Two-bedroom renovation in a 1920’s loft style building. A single large floating ceiling with perimeter cove lighting was built over the living and dining space to accentuate the extra tall ceiling height. The ceiling also serves to hide LED recessed lighting, speakers and sprinkler heads. Custom teak veneer doors are wrapped with blackened steel door jams and a blackened steel base reveal that match the extra-large aluminum windows. High gloss gray lacquer cabinetry was used in the kitchen as well as for the matching living room TV unit. In the kitchen, custom flush pivot doors on either end, built to look like part of the kitchen cabinetry, push open on one side reveal an office behind and on the other to reveal a rear hallway leading to a guest bathroom. White caesarstone countertops were used throughout with large porcelain tiles in the bathrooms. Engineered grey-washed rift and quartered white oak floors extend throughout.

This six-bedroom home — all with en-suite bathrooms — is a brand new home on one of Lincoln Park's most desirable streets. The neo-Georgian, brick and limestone façade features well-crafted detailing both inside and out. The lower recreation level is expansive, with 9-foot ceilings throughout. The first floor houses elegant living and dining areas, as well as a large kitchen with attached great room, and the second floor holds an expansive master suite with a spa bath and vast walk-in closets. This Dover Shores, Newport Beach home was built with a young hip Newport Beach family in mind. Bright and airy finishes were used throughout, with a modern twist. The palette is neutral with lots of geometric blacks, whites and grays. Cement tile, beautiful hardwood floors and natural stone were used throughout. The designer collaborated with the builder on all finishes and fixtures inside and out to create an inviting and impressive home.

Camp Wobegon is a nostalgic waterfront retreat for a multi-generational family. The home's name pays homage to a radio show the homeowner listened to when he was a child in Minnesota. Throughout the home, there are nods to the sentimental past paired with modern features of today. The five-story home sits on Round Lake in Charlevoix with a beautiful view of the yacht basin and historic downtown area. Each story of the home is devoted to a theme, such as family, grandkids, and wellness. The different stories boast standout features from an in-home fitness center complete with his and her locker rooms to a movie theater and a grandkids' getaway with murphy beds. The kids' library highlights an upper dome with a hand-painted welcome to the home's visitors. Throughout Camp Wobegon, the custom finishes are apparent. The entire home features radius drywall, eliminating any harsh corners. Masons carefully crafted two fireplaces for an authentic touch. In the great room, there are hand constructed dark walnut beams that intrigue and awe anyone who enters the space. Birchwood artisans and select Allenboss carpenters built and assembled the grand beams in the home. Perhaps the most unique room in the home is the exceptional dark walnut study. It exudes craftsmanship through the intricate woodwork. The floor, cabinetry, and ceiling were crafted with care by Birchwood carpenters. When you enter the study, you can smell the rich walnut. The room is a nod to the homeowner's father, who was a carpenter himself. The custom details don't stop on the interior. As you walk through 26-foot NanoLock doors, you're greeted by an endless pool and a showstopping view of Round Lake. Moving to the front of the home, it's easy to admire the two copper domes that sit atop the roof. Yellow cedar siding and painted cedar railing complement the eye-catching domes.

This family loves classic mid century design. We listened, and brought balance. Throughout the design, we conversed about a solution to the existing fireplace. Over time, we realized there was no solution needed. It is perfect as it is. It is quirky and fun, just like the owners. It is a conversation piece. We added rich color and texture in an adjoining room to balance the strength of the stone hearth . Purples, blues and greens find their way throughout the home adding cheer and whimsy. Beautifully sourced artwork compliments from the high end to the hand made. Every room has a special touch to reflect the family’s love of art, color and comfort.

Inspiration for a contemporary exterior home remodel in San Francisco

Accoya was used for all the superior decking and facades throughout the ‘Jungle House’ on Guarujá Beach. Accoya wood was also used for some of the interior paneling and room furniture as well as for unique MUXARABI joineries. This is a special type of joinery used by architects to enhance the aestetic design of a project as the joinery acts as a light filter providing varying projections of light throughout the day. The architect chose not to apply any colour, leaving Accoya in its natural grey state therefore complimenting the beautiful surroundings of the project. Accoya was also chosen due to its incredible durability to withstand Brazil’s intense heat and humidity. The idea and purpose of this guesthouse is to host multiple charity events, sporting event parties, and family gatherings. We transformed a Georgian brick two-story built in 1998 into an elegant, yet comfortable home for an active family that includes children and dogs. Although this Dallas home’s traditional bones were intact, the interior dark stained molding, paint, and distressed cabinetry, along with dated bathrooms and kitchen were in desperate need of an overhaul. We honored the client’s European background by using time-tested marble mosaics, slabs and countertops, and vintage style plumbing fixtures throughout the kitchen and bathrooms. We balanced these traditional elements with metallic and unique patterned wallpapers, transitional light fixtures and clean-lined furniture frames to give the home excitement while maintaining a graceful and inviting presence. We used nickel lighting and plumbing finishes throughout the home to give regal punctuation to each room. The intentional, detailed styling in this home is evident in that each room boasts its own character while remaining cohesive overall.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

The owners of Grand enlisted the Renovation Sells team to gut their entire 3,000 square foot River North townhouse in preparation for a sale in one year. Renovation Sells redesigned the first floor to create a bright open concept kitchen, dining and living area. The new kitchen layout caters to entertaining. We created fresh yet warm spaces throughout, including a unique design for three separate baths. Patterned tiles stole the show from the first floor powder room, continuing up into the playful guest bathroom and into the sophisticated master bath. The renovation was tied together by using wood and warm tones throughout. Our guess is the owners won’t want to leave!

Cabinets were updated with an amazing green paint color, the layout was reconfigured, and beautiful nature-themed textures were added throughout. The bold cabinet color, rich wood finishes, and warm metal tones featured in this kitchen are second to none! Nestled in the hills of Vermont is a relaxing winter retreat that looks like it was planted there a century ago. Our architects worked closely with the builder at Wild Apple Homes to create building sections that felt like they had been added on piece by piece over generations. With thoughtful design and material choices, the result is a cozy 3,300 square foot home with a weathered, lived-in feel; the perfect getaway for a family of ardent skiers. The main house is a Federal-style farmhouse, with a vernacular board and batten clad connector. Connected to the home is the antique barn frame from Canada. The barn was reassembled on site and attached to the house. Using the antique post and beam frame is the kind of materials reuse seen throughout the main house and the connector to the barn, carefully creating an antique look without the home feeling like a theme house. Trusses in the family/dining room made with salvaged wood echo the design of the attached barn. Rustic in nature, they are a bold design feature. The salvaged wood was also used on the floors, kitchen island, barn doors, and walls. The focus on quality materials is seen throughout the well-built house, right down to the door knobs.

Inspiration for a timeless carpeted and red floor living room remodel in Birmingham with white walls

photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.
