This ground floor flat in the City of Oxford had been converted from a shop which as you can imagine, was quite complex. One significant element involved in the conversation was the restoration of an old Quarry tiled floor which ran through the main hallway and had for many years been covered in a commercial linoleum covering. When the linoleum covering was removed, the sheer amount of glue which had been used to affix it had completely ruined the appearance and condition of the Quarry tiles. There was also a lot of concrete in the bathroom, and our client was keen to have this removed in the hope that the tiles beneath were salvageable. My first task at the property was to deal with the adhesive. I covered the entire floor area with Tile Doctor Remove and Go and then covered it with a plastic sheet and leaving it to soak into the glue and break it down overnight. Remove and Go is powerful stripper with a long-dwell time, formulated to break down adhesives and paint stains, amongst other coatings. I returned the next day and, removing the plastic sheeting, I scrubbed the floor with a carbon brush attached to a rotary floor scrubber to remove the huge glue deposits. I worked in sections, rinsing each area of the floor with water after it had been scrubbed. Once I had finished the entire floor there was still some glue remaining, so I covered it again with a solution of Remove and Go combined with Tile Doctor HBU Nanotech, which utilises nano-sized particles to get underneath tough stains, dissolve them, and lift them out. I left this solution on the floor for about two hours to dwell and scrubbed it again. During the next day of work, I used a very coarse 100 grit diamond burnishing pad to manually grind away the remaining stubborn bits of glue. Paying attention to the bathroom, I used a 50-grit coarse milling pad followed up with a 100-grit diamond burnishing pad to do the same to the area of concrete. The next part of the process was to use Tile Doctor Grout Clean Up to acid wash the floor. This was successful in removing the last bits of cement and the remaining residue of the glue. To complete the cleaning process, I then rinsed the floor with plenty of water and vacuumed up any soiled solution. I opted to leave the floor alone for a couple of days to fully dry off so that it could be sealed upon my return. This is crucial as any moisture or damp issues can damage the performance of the sealer and expose the floor to further ingrained dirt and staining. To seal the floor, I used Tile Doctor Colour Grow. This is an impregnating sealer that also enhances the natural reddish shades in the Quarry. I applied two coats of the sealer, giving the floor the natural look matte finish the customer desired. The customer was very impressed with the results of this thorough restoration. She even left the following feedback: “I cannot recommend this service enough. The Oxford Tile Doctor (Barry) was a superstar: he cleaned up the tiles in my hallway, which were covered in a very thick layer of glue, and removed concrete from the tiles. The building in which we had to install sound-absorbing panels has a historical and architectural value, and the main thing was not to harm anything. And at the moment the building is used by the federal government, so that the work had to be carried out quickly and quietly, not to disturb the employees working in the building. We have carefully selected materials, so that the shade of color on the wall would be completely coincided with shade of the fabric set. In the choice, we stopped at a specially made for this purpose CLIPSO sound-absorbing fabric. This material is better than any other for this kind of work: 1) Clipso Sound Proof is specially designed for sound absorption. 2) This material is made of synthetic fabric impregnated with polyurethane, it is ready to cope with significant operational loads in public buildings. 3) The texture of the material looks like a canvas, which creates an additional atmosphere of comfort and harmony with every interior of the premises where we have installed it. In the base, behind the CLIPSO fabric, we have installed an additional layer of sound-absorbing material. This combination has increased the sound absorption to a factor of 1.0 (100%). All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems. Then install the mounting profile in the places told by the architects,mount a layer of sound-absorbing material and sound-absorbing fabric CLIPSO. Then, it was necessary to put back all dismantled equipment. With this task we coped.

