drywall. The openings on either side of the fireplace and through the entryway were widened and the kitchen was completely opened up. The fireplace surround is changed to a modern Emser Esplanade Trail tile, versus the chunky rock it was previously. The ceiling was raised and leveled out and the beams were removed throughout the entire area. Beautiful Olympus quartzite countertops were installed throughout the kitchen and butler’s pantry with white Chandler cabinets and Grace 4”x12” Bianco tile backsplash. A large two level island with bar seating for guests was built to create a little separation between the kitchen and dining room. Contrasting black Chandler cabinets were used for the island, as well as for the bar area, all with the same 6” Emtek Alexander pulls. A Blanco low divide metallic gray kitchen sink was placed in the center of the island with a Kohler Bellera kitchen faucet in vibrant stainless. To finish off the look three Iconic Classic Globe Small Pendants in Antiqued Nickel pendant lights were hung above the island. Black Supreme granite countertops with a cool leathered finish were installed in the wet bar, The backsplash is Choice Fawn gloss 4x12” tile, which created a little different look than in the kitchen. A hammered copper Hayden square sink was installed in the bar, giving it that cool bar feel with the black Chandler cabinets. Off the kitchen was a laundry room and powder bath that were also updated. They wanted to have a little fun with these spaces, so the clients chose a geometric black and white Bella Mori 9x9” porcelain tile. Coordinating black and white polka dot wallpaper was installed in the laundry room and a fun floral black and white wallpaper in the powder bath. A dark bronze Metal Mirror with a shelf was installed above the porcelain pedestal sink with simple floating black shelves for storage. Their butlers pantry, the added storage space, and the overall functionality has made entertaining so much easier and keeps unwanted things out of sight, whether the guests are sitting at the island or at the wet bar! The clients absolutely love their new space and the way in which has transformed their lives and really love entertaining even more now!

Inspiration for a transitional living room remodel in New York

This four bedroom beach house in Washington's South Sound is all about growing up near the water's edge during summer's freedom from school. The owner's childhood was spent in a small cabin on this site with her parents and siblings. Now married and with children of her own, it was time to savor those childhood memories and create new ones in a house designed for generations to come. At 3,200 square feet, including a whimsical Crow's Nest, the new summer cabin is much larger than the original cabin. The home is still about family and fun though. Above the 600 square foot water toys filled garage, there is a 500 square foot bunk room for friends and family. The bunk room is connected to the main house by an upper bridge where built-in storage frames a window seat overlooking the property. Throughout the home are playful details drawing from the waterfront locale. Paddles are integrated into the stair railing, engineered flooring with a weathered look, marine cleats as hardware, a boardwalk to the main entry, and nautical lighting are found throughout the house. Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.
