The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Our task was converting a old and dated part time ski house into a full time updated home for our clients who decided to move out of the city and into the gorgeous landscape of the mad river valley. We removed all the dark shiplap wood walls and re insulated, re wired and sheet rocked all the walls to brighten everything up. A new kitchen, master bedroom addition,deck, bathrooms, flooring doors and trim to name a few items helped breath new life into this home.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. This has been such a fun project! The client purchased an attractive mid-century modern home in Fairfax and immediately contacted us to assist her with the design of the home. She wanted assistance creating a comfortable, contemporary, relaxing space for her, her husband and pups to enjoy. The biggest challenge we faced was the sunken living room with it's not so well built built-in benches and outdated fireplace. We quickly set out to give her the space she was dreaming of. For the sunken living room we had the benches and had new linoleum plank flooring installed (ideal for older pups). We had a custom area rug created for times when she wanted to entertain or to feel a softer under footing. We designed custom sectional benches in a soft, velvety grey fabric and added accent pillows in pops of orange, gold and blue. The fireplace received a facelift. We added a stunning stone veneer over the outdated brick. To tall accent lamps and a beautiful new chandelier add ambient and task lighting to the space. In the living room we created a comfortable and stylish entertaining area with a new sofa, two accent chairs and custom designed, custom made chaise lounge, ideal for late afternoon reading and naps by the window. A neutral foundation of grey and taupe sets of the pops of turquoise in the accent pillows and banding on the custom made draperies. New top down/bottom up woven wood shades add texture and allow for natural light and privacy at the same time. A modern acrylic ceiling fan is both functional and incredibly eye-catching. In the dining room we recycled the customers sturdy dining table, giving it new life with semi-gloss paint. New upholstered dining chairs finish off the comfortable space. A new area rug anchors and a stunning chandelier draws attention to the space. An mirrored buffet provides storage and is accented by a gorgeous new mirror, lamp and accessories. An energetic climber, nutritionist, pathologist, doctor and full time awesome human approached us for her third project under the Imbue label. We were beside ourselves and ready for the task of creating her permanent retreat. Being a professional busybody, the focus of the project was to disconnect, relax and recover. The home's soft corners immediately draw you into the womb of the dwelling; a sunken social room with a mind expanding canyon view. The secondary function of the refuge was to house dear friends and acquaintances of the vertical realm. The home is a great example of altruistic architecture. It’s fairly common for owners of older properties – especially houses those that are over 100 years old or more – to find original Victorian tiled flooring hidden underneath carpet. It can wait years for the tiles to be discovered, by which time they have amassed huge amounts of dirt and dust. Such was the case at this property in Bridlington, a Yorkshire town through which a stream known as the ‘Gypsey Race’ runs, before emptying in the North Sea at the Bridlington Harbour. Interestingly enough, folklore says that when the stream is flowing, bad fortune is at hand. The stream must not have been running on the day that we restored this Victorian hallway, as we managed to achieve some truly fantastic results!! The hallway had been severely dulled after going years without professional care. We set about giving it the thorough clean and fresh seal that I’d des partly needed. Here’s how we did it. Our first task was to remove any old, no longer effectual sealer. We did this by liberally applying a strong dilution of our alkaline-based Tile a Doctor Pro Clean, which doubles as a reliable cleaner and a stripper capable of stripping away old sealer. The product was worked into the tiles using a black stripping pad fitted to a 17″ rotary machine, and the process was repeated three times. I noticed that there was still some stubborn dirt and old sealer around the edges of the hallway, so I used some of our handheld diamond encrusted burnishing blocks to grind it away. To finish the cleaning process, we washed the floor with Tile Doctor pH Neutral Tile Cleaner, leaving it fresh and ready to be sealed once left to dry overnight. Upon our return to the property the next day, we ran some quick tests to check for any excess moisture (even a small amount could have damaged the performance of the new sealer). Once satisfied with the the condition of the floor, we proceeded to see it with an impregnating sealer, meaning a sealer that penetrates into the pores of the tile to fill them and therefore prevent trapped dirt and ingrained stains. Our impregnating sealer, Tile Doctor Colour Grow, has the added benefit of being colour intensifying, which really highlights the unique colourful patterns of the tiles. To give the floor a durable sheen finish, as requested by the customer, we also added a coat of Tile Doctor Seal and Go sealer. The result was a complete transformation of the condition and appearance of this great Victorian tiled hallway. 