Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. In order for Lagois Design-Build-Renovate to accomplish this, we had to take a holistic approach, renovating a home for today while creating a home for the future. Insulation, windows, mechanical systems, and ventilation upgrades are for the most part simple to accomplish. The biggest challenge was creating an air-tight build with the existing envelope. A Net Zero home is a home that can generate as much energy as it is going to consume, typically meaning little-to-no expenses for utilities for the homeowner. While this is fantastic, the true value is the comfort created in the home.

The existing kitchen wasn’t cutting it anymore. The homeowners designed and built this home about 20 years ago, but since then, their taste and needs changed. The outdated finishes felt outdated. There weren’t enough work areas. Some counterspace stations were just awkward due to the layout. Adjoining spaces around the kitchen were also in need of an update, but it was decided that the kitchen would undergo a transformation first. Design Objectives -Rework the overall layout (kitchen, laundry and butler’s pantry) to have a better flow and utilize the space better -Incorporate materials with wow and pizzazz to reflect the homeowner’s style -Design large work areas for cooking with two or more people at a time -Provide seating at an island in addition to table seating -Update surrounding spaces since the kitchen is open to the rest of the home Design Challenges: -Include a vast array of cooking appliances while having enough of cabinet storage -Adjacent rooms need to feel updated and flow with new Kitchen -Having multiple focal points with different materials but not have the space feel like a hodge podge -Provide different task, accent and overall lighting to brighten up space Design Solutions: -The homeowner loves to cook and wanted to maximize her abilities. We incorporated a 48” rangetop with a griddle, a single oven, steam oven, microwave drawer and 15” induction cooktop next to a 48” Galley Ideal Workstation with two faucets. In order to have room for all of these appliances, the floor plan needed to accommodate more cabinetry. Both dining room entrances were closed off and the laundry room entrance were moved to the opposite end of the wall to allow two long walls for additional cabinets. -The existing round columns throughout the first floor were outdated. To keep the architectural element of the columns, we wrapped the new columns to have a square shape with a flat panel on all four sides. Then, we painted them black (to tie in with the kitchen tops and curved hood surround) and added simple crown molding. For the flow of the space, closing up the odd corner that connected the laundry and dining room and relocating both room entrances allowed the space to actually feel larger and more continuous. --Adding the same square columns to the main dining room entrance, by the front door, also tied in the front of the house with the kitchen. -The homeowner loves unique and bold materials. The main focal point of the kitchen is definitely the custom metal hood that incorporates two finishes and is set on a Lumix quartzite full-high back and side splashes. To make this area even more pronounced, a hearth-like drywall arch encloses the space. Once your eye moves off the hood, you start to notice the mirrored refrigerator panels, high gloss island cabinets, mirrored metal backsplash tile, delicate pendant island lights and the stunning island countertop material! There is a good mix of materials that make every space shine. The blacks, golds and pewter finishes help tie everything together. -Lighting in a large kitchen is important. This space, besides getting a lot of natural light, needed lots of additional lighting due to the dark finishes. For overall lighting we have plenty of can lights in addition to lighting at the tops of the wall cabinets (that shine on the ceiling), undercabinet task lighting to make the tops sparkle and provide abundant lighting while prepping, pendant accent lighting over the island and a fandolier to add a little sparkle over the pub table. An energetic climber, nutritionist, pathologist, doctor and full time awesome human approached us for her third project under the Imbue label. We were beside ourselves and ready for the task of creating her permanent retreat. Being a professional busybody, the focus of the project was to disconnect, relax and recover. The home's soft corners immediately draw you into the womb of the dwelling; a sunken social room with a mind expanding canyon view. The secondary function of the refuge was to house dear friends and acquaintances of the vertical realm. The home is a great example of altruistic architecture. Clients came to us early on during their home-buying phase. They had to decide between a brand-new condo only needing some additional cabinetry and an older condo needing everything, but with a much better view. Once they learned we also offer GC services, and one company could do it all, they decided to purchase the older unit and make it their own. Brand new over-sized porcelain floor tile, imported from Italy and to look like wood, set the standard. The clients who love to travel have a very eclectic style, and it was fun to bring in a splash of color into the cabinetry to bring it all together. While shopping for the tile, the client spotted a wall-paper made in Italy, which was the perfect find for the back wall of the powder bath. The LEICHT cabinets vary from high-gloss SIRIUS CONTINO in the kitchen, the MINERA matt finish in the office and the TOPOS real veneer front for the master bath. Countertops are white quartz through-out for continuity. The challenge here was that we started this remodel right when the pandemic happened, and being such a huge project, it was all consuming. But somehow we were allowed in the building, sometimes one person or one trade at a time, and we were able to finish this project on-time, even with several change-orders.

While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. Details below of a restorative clean and seal that I recently completed on a Quarry tiled hallway at a house in the small village of Riseley, North Bedfordshire. The floor was a mix of fantastic black and red tiles; however, it had lost its character after a long period without professional maintenance. My client commissioned me to strip off the old sealer from the floor and replace it, but not before providing a thorough clean, including tackling some adhesive staining and inherent grout haze. The first task involved mixing our high alkaline cleaner, known as Tile Doctor Pro-Clean, with water to form a strong solution. The solution was applied to the tiled floor and left to dwell for a short period. This dwelling time allows for the Pro-Clean to seep into the stone to get underneath the ingrained dirt and lift it out. Pro-Clean also contains stripping properties, and thus helped to break down the old (and now ineffectual) sealer. After completing this initial clean I rinsed the floor using a standard mop and bucket method. With the old sealer removed, it became evident that there was also plaster residue marking the tiles, as well as inherent grout haze on the surface of the tile probably from the original installation. To tack these problems I used Tile Doctor Grout Clean-Up, which is an acid-based cleaner that dissolves the adhesive and the grout. Being an acid you have to be careful and ensure the floor is rinsed thoroughly after use and if you’re considering using this product yourself read the label and make sure you use the right protective equipment. After the floor was thoroughly rinsed with water it was dried as much as possible using a wet vacuum which literally sucks the water off the floor. The floor was then left to dry for four days, with the help of several air movers. By the time I returned to the house, the floor was completely dry and ready to take the seal. I opted to use a combination of sealers, including one coat of our colour enhancing, impregnating sealer, known as Colour Grow, followed by three coats of Tile Doctor Seal & Go to provide a truly robust and aesthetically pleasing surface seal.