The Valley is hot and dry in the summer and on average receives over 70 inches of snow each winter. Set in a narrow river valley below high mountain peaks, the owner wanted the new home to have a strong visual and physical connection to the surrounding landscape. For many years, the homestead was operated as a horse packing guide service, and an old agricultural barn remains that will eventually be repurposed into a ski waxing room, shop, and sauna. Two new structures make up the residential retreat: a one-bedroom main house and a carport with an adjoining guest suite, small office, and storage for outdoor equipment. Best Practice’s design prioritizes natural light and optimizes dramatic views of the surrounding meadow, forest, hills, and mountains “I wanted both the design and scale of the new buildings to reflect traditional ranch homes and cabins in the remote river valley with all the creature comforts of modern living,” said the homeowner. “Ensuring a strong connection to the outside throughout the seasons was a primary goal. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. 3D Drawing Preview Outdoor Kitchen Island A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

This has been such a fun project! The client purchased an attractive mid-century modern home in Fairfax and immediately contacted us to assist her with the design of the home. She wanted assistance creating a comfortable, contemporary, relaxing space for her, her husband and pups to enjoy. The biggest challenge we faced was the sunken living room with it's not so well built built-in benches and outdated fireplace. We quickly set out to give her the space she was dreaming of. For the sunken living room we had the benches and had new linoleum plank flooring installed (ideal for older pups). We had a custom area rug created for times when she wanted to entertain or to feel a softer under footing. We designed custom sectional benches in a soft, velvety grey fabric and added accent pillows in pops of orange, gold and blue. The fireplace received a facelift. We added a stunning stone veneer over the outdated brick. To tall accent lamps and a beautiful new chandelier add ambient and task lighting to the space. In the living room we created a comfortable and stylish entertaining area with a new sofa, two accent chairs and custom designed, custom made chaise lounge, ideal for late afternoon reading and naps by the window. A neutral foundation of grey and taupe sets of the pops of turquoise in the accent pillows and banding on the custom made draperies. New top down/bottom up woven wood shades add texture and allow for natural light and privacy at the same time. A modern acrylic ceiling fan is both functional and incredibly eye-catching. In the dining room we recycled the customers sturdy dining table, giving it new life with semi-gloss paint. New upholstered dining chairs finish off the comfortable space. A new area rug anchors and a stunning chandelier draws attention to the space. An mirrored buffet provides storage and is accented by a gorgeous new mirror, lamp and accessories. Built in 1768 for a Revolutionary War sea captain, this home’s storybook charm and history were preserved in 1991 when North Shore Boston interior designer Pat Finn-Marten’s brothers, Finn Brothers Construction were planning a subdivision in Beverly Farms, MA. At that time, the house stood right where they needed to build a road for their cul-de-sac development. So, they moved it up the hill about 300 feet. When Pat stopped by to see how things were progressing with the development she saw it as the perfect future home for her and Martens. They were married in a nearby church and had the wedding reception at their house. Over a period of time, Pat took on the task, which was really a labor of love, renovating the house and fitting it with modern day amenities including a gut renovation and new kitchen. Our new project. To implement it, we were invited by the company in San Francisco. We had a very difficult task to do. The building in which we had to install sound-absorbing panels has a historical and architectural value, and the main thing was not to harm anything. And at the moment the building is used by the federal government, so that the work had to be carried out quickly and quietly, not to disturb the employees working in the building. We have carefully selected materials, so that the shade of color on the wall would be completely coincided with shade of the fabric set. In the choice, we stopped at a specially made for this purpose CLIPSO sound-absorbing fabric. This material is better than any other for this kind of work: 1) Clipso Sound Proof is specially designed for sound absorption. 2) This material is made of synthetic fabric impregnated with polyurethane, it is ready to cope with significant operational loads in public buildings. 3) The texture of the material looks like a canvas, which creates an additional atmosphere of comfort and harmony with every interior of the premises where we have installed it. In the base, behind the CLIPSO fabric, we have installed an additional layer of sound-absorbing material. This combination has increased the sound absorption to a factor of 1.0 (100%). All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems. Then install the mounting profile in the places told by the architects,mount a layer of sound-absorbing material and sound-absorbing fabric CLIPSO. Then, it was necessary to put back all dismantled equipment. With this task we coped.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. James Yochum