3D Preview Drawing Outdoor Kitchen Island A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. The photographs below are taken from a house in the old market town of Basingstoke which is now the largest town in Hampshire. I was asked to address a very severe case of Limescale build-up in a shower cubicle. The wall tiles were Ceramic and a shocking amount of Limescale had deposited itself on them and the shower tray over the years; the owners were going to have to replace everything if Tile Doctor could not come to the rescue! The photos below really demonstrate the extent of the problem and needless to say the Gauntlet had been laid down and I was ready for a challenge! My first task was to provide the Ceramic tiled walls with an initial clean. I did this by firstly mixing a diluted solution of the high alkaline cleaner known as Tile Doctor Pro Clean and then applying this on the tiles and leaving it to dwell for a while before scrubbing it in by hand in order to remove any surface dirt and scum. This was then washed off and I set my mind to the main task at hand: the Limescale removal. To remove the Limescale it is necessary to apply an acidic product. However, there is an issue for homeowners that most products readily available on the market come in a liquid form, which of course simply drips down the tile, and therefore does not work to the best of its abilities. Fortunately, Tile Doctor recently launched a new product by the name of Acid Gel. Since it’s in a gel form it stays put on the surface and does not evaporate or dry out too quickly. This allows it time to break down the Limescale and other difficult stains. Acid Gel was thus applied to the affected areas and left to dwell for a short while. I then scrubbed it deeply into the tile and grout lines, and follow up with an application of steam to tackle the stubborn areas and help the Acid Gel to tackle the Limescale. The results were absolutely fantastic, and even the shower tray – which was in a very poor state indeed – came up very clean. Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Now both retired and their family well established, it was time to invest in themselves and modernize their home into one that aligns with today’s goals as well as the future. A home that adapts with their life, a forever home. Our clients’ goals included creating a home that was functional, comfortable, and accessible while integrating the indoor/outdoor environments. Overall, the existing layout functioned well, but each area in the home had specific design goals to allow them to stay living in the home for years to come. Reimagining the arrangements of interior walls and removing sunken rooms accomplished single-level living that was accessible, comfortable, functional and cohesive. A more spacious and efficient kitchen and ensuite layout, wider interior doors, and expansive windows are just a few of the design elements that were incorporated to accomplish accessible living for aging in place. Expansive windows accomplished integrating the indoor with the outdoors while promoting natural light throughout the interior spaces. While the existing home was very well built for its time, the insulation, windows, and mechanical systems were due for an upgrade to help create a more comfortable space throughout. Our goal for this project is to accomplish Ottawa’s first Net-Zero Ready Renovation. In order for Lagois Design-Build-Renovate to accomplish this, we had to take a holistic approach, renovating a home for today while creating a home for the future. Insulation, windows, mechanical systems, and ventilation upgrades are for the most part simple to accomplish. The biggest challenge was creating an air-tight build with the existing envelope. A Net Zero home is a home that can generate as much energy as it is going to consume, typically meaning little-to-no expenses for utilities for the homeowner. While this is fantastic, the true value is the comfort created in the home.

Built in 1768 for a Revolutionary War sea captain, this home’s storybook charm and history were preserved in 1991 when North Shore Boston interior designer Pat Finn-Marten’s brothers, Finn Brothers Construction were planning a subdivision in Beverly Farms, MA. At that time, the house stood right where they needed to build a road for their cul-de-sac development. So, they moved it up the hill about 300 feet. When Pat stopped by to see how things were progressing with the development she saw it as the perfect future home for her and Martens. They were married in a nearby church and had the wedding reception at their house.
